Amazing liars

New name again. Cobloc limited formerly iforhomes, Cobourg living ltd formerly Hancock and Bentley, new names same awful service. Seems to be nothing more than money grabbing, power hungry thieves in charge. Multiple name changes to escape these reviews. I was even asked to leave a positive review on their coboodle company. So I imagine all their positive reviews are fake. Wouldn’t touch any of them with a ten foot barge pole.

The worst estate agents ever AVOID!

The worst estate agents I have ever come across. AVOID AT ALL COSTS.
They tried to keep my deposit from me, claiming that it would cost £222 to clean the 1 bed, dingy flat I lived in. The flat has paint coming off the walls and mould in the shower (which they would do nothing about). They ignored all my calls and emails to find out what was happening with my deposit. Guessing they didn’t expect that I’d dispute this with the deposit scheme and win.
The management are so grossly incompetent they even booked new tenants to move into the flat at the same time I was contracted! Honestly this estate agent is run by a bunch of buffoons and I would never in my life recommend them.

Spent two years having to speak to yorkshire water about a leak in the downstairs bathroom that james ignores so your son ends up calling and breaking his thumb
They do no repairs electrics fuse box is tbat high even the bfg couldnt reach it
Dont fix saniflo toilet that leaks all over have to sleep in a bedroom next to toilet that leaks human waste
Dont send contract to sign to extend tenancy then try charge you for it
Fire alarm buzzers going off constantly day after day with noone fixing it
Electrics set up against the law
Unclean
Change bank accounts when trying to pay rent then get funny when you challenge them about it

Avoid Hancock and Bentley/ifor homes

Don't rent with Hancock and bentley/ifor homes, this is the worst service I've experienced in the 7 years of renting! They don't care about you once you sign the contract, it's hard to get help if there's a problem. They advertise a property that is not fully furnished as a "luxury" decorated, and rent it to the residents at a high price. It feels like they are desperate to raise a lot of money in a short period of time…

my Dughter is studying in Leeds university, she is using this company services . They keep coming to the property without notice , they just simply open the door and barge in , they keep conducting mentanence fo4r no reason , just simply to charge you for a service that the unit dose not need , stay away from them. Big mistake using their services

Awful Company

- They would take forever to fix any maintenance issue to the point where 80 per cent of my tenancy was spent living with the sound of a beeping alarm going on all through the day and night driving me insane
- They would lie about when things would get done and when they would complete tasks
- They would provide no information when new people would move into the flat you live so people would just turn up
- At the end of the tenancy they would not provide me with a reference throwing the security of my new tenancy into question

Avoid this company if you can.

AVOID AT ALL COSTS!!

AVOID AT ALL COSTS!!! They will leave the flat dirty from previous tenants when you move in, we had to clean ourselves upon arrival and still they have the audacity to try and keep £60pp from your deposit for "cleaning purposes" what are you even cleaning with that?

They will avoid all of your maintenance problems and treat you like children, just outright lie to you when you complain, or take ages to fix any issues: we had a broken kitchen window that wouldn't close for the whole year (a security hazard, and our kitchen was freezing during the winter months), broken furniture isn't replaced or fixed and if a lightbulb isn't working when you move in they expect you to change it.

Wifi is also extremely slow or downright unusable in some rooms. Worst tenancy experience of my life, do yourself a favor and do not rent from this negligent agency.

Don't bother with this company

I moved out of my flat with iforhomes/hancock and bentley at the end of June this year and I can say that I now know what hell is like. It's super hard to get in contact with them and when you do they offer no solution to your problems. I BEG STUDENTS LOOKING FOR FLATS/HOUSES TO AVOID IFORHOMES! Not too sure why they operate under 2 different names but I presume they're attempting to cover the bad reviews left by those who have to suffer under them.

Avoid at all costs

Avoid at all costs. I would leave zero stars if possible. The worst letting agency I have ever come across. It took them months to fix basic problems after having to constantly email and call them. I got to a stage where they would never answer my calls so I had to start using no caller ID and then they would instantly pick up. Staff are extremely unprofessional especially the senior property managers. The full agency is highly disorganised to the point where they incorrectly charged a cleaning charge to my deposit because they got the flats/deposits mixed up.

Most stressful part of my life

Someone got murdered in the block down from mine, yet our broken block door was never fixed. I often watched the manager of the building opposite us hand painting the bin stores and hanging wreaths for Christmas, taking out the bins every week and even doing DIY. Meanwhile, our bins were routinely torn to shreds by either animals or people and nothing was ever done, other than building a bin store which inevitably had its door ripped off when people forgot the code. At one point my bed broke and took about 3 months to replace, forcing me to sleep on the living room floor. At another, I started receiving discretionary housing payments and iforhomes failed to tell me when they started receiving them, so I paid them rent on top of it and only found out when I chased up my claim. This led to confusion over how much rent I owed them, and then about 7 months of me simply asking "how much exactly do I owe?" and them point blank refusing to tell me. Our bathroom sink started draining straight onto the floor and it took about a week for anyone to come and fix it. The toilet leaked constantly from the back. The smoke alarm in the hallway ran out of battery and beeped incessantly for so long without being fixed a neighbour ripped it out of the ceiling.
Every time I have spoken with them, I have felt like they see me as below them. The attitude that their tenants owe them perfection whilst they charge ridiculous rent for awful properties is astonishing.

Horrible

Horrible, the worst experience of my whole time spent in Leeds throughout 3 years. They will lie to you, they won't fix nothing, and at the end of the tenancy they will try to charge you for fabricated stuff that you are not responsible for. After over 2 months of being in dispute we finally got most of our money back, but it is still not enough to compensate the horror we had to go through for the whole year. The Wi-Fi hasn't been working since the beginning of the 2021 and it is still like that according to the current tenants

BEWARE!!

BEWARE!!! AVOID IFORHOMES EVEN IF THEIR HOUSES LOOK NICE ON PICTURES, YOU WILL REGRET IT!! As others have said - this is the worst housing agency in Leeds. The last thing James, Vicky and Isobel care about is their tenants, waiting months for any repairs, unfinished rooms (a friend didn’t have a bed for 2 months in his room), not working wi-fi when everyone was forced to work from home during lockdown, arrogant maintenance who left mess in the rooms. After moving out, they tried to claim £720 for two mattresses which were stained when we moved in.

The worst, laziest, greediest letting agency I have ever experienced.

I have just moved out after living here for 6 months and Ive never been more relived to leave a place behind. From the outside the building may look a really nice place to live but it has been looked after terribly which is a shame because it has so much potential. There are serious problems with damp and mould in most of the rooms so there is always a funky smell in the air, even worse there are lots of cracks in the walls and around the flooring in the bathrooms etc meaning theres lots of silverfish nesting in the floors. If you choose to live here be prepared for most things to break and they can take anywhere between 2 weeks and 6 months to either fix or replace them. During my tenancy Ive been without a working oven for three months, my flatmate had to sleep on a broken bed for 6 months despite many calls and emails, I had to move out for two weeks because the batteries in my fire alarm needed changing and I couldn't sleep with the noise until someone eventually came to change them and we had to live in complete darkness for three weeks while we waited for them to fix our lights! There was even a leak in the building once which they are supposed to deal with immediately but it took them two months to fix that (many more examples too). Most of the radiators don't work or are very temperamental so expect to freeze every now and again in the winter, the wifi is also temperamental. The walls are thin and the floors are especially thin so even someone walking around the floor above you is loud enough to wake you up at night. They don't care who they let the rooms out to or put any consideration as to who tenants would be comfortable living with, so you could be an 18 year old girl and come home from uni one day to find a 45 year old man in your kitchen or six international students who hardly speak english. They rarely answer calls or emails (unless you call from a different number then they will pick up straight away) but will bombard you with calls or emails when they forget what contract you're on or when you're moving out or want to charge you for one of the many things that is broken. Lastly and the one that I found the worst is that there are flat viewings at least twice a week and they wont tell you the time or whether they will be coming into your room which I personally found very stressful when trying to work from home or being in bed in the morning and hearing an unexpected knock on the door with three people outside wanting to look around your room. Overall the building kind of feels like a prison, its depressive, dark and cold and everyone who lives here is miserable and hates it. The people who work at iforhomes really seem to not care about the building or the tenants at all. For your own mental health I would advise living somewhere else, as it can be very stressful, however if you do choose to live here make sure you find out what your flatmates are paying as you will probably find they will try and charge you more than other people living in the same flat as you for the same services. Also make sure you take photos of the state of everything when you move in and read your contract carefully as they will at some point try and charge you for something they're not allowed to. Also make sure you contact the deposit protection company when you leave or you wont see your deposit again - im sure iforhomes try to get away with not returning it for as long as possible so you are unable to dispute whatever they try and charge you (e.g. cleaning which they are not permitted to charge for in your contract).

AVOID THIS AGENCY LIKE THE PLAGUE.
My flat had a broken boiler, roof leaks, and mould the entire year which I complained about multiple times. Nothing was fixed.
They tried charging £75 for “cleaning”. I thoroughly cleaned EVERYTHING when I moved out and there’s absolutely zero chance that flat needed £75 worth of cleaning.
When I tried to sort the deposit issue they ignored my five emails and brushed me off when I visited the office three times.
They are now trying to charge us for gas and water bills despite us having written evidence that they told us those bills were included in the price of our rent.
DO NOT rent with this place.

Worst than a nightmare

I give a star because I can not give less. This is the worst agency in the world. We have been with them for more than four years and it is becoming more and more difficult for us to deal with any kind of problems. It took us a year and a half to have the floor changed after a small flood, and with the uni parquet floor you can get an idea of ​​how it is after all this time. After millions of calls and emails, we got them to come to see the floor and to take measures to change it, five months have passed and nothing. But they called us to try to raise our rent, and with the threat that if they change the floor they would raise our rent, about 400 pounds more after asking once more about the floor. And to top it all, our refrigerator breaks and we have been waiting two days for them to tell us when they come to bring us a new one, taking into account that we have an 18-month-old baby and I am 32 weeks pregnant. This is worse than a nightmare, so do not rent with them, there are many more agencies with professionals who provide good service.

Terrible communication, the one staff that actually answer is rude and barely reply, when she finally replies she just being sarcastic and tell you to be patient and give false promises.

Just don’t rent from here unless you planning to fix everything by yourself

Awful agent

Awful agent. Do not provide with wifi. This year everything is online and they still failed to provide us with wifi for most of the period. Ignoring calls and emails, being sarcastic whenever they reply. Will have a very tough time having them as agents so please do your research and reconsider before booking with them. Everyone is frustrated in our block, 5 different houses do not have wifi, experience leakages and even have one room that is unfinished BUT STILL INCLUDED IN THE RENT.

Worst year of my life!

I only gave them 1 star because I couldn’t give them 0. I read the reviews before I signed the contract and just thought to myself, that’s other people’s experience maybe it won’t be the same with me. I was very wrong.

They are very unprofessional. They do not answer emails or calls you actually have to nag for just a reply. It was the worst year of my life! The house was so shambles to the point that it was affecting our health and they actually did not care. The attitude they have is just ridiculous. Honestly don’t make the same mistakes that I did.
