Vijay is the man

I had somewhat of an emergency and thankfully Vijay is very fast at returning emails and completed my requested task ahead of time which will make a huge difference for me.
Best property manager so far in 6 years iv been a tennant.

Going the extra mile!

I am not a tenant or landlord, but a neighbour of a property let by John Shepherd. There was an issue with a piece of broken furniture in which could be heard in my property, creating an awful consistent noise. This had been a long standing issue in which the previous lettings agent did not consider part of their remit, and were quite unhelpful. When I heard the property was now managed by John Shepherd, I called and spoke to Caitlin, Property Manager. She was extremely helpful, sorted the issue within a week and kept in contact with me throughout. It is rare that we give positive feedback and I believe we are all judged on how things are managed when things go wrong, which is why I am leaving this review. Thanks for your help, much appreciated.

They are lack of accountability!!!!

I am utterly appalled by the unprofessional conduct and lack of accountability displayed by Centrick (now acquired by John Shepherds). Despite my repeated efforts to resolve an issue caused by their own incompetence, they have chosen to shift the blame onto me, the tenant.

Their delays and constant stream of excuses have left me in an untenable situation. Due to their failure in handling basic tenancy renewal procedures and basic obligations, I was essentially forced to remain in my property beyond the intended lease period, waiting for them to rectify their own mistakes and they were still saying it is okay and I do not need to worry. But you know what, they secretly put the extra cost on my account! After reaching out to them regarding the additional rental charges several times, they have not only failed to rectify the situation but have also threatened to deduct payments from my deposit now, showing a complete disregard for their responsibilities as property managers.

Their refusal to acknowledge their mistakes and instead burden the tenant with unjust financial consequences is utterly unacceptable. It is clear that their priority lies not in providing quality service but in squeezing every penny out of their tenants.

Avoid John Shepherd (Centrick) at all COST!!! Their lack of professionalism and blatant disregard for tenant welfare make them wholly unfit to manage any property.

Prompt, efficient and polite

Need help to unwind contract

Dear all,

I need help. If anyone has any advice please feel free to leave your comments.

Since moving in three weeks ago, I have discovered that 1. the main door was difficult to open and close, 2. one of the light was damaged (not bulb), 3. the bed mattress was damaged, 4. the carpet was full of dust with dark spots, 5. one of chair was broken, 6. wardrobe has big whole which is also broke, 7.the toilet is smelly.

I’ve waited for two weeks to get fixing, but nothing changes until now. I want to unwind contract and deposit back because when discussing the property agent stated [that it is well-furnished with professional cleanness with professional inspection].

I signed the tenancy agreement on the basis of the misleading information I was given.

However, agent didn’t agree to unwind (even no apology), and I’m still waiting agent to provide landlord’s detail.

Except property ombudsman(I’ve submitted), anything else I can to to report this fraud?

My friend and I had finalized one of their properties recently and Mr. Quentin Lee was the agent who helped us with it. He made the whole process really smooth and simple for us. He was quick with his email responses when we raised queries, even during out of office hours. He was humble and patient throughout the whole time. Highly recommended the agency and Mr. Lee!

Quentin Lee from John Shepherd had been very helpful since the first I contacted him, we were looking for a loft studio in Birmingham which is really popular there. Mr Lee never gives up, the properties are running out fast, after two weeks of hard work by Mr Lee we now have a sweet dream home. AVOID ABSOLUTELY HORRIFIC

Upon moving into this property as of DECEMBER 2022, the property was NOT cleaned upon my arrival and was in poor state. I actually had to purchase cleaning products to proceed with a deep cleaning of my own bedroom. Neither were the cupboards, stove, living area or any other shared kitchen facilities. So the notion that this flat was in good living condition is incorrect. I left the flat in a better condition than I found it in. The walls were already in poor condition upon my arrival also. They were discoloured and had fine cracks in them, evident as standard wear and tear, which is not tenant responsibility. I have inflicted no physical damage on any walls within my short stay at the accommodation. The floors were a huge thing I complained about upon moving into the property and they were ALSO in poor condition upon moving in. I also complained to this to the John shepherd, which was ignored. I was told that the landlord found it suitable and that I shouldn’t not have signed the tenancy agreement if I was not happy with the state of the walls and carpet, which I continue to STRESS, was in extremely poor condition before moving into the property which I unfortunately did not view before i signed the lease. The lights near my room have never worked and are built into the wall, I’m not sure how I am supposed to take responsibility for THAT as it was already poorly fitted BEFORE I moved into the property and I would not know how to change them. I never touched them. The state of the bathroom is of wear and tear, no physical damage inflicted in any such way. The bed, also in poor condition upon moving into the property. The flooring of the kitchen was always scuffed up and in poor condition prior to me moving in. I accept blame for one of the TWO living room chairs I met during my whole time at the tenancy (there were never 4). I weakened one leg as I used it to stand on top of the electricity box to reset the meter. But not to the amount I am being requested to pay for a singular chair. I’d like to see a receipt for the same chair, in order to replace, or paying for one at a reasonable price. I remind you I had been living there for six months only. Many of the problems the landlord is requesting me to fix were there BEFORE I moved in which is unnaceptable. I complained to my flatmate, as seen in the attached messages (same number can be found on the system) on my MOVE IN DATE on the poor quality of the house and he even offered to clean it as nobody in John shepherd had bothered to arrange a cleaning. Repost as my review was deleted and I will keep reposting and checking. Rajak Ali and the rest are horrifically negligent and cold

Professional Letting expertise

We received excellent (and honest) advice from Michael Nabarro who guided us through all the steps, timings and paperwork required to let our property. Michael remained in contact throughout the whole process, including the first month of letting. Michael’s friendly and professional advice was a key factor in our of Letting Agent.

I Don't recommend

Went through the whole painful process of renting an apartment through John Shepherd and goodlord and did everything that was required and paid the fees and got the keys to the flat and checked in today only to find so many small issues that has not been taken care of and so many things needs to be fixed even though they had all this time to take care of it and clean it probably!!

They came in and fixed what needed to be fixed
also I want to mention that agent Meghan was helpful though out the process
