I’ve worked with Lamb & Co before, but on this particular sale I’ve gotta say they went above and beyond to get my property marketed and sold. Always on hand to answer any questions for myself and the buyers…. Very happy with the level of service they gave throughout. Couldn’t be happier…!!!

Jordan pictured the property beautifully, the staff were super efficient at booking in viewings & worked around our young family - it was sold within a few days of being marketed.
Caitlin went above & beyond her job role to make up for our lacking conveyancer. Her communication and forward thinking really helped progress the sale & reduce our stress and anxiety.

I would recommend Lamb & Co to anyone and wouldn’t hesitate to use them again.

Lamb & co are the best in Clacton. Nothing is too much trouble! They sold my house within 3 days of putting it on the market and every time i have needed them to answer any questions they’ve done it quickly & efficiently.

This is 2nd time i have had lamb & co sell my house and I wouldn’t choose any other estate agents!

The most genuine, kind and caring estate agents I’ve ever had any experience with! The way they treat us tenants is miles above and better than the way we’ve been treated by other estate agents and we’re so super grateful !!
Any issues we have have been sorted insanely fast and to a great standard and we haven’t ever been made to feel like we’re in the wrong for asking for things to be sorted.

Not everyone rang you back when they said they would, other than that a good service.

If your looking to move then these are the people to help you. Great team thru and thru. Most helpful and great attitude all round. Could not fault them at any stage. 10/10.

Lamb & Co are pretty good at getting viewings of your house if you sell through them and we did sell fairly quick but the market is currently very buoyant. They are active on social media which is a good addition to Rightmove etc as a lot of people now use Instagram for property.The photos they take are very good quality and they also use a drone.
The negatives points we felt were that more attention was paid to the buyer than the seller and once we had sold communication wasnt great.

After being let down on a property I was in search for home to rent. I finally rang Lamb & co to see if they had a large 4/5 house to rent and after a few seconds Harry said he might have a property just down the road to where I’m living now, he asked if he could ring me back in a couple of minutes, I wasn’t holding out for a phone call back as all the other agents I rang ( and I mean there was a lot) hadn’t got back to me with anything, then The phone rang and it was Harry calling me back as promised and he had said he has a property for me to view. After viewing the property I immediately wanted it and Harry mad it happen. Literally a two day turnaround from me seeing the property and it being mine to rent. I’ve also had dealings with coral and can honestly say the team at Lamb & co are great, honest, Quick and reliable. I would 100% recommend them if your looking for all these things in a team. 5* from me. Thanks again lamb & co.

After an initial issue which was dealt with quickly and professionally, we had a very good service throughout. All the staff were friendly and helpful, and kept us informed of situations as they arose. I would definitely recommend them, and use their services should we ever need them.

I would highly recommend Lamb & Co, especially the sales progressor Caitlin, despite me calling her everyday, annoying her, she was such a humble person, she dealt with everything so patiently. She explained everything to me step by step through out my purchase. Scott was fantastic. He helped us through a very complicated transaction and kept his finger on the pulse the whole time in order to get everything sorted. His help was invaluable and we cannot recommend Scott of Lamb and Co enough. In fact everyone we spoke to was helpful, courteous and always friendly.
