Ilton, somerset

Been in our Larkfleet Home for 6 months and we do love the location and our neighbours are great, however Larkfleet themselves are slow to rectify any issues that require a tradesman from their team. If it's a third party then they do come out to rectify issues as the company arranges with you directly so negating Larkfleet involvement, like our UPVC windows. If we have to rely on the on site trade team then you have to continually chase them. The Site Manager makes false promises that a team will turn up, they dont. We have a stair case coming away from our wall, poor finishing across the house, mastic is used to fill everything and anything, fence placed in the wrong position and had to be moved, after we had landscaped our garden, our drains have been blocked due to bricks blocking the flow of water resulting in sewerage coming up to our ensuite shower. 4 hours later we had the problem resolved. Had to pay £160 up front for landscaping of the estate, which is now full of weeds. Road into the estate is a mess. Really poor after care, feels like they take your money and slowly do snaghing so eventually they will be off site and then nothing will be done and we will be left to sort out the mess that larkfleet should be rectifying.

You have to live in a Larkfleet home to…

You have to live in a Larkfleet home to really appreciate how badly designed and built these properties are. I am sitting in a Larkfleet home with condensation dripping on the inside of the double glazing, and its not even that cold outside. Sloping floors, no electric points on the kitchen work surface, light switches in strange places, a poor quality boiler in the living room, a toilet so cramped you can't sit on it properly, doors that open onto each other, no space to store anything, a dangerous loft door and a leaking roof that isn't properly felted are just some of the problems that make living here a misery. Don't go anywhere near them.

Absolute disgrace of a company, utterly disgusting

Absolute disgrace of a company, they don't follow British Standards and will do absolutely everything they can to get out of completing works. For over TWO years I have had a property that I can't even sell due to the property not being finished to a compliant standard! They have ruined the last two years of my life and there is still no end in sight. The property I brought from them cant be sold due to too many serious and major defects that they have just left to get worse and worse. Larkfleet Homes has ruined my life and only care about lining the pockets of the owners Karl and Helen Hicks, who are greedy money-grabbing con artist scum bags. Do not believe the fake reviews saying that they are not that bad, or they have been excellent as I know for a fact they make fake reviews. If you don't want to waste your money, time or life DO NOT BUY FROM LARKFLEET HOMES!

I moved in 2mths after I was told I…

I moved in 2mths after I was told I would.
The finish in the house is disgustingly poor.
There is no customer care, head office never ever gets back to you. I have written to the MD received no response. Emailed in, called in and no one has ever gotten back to me.
Buying this house as ruined the last 4mths of my life. I’m sleepy deprived and tired of having to fight to get anything done, it shouldn’t be this hard to get people to do their jobs and for me to get what I paid for....a finished house.
I believe they are making it so hard so I give up and except the substandard workmanship that is everywhere I look.
I have been in for over 6 weeks still don’t have a water tight bathroom. I paid £500 for a floor that has permanently been damaged. Plus a list of another 60 things.
Just watched water pour through my closes and l locked Juliet balcony. Don’t but a house from this terrible company.

Property in Ilton Somerset

I recently bought a property in Ilton Somerset and the service was friendly and seemed like i would be buying a lovely home.

Then Lark fleet began to push me and and pull me around with moving in dates. On the day of the move they had forgotten about it and nobody was available to give me keys. Problems with the house i had previously picked up and promised would be rectified had not been done, however the the builders had made an attempt to hide this from me. Patio door seal just hanging off, front door the peep hole, was just a hole in the door meaning if it rained it would come in, Dent in my Kitchen Tap, upstairs in my bedroom the built in cupboard door does not shut as the handle is in the wrong place, answer to this problem was to take the handle off and leave on my windowsill if that is what a skilled tradesman considers the solution then perhaps i should be in the trade. One of my bedroom doors does not shut so constantly banging when i have a window open, which at night during the summer i do, i suppose one could consider this sound therapeutic. Downstairs toilet not flushing properly which is unsanitary so the upstairs toilet is the only one i can safely use. All things Larkfleet said they would fix prior and then changed their mind and said you will have to wait till the 14 day inspection which has surprisingly come and gone and my toilet does not work, my door bangs and my handle is still in the window, is a door handle such a specialist item. i was also promised a shed and this was on my plans, i have since been told this wont be happening.

It feels that Larkfleet were happy to take my money but the follow up with the services promised they are not bothered about.

Love my new home

Love my new home. My experience from start to finish has been wonderful. Had a couple of issues arise but they were rectified quickly. Friendly staff, great designs of homes, nothing was to much trouble for all the staff!

Yeah im in the ilton houses and its a…

Yeah im in the ilton houses and its a shock to the system problems after problems. More tarmac in the drains than on the roads all toilets blocked throughout street. More issues throughout and gardens are unusable with serious work needed. They dont but your fence up where your boundary is they put it were its easier for them. I was i am missing 5ms by 8ms in my garden because of a slight ditch they wouldn't walk over. Mo snags get done untill you hound them

So far, so good

We recently moved into a Larkfleet home, and so far we are really really pleased with the house and the aftercare! I was so nervous buying a house after reading the awful reviews online, but as yet we have no complaints! We had our first 14 day snagging done, and most things that were raised have been fixed within 2 weeks and in that time we had a couple more issues pop up and that were fixed the next working day. Simon the site manager has been great, he keeps us up to date constantly and he also pointed out a few things on the snagging that we hadn't even noticed. Also the customer care team have been great.

If I could give 0 out of 5 stars i…

If I could give 0 out of 5 stars i really would. They do not deserve 1 star. Poor quality builds, no cleaning and no thought to their work or finish at all. Still waiting for snagging to be done and refusing to even fix their shoddy work. We have no working extractor fan in the bathroom which is illegal and a front door that barely opens and shuts. This is after our moving date got delayed as they brought front doors that did not lock!! What kind of builders do that? Still waiting months on. Oh and they never fitted the pipe under the sink causing all the water to leak into the cupboard.
Do not want to take any responsibility and no compensation although I've been waiting 5 months later then schedule. Never buy from these builders!

Do not buy.

Poor communication regarding completion dates and a delay in completion meaning our mortgage ran out twice - we were very lucky to have a good mortgage broker to help us or we would have ended up with a house and no mortgage. The house was absolutely disgusting on completion; it hadn’t been cleaned and nails were sticking out of the floorboards. Customer service has been absolutely shocking. We paid for extras that we didn’t receive and had to wait almost 9 months for. 2 years on and we still have incomplete snagging - we have been chasing “customer care” for months but the person in charge seems to change so there is NO consistency. Would not recommend buying a larkfleet home.. I’m just thankful that this is our first home and we will upsize and move in the future. I feel sorry for anyone who bought their “forever home” with Larkfleet. Absolute cowboy builders.

no Customer service - do not use

Although our house was completed on time, Larkfleet’s customer service following completion has been extremely poor. There is never any one who can help you when calling customer service, they take your number and you never receive a call back. We moved in over two years ago and are still waiting for all our snags to be finished. I would not recommend using this house builder, they lose all interest once the money has gone through.

Personally not affected much but not great

Personally not affected much, but the house like all new builds has had corners cut. Overall I'm pleased with the house, but the upkeep of the area and the ability to finish is poor. Roads and paths left unfinished and the play area promised and green area is still a builders site dump ground and noone at larkfleet seems to care about it. The residents who have this outside their window must be spitting feathers. Sort it out larkfleet!

AVOID AT ALL COSTS

Build is of the poorest quality. Customer service is beyond appalling and the worst I have ever had to deal with. You can only escalate into director level however they don’t take ownership or even acknowledge you. Helen Hicks and Karl Hicks who are MD and CEO should be ashamed of yourselves.

Dreadful aftercare service using…

Dreadful aftercare service using unreliable, unprofessional rogue traders who do not turn up, call back or answer your call. AVOID THIS DEVELOPER and buy from a more reliable, honest company that know how to offer a service, provide a decent level of aftercare and value their customers.

Build quality rubbish, after care and customer service rubbish. Two years after finishing the last house on the estate and nearly one year after an official letter stating it would be finished within 10 weeks, our communal areas are a mess.

Never buy a property from Larkfleet…

Never buy a property from Larkfleet Homes. The build quality and finish is appalling. Aftercare and customer services exists in name only. Their developments are a complete shambles and never get finished which negatively affects property prices. The owners manage customer complaints through the use of legal non disclosure “agreements” (gagging orders).
