We’ve bought on Earlsbrook in Delamere. Sick and tired of one thing after another. This company is terrible. I look at each of their empty replies and notice there is no sense of action. Simply acknowledging the poor reviews isn’t acceptable. Do something about the dangerous crumbling roads. Do something about all those tenants abusing the social housing with parking their many vehicles across the pavements and blocking the roads and leaving rubbish strewn across their gardens. How a number of these people are qualifying when so many are in need is beyond me. Do something about those selling and using drugs. Do something about the rubbish buildings. Stop ripping people off. Have some shame. Have some decency. Get things sorted.

Very dubious company
Laurus Homes was simply a selling name for London and Quadrant. Laurus has been dissolved.
Laurus Homes features on branding but if you are unfortunate enough to buy you will see on your TP1 form the seller is actually London and Quadrant, possibly in partnership with Trafford Housing, which has also been dissolved.
If you go on Company’s House, you will see neither Laurus or Trafford exist any more, and yet London and Quadrant use all the branding. Why?
Yet another suspicious practice. Like using building companies, who are so evidently not up to the job, to build their houses. Like Lane End. Which also went bust.
I’d be very interested to see if the people leaving these 5 star reviews stand by them when they’ve lived in their property for a few months.
This company, under whichever name, is the worst company I have ever experienced. Incompetence, lack of knowledge, lack of training and lack of care is standard. Even when they are faced with unquestionable proof of their awful building or behaviour, they try to deny it.
If you are buying, get a full structural survey before you sign or hand over money. If it’s off plan, wait until some are constructed and study them very closely. If you’ve bought, get a professional snagging survey. If you’ve got any issues stay on at them because they’ll try to make you feel like you’re mad. You’re not.
I honestly can’t find a redeeming feature about this company. I bought for location, but is it worth it? Not at all.

Moving to Whalley Manor
We have just moved in to our new bungalow on Whalley Manor, and are very pleased with the standard of build and finish. It is meeting all of our expectations.
For us, the buying process has been quite long. We expressed an interest in buying before the property was built. We have been well supported, first by Toni and then by Emily. Both have been very professional, and extremely helpful during the process. Any issues have always been dealt with competently. Thanks to all involved.

Very very poor service
Poor service from Laurus and their finance company partner Metro. Went for a shared ownership property purchase, process was longer than needed due to metro and laurus not communicating with each other or me. When they got to the final stage they realised they hadnt done things correctly which then moved the goal posts for me and left e with a 1.5 day deadline to re budget for something i had not countered for. Now have to start all over again elsewhere as i can't give my time and money to companies like this. No acceptance from them either just argumentative sales people not taking responsibility

Strawberry Fields
Be really careful if visiting Strawberry Fields in Chorley. They've employed a very dodgy parking contractor. Almost impossible to park there if you want to look round the estate. Got a ticket and the parking contractor are impossible to deal with. Don't even think of buying a house here if you want guests round...it's going to get expensive for them!!

Great service and well designed house and street layout
We have had great service and support throughout the process from Esther and her team. Esther has been warm and welcoming as well as highly knowledgable and professional throughout the process from first viewing to the exciting completion and keys day. Our home is everything we could have wanted in a new build and more. It has plenty of features and character externally for us to add our own interior decorating flourish to as we settle in. Beautifully appointed home on a generous plot for the kids, and that money-can’t-buy feature? A lovely neighbourhood with friendly families. The street layout is perfect for the children to be safe when we step out for family walks in the local area. The landscaping of the surrounding street and retention of mature oak trees gives such character and charm to the development.

Earlsbrook - Scandalous
I am lucky I haven't bought a home on the Earlsbrook site at Delamere but I am a resident on station road who is impacted by this incompetent company. The site sits below the water table and they have a pump working 24 hours a day to pump sewage up, yes up to the drains. The pump has broken and initially we had raw sewage spurting out of the drain in station road . We now have tractors with slurry tank trailers collecting the waste thundering down station road and dispelling it into a drain at the bottom of Eddisbury Hill. This has been going on continually for 3 days and 3 nights. This issue is only one of many major flaws that home owners are having to deal with. I would rather live in a tent than one of their homes.
Whalley Manor
Whalley Manor : This is not our first home in fact we have lived in a few homes over the years - old and new and the experience we have had here was one of the best. My partner and I were initially dealing with Toni at Whalley manor then Emily took over when Toni was moved to another site just before our completion date. I have to say the customer service from both these ladies was impeccable, Toni really made us feel special and went out of her way to ensure we were dealt with in a timely manor and had all the information we wanted and needed, her communication was excellent always keeping us informed every step of the way. The after care from Emily and the site team has been first class , we had a snag list as expected with a new build and so far all our snags have been sorted and dealt with, Peter the site manager has been approachable and professional and communicates well with us to ensure all snags were sorted as soon as possible to suit us. We have been in our beautiful new home now for 3 months and so far haven't had any complaints. Its a beautiful site and we would definitely recommend.

First time buyer with a fantastic first time experience
As a first time buyer, I was green and naive to this field.
However, Laurus were fantastic in their support, advice and their hands on approach to ensuring that I was given the support and help necessary. The result: having joint-ownership of a three bedroom house.
In particular my thanks goes to a staff member named Toni. Her energy, tenacity and confidence to provide the best service possible and keep my family in the loop regarding any developments was vital.

Our experience with the sales process…
Our experience with the sales process has been pretty faultless. Sales staff have been both professional and friendly. We have been informed of developments along the way, and generally made to feel like valued customers. Not all new build sales offices are as pleasurable to deal with. Emily, the sales negotiator, has been as good as her word all along and has been a pleasure to deal with. She is a real credit to the company and an example of excellent customer service. As for the house, we have bought in whalley. We are very impressed with the level and standard of fixtures and fittings. The site manager and his team have fixed a couple of snags within the first week, and the support team have been quick to respond to issues. We have bought new builds twice before, and this has without doubt been our best experience.

Houses not built as promised and site getting very council. Moving in scummers and bagheads with no amenities nearby not the place for people who need a load of support

Underhand and untrustworthy
The list of problems at Delamere goes on. Sales told barefaced lies. Customer service are awful. Dismissive or if you fight for your rights, the solution is as cheap and rubbish as the building. The company they got into bed with to build the houses has gone bust. The development has been being built for over 4 years. Can only blame covid for so much. The site is a mess. There’s no pride whatsoever and they’re moving problem families in, not what they sold to us.
Oh and Laurus/Lane End or whoever you are today, to save yourself putting a hollow meaningless reply about getting in touch, my husband and I have been in touch with you for coming on 2 years. More action less phoney responses.
