Hell

This company is a nightmare to deal with! They have no communication skills! They cant problem solve. No one takes accountability. Simply awful. I do not know how the company is still going! Do not buy a house with Laurus Homes it will be the worst experience of your life! as it is mine!

Do not buy!!!

Do not buy!!!! Laurus homes is owned by Trafford housing trust. They over price freehold properties so any unsold quickly get changed to affordable rent. Buyer beware.

Vision Site Skelmersdale
No problem with house, the finishing's and fittings could be of a better quality.
The problem is the after care!! it is impossible to expect a new occupier to be able to check all the problems within 7 days.
still waiting for many of the snags to be fixed.

Excellent Customer Service

Recently moved to the Vision Skelmersdale site. Whilst the property did/does have a small snag list, we have found the customer services to be really good and supportive in getting any issues resolved. We are really happy with our property.

New home owners

Me and my partner have recently purchased and moved into a new build property at the Vision site in Skelmersdale. From the start of the process we had a lovely woman called Heather who we could ring or email about any problems or questions we had about the whole process. It was quite daunting being as me and my partner are both first time buyers but Heather made everything so much easier for us both during these stressful few months. She was an absolute superstar and we’re so grateful we had to pleasure to do business together. Helpful, professional and nothing was too much trouble. Thank you so much Heather

No Respect for Customers

Disappointing Customer After Care
After initially being misled by Sales and the show house re fixtures and fittings on completion of my purchase I discovered the disgraceful attitude of Customer After Sales care.
The external charging point has been installed on the wrong side of my house. For me to use this I would either need to park on my neighbours driveway or trail an electric cable across the front of my house. I have spoken to the Assistant site manager on several occasions and sent email after email to Customer Service. Who just keep repeating the same response which is that it is where it is on the plan and the contractor has fulfilled their obligation and I should pay for it to be moved. So the fact that there is an obvious error doesn’t matter and this charger is not fit for purpose. Why should I pay again for something I have already paid for.

The contractor has now moved off site, taking all machinery and supplies without the development being completed. The roads still have no tarmac. There has been no explanation to the current residents as to why this has happened. Have we bought properties on a development that is not going to be completed.
This company has a very poor regard for their customers

Do not buy off laurus homes
Customer care is non existent
the senior sales person at the Laurus homes vision site Skelmersdale constantly lied to us as to what stage the build was at she has no intention of assisting buyers only interested in meeting her targets set by laurus homes
She refused to take a reservation fee unless we qualify with their preferred mortgage broker. we then found out later this becomes a conditional sale which is in breach of FCA rules and regulations, even though we already had a mortgage in principle with our own mortgage provider and she also insisted we use their preferred solicitors as well as this would speed up the buying process so she could monitor the progress of the purchase. they then move the completion date 4 times the house had not been touched since reservation usual excuses she was only interested in getting exchange of contracts within their 6 week deadline did not care if the house was going to be completed
They will then suddenly just pull your sale despite them being made aware that your mortgage offer and surveyor was delayed because of the jubilee bank holiday
Even though we have lost fees I am so glad that we are not purchasing from laurus homes after the treatment we have received and reading reviews of other customers experiences with shoddy workmanship and poorly built houses
Buyer beware do not buy from laurus home homes

My daughter is a first time buyer so…

My daughter is a first time buyer so decided to take a look at the Giants wood development, sadly we were met with the sales assistant from hell , her only concern was telling us how much work she has to do and people calling in and disturbing her. How the heck they actually manage to sell any new homes with her at the helm is beyond me , most unhelpful, however after reading all the negative reviews about Laurus she’s done us a favour, we went elsewhere.

We have now moved in and love it!!

We have now moved in and we love it. Our house is well built and we are very happy with the general standard with a small snag list that is being dealt with.
We would however agree with other residents when it comes to communication pre moving in. Laurus are poor in this area and do not engage/ respond in a timely, accurate and professional manner which definitely detracts from the overall experience of buying a new home.
This development is in a beautiful area and we are enjoying every minute now we are here. I hope Laurus take these views and opinions seriously and take action to remedy.

Just an awful company

Just an awful company. Make out there all about good causes when there just shafting good people. Low quality houses sold at top dollar. After care is like pulling teeth. No one knows what there doing. Avoid.

Get professional snagger in...

We bought a 4-bed property in Giantswood Grove, Congleton. After reading all your reviews, I must say I agree with them all – every single one. We have same issues here. Laurus Homes Customer care should rename themselves as “Customer Don’t care” to be truthful and not to mislead us any further. I also agree that the whole organisation + management is rotten (even the Board members).
We have been battling to get the “Customer Don’t care team” to work on the snags for 5 months. Truly believe this is what their SOP says: 1) Stall customers as long as possible. In the end, they either give up or forget, 2) If you have to do something, do bare minimum but leave it at least a month.
For readers who are thinking about buying a Laurus Homes (/Trafford Housing Trust or Seddon), please rethink. You are guaranteed to have endless pain and infinite battles. On day 2 (day 1 was the large transaction), we were greeted by a major flood in our dining room from the bathroom upstairs. It was too dangerous to switch lights on and the house was unhabitable. It took 2 weeks to dry the ceiling out. Is this your idea of becoming a homeowner?
For my fellow Laurus Homes victims, I’m sorry you are going through what we are going through, and we really feel your pain. The best advice I can give you is to get a professional snagger in. They cost money but they will check all the places you can’t see (such as roof, insulation, cavity wall, loft space) and give you advice on what we should be doing against the builder/ NHBC. We had over 300 snags and some were serious defects. It is important that we know as house owners the reality and how to proceed forward. The professionally prepared report (every snag is photographed with a paragraph saying why it’s a failure. If it’s not NHBC compliant, it says so too) carry more weight than us complaining. Even with this, we haven’t had everything rectified but the professional snagger will tell you “which things the builder will get away with” and which things they must correct (or escalate to NHBC). This way, we can concentrate on certain things to fight about.
I saw someone mention legal help. For very poor Customer care, you could probably take them to a small claims court. We think this is worth thinking about.

A joke!

I have had my property for three years and we are still living with serious defects to the property and no one has any urgency to sort it. Living here has effected my physics and mental health and it’s just laughable how it has been dealt with. Once they have your money they just don’t care. That’s the long and short of it. It doesn’t effect their lives so they will just push back to issues and problems over and over again. Seddon’s is as much to blame and Laurus. Would never recommend to anyone.

Shocking Customer Care - Buyers Beware

When you have the cash, they have the house but the sales person is rude, condescending, clearly in the wrong job as she is stripped of 'any' customer care skills, professionalism or knowledge. You phone her to try to progress a sale only to be talked over, rushed off the phone mid sentence after 30 seconds, never get called or emailed back so you phone head office to ask for the information, as you're unable to get it from sales - they can't help either, don't return calls or emails. You eventually speak to someone, they can't help I'm afraid - they pass it back to the sales office - the sales office then rings you back and tells you you're rude because you contacted head office? Shocking, disgusting treatment of a hard working, polite and patient family. Well we will be sacking off Laurus to buy from a decent builder. Buyers beware!

BUYER BEWARE

BUYER BEWARE! This company is completely inept.
Houses look beautiful but no end of problems. Initially when we moved in over 2 years ago now we had minor issues such as a leak which was resolved. Then covid hit and we struggled to get ANY response. Windows not sealed properly, garden flooded every time it rained, dishwasher frontage fell off, cupboard doors wonky, internal doors won't shut etc We have a leak that was reported before our warranty period was up over 2 months ago which after 2 visits is not fixed, plumber advised us not to use the bathroom and left it in a mess, meanwhile water is coming through the ceiling below and we have an unusable bathroom and they are of no assistance. On top of that we have drainage problems and despite the issue being from a shared drain which is not maintained via United Utilities (and one would assume was covered by the management charge we pay annually) we have been fobbed off yet again and told to claim via house insurance! These issues are not just related to us, there are issues development wide. If I could give them zero stars I would. DO NOT BUY FROM LAURUS HOMES!

An honest opinion

FURTHER UPDATE
THE FIRE ALARM SYSTEM DOES NOT WORK. THERE WAS A FIRE ON SUNDAY MORNING AND WE WERE UNABLE TOACTIVATE THE ALARM TO WARN OTHER RESIDENTS, THE MANUAL ACTIVATION DID NOT ACTIVATE THE ALARM. WE HAD TO EVACUATE THE BUILDING BY BANGING ON DOORS AND USING A GROUPCHAT - NO RESPONSE OR ACKNOWLEDGEMENT FROM LAURUS WHO DEFLECTED BLAME TO THE MANAGEMENT COMPANY.
ABSOLUTE NEGLIGENCE
Oh and their response to the unsecure "secure" car park - ring the police if you have problems - absolutely no mention of the fact thay have lied at point of sale.

Update DESPITE HUGE DELAYS IN BUILDING HAVING A MASSIVE FINANCIAL IMPACT ON RESIDENTS LAURUS HAVE NOW INITIATED A SIGNIFICANT RENT INCREASE 6 MONTHS IN WHILST NOT RECIFYING OR MAKING GOOD MOST SNAGS. DO NOT TOUCH THEM WITH A BARGEPOLE Please, if you are thinking of buying a Laurus Homes apartment in Hale don't just yet. Come along to Bakers Court WA15 7BP, just down the road. I would love to tell you more about our "cheap to run" apartments (which are costing iro £180 per month for a 2 bed apt where the sole occupant works all day), the secure car park which is not at all secure but cannot be used in any case because the surface is too dangerous, the numerous floods from bathrooms and kitchens into apts below due to poor workmanship and the length of time it has taken for these to be remedied, the balconies on the top floor which have no guttering so that they flood into the apartment below, the lack of extraction in bathrooms so that they are permanently wet, the "optional extras" which are necessary to programme bathroom heating but which the purchasers are forced to buy from the suppliers, the complete absence of instruction on how to efficiently use heating and hot water, the absence of SMART meters; so much more to tell and happy to do so. No doubt you will be told by sales that we are awkward and the site is fine; I beg to differ and all I ask is that you delay your decision for a little bit and come and look at the standard of finish, the level of appliances, learn about the non existent customer service and total lack of engagement or interest from your landlord once your purchase is complete. I am simply offering honest information regarding my own experience first hand. I am not interested in attempting to influence anybody's decision to buy. I sincerely wish I had read and believed reviews or had the opportunity to speak to someone who had bought from Laurus. I didn't because I so desperately wanted somewhere affordable and beautiful to live, and allowed myself to be sold the dream. I got neither and the dream has become a nightmare.

Corrupt and careless

Spent the day consoling my daughter who has bought a defective house and has given up trying to get things sorted. Endless calls and emails. My husband and I are fixing things that this rotten company should be. Laurus Homes also werent transparent about amount of social housing. Already residents who just don't care about their neighbours. We will be consulting solicitors. I hope I get to come face to face with the bandits running this sham company.

No way I'll be buying

I had to add my voice after my earlier experience. My husband and I want to move to the area and were considering a new build house at Earlsbrook. We looked online and the development and company looked amazing. Laurus Homes site talks about the good it does in terms of regeneration and communities. However I was bothered by the reviews. I was off today and decided to take a drive over and have a look around.
Having looked at loads of new build sites now, I have to agree Earlsbrook is in a bit of a state. The first house for sale looks unloved, and the others being built when you first come in do look sloppy. There isn't even well maintained fencing around like on all the other new sites. I get it's a building site, but I pity those living next door. I wandered round and agree with the reviews, the place does look messy. I can't speak about the houses inside.
The worst thing was, I bumped into a woman walking her dog and asked if she lived on the development. When I asked what she thought about the place, she burst out crying. That poor woman told me about the battles she'd had. I could feel her pain and it was awful.
Based on what I saw and that experience which really upset me, there is no way I will be buying a house there. I couldn't even bring myself to go into the show home. I just had to leave.

What an utterly disappointing…

What an utterly disappointing experience. We booked a visit last year to look at a specific house and when we turned up, the sales agent informed us the price had been increased "just because they can". This was the start of very poor customer service, from pure lies to being passed from one member of staff to another, to multiple delays, to completing but not allowed our keys for another month (not even sure that was legal..) and then moving in to a house that has such poor workmanship throughout the entire build. It's like no-one has any care whatsoever about the quality of the jobs they are carrying out.
We have a list of unfinished work that was noted on the contract but 9 months later and we have given up chasing.
I feel for the onsite manager, he has been incredibly nice and helpful with little things we have asked for help with but sadly we have to live in a substandard house.
The paintwork is so poor, one little rub on the wall and you're through to the plasterboard.
Really sloppy plumbing in the downstairs toilet, exposed plastic piping with scratches and paint splats on making it look 20 years old and not a nicely finished brand new house.
The location is the saving grace and I feel Laurus think they can get away with the shoddy work because the houses are in a beautiful location.
Collectively we have welcomed the board of the developers to site but they turn a blind eye.
If you're considering buying a home from Laurus, save your money and heartache and spend elsewhere

Forced to take action

Sadly, a considerable number of residents at the Earlsbrook site built by Laurus Homes and Lane End Construction Ltd, have experienced ludicrous levels of bad quality and service. A considerable number of households formed the Earlsbrook Residents group, who as a body have had cause to make formal complaint to Laurus Homes’ parent companies Trafford Housing Trust and London and Quadrant. So far all entities have failed to take a hold of the malpractice that has been the experience of so many at this development.

The Earlsbrook Residents have unfortunately had just cause to make appeals to a number of regulatory bodies, along with local authorities and the police. Sadly, Earlsbrook Residents will need to begin legal proceedings in some areas also.

The management appear blinkered, despite the fact so many households are reporting exceptional fault in construction, standards and behaviour.

For those also experiencing the same levels of any or all of infuriation, stress, financial loss, reach out to the group via social media or form your own with your neighbours. Take legal counsel, visit your Citizens Advice Bureau, contact your local council and MP, get in touch with the New Build Ombudsman, advise the Health and Safety Executive of breaches or illegal behaviour and reach out any other regulatory body that governs the area of your complaint.

Houses cost too much money to tolerate dreadful standards and service. We will collectively and individually make our voices heard.

Truly Terrible

Read the reviews. Visit the Earlsbrook site. Look closely for yourself.

Don't be taken in with stories of rigorous quality checks. Our experience is there was NO quality checks at all. Likewise this is countless other people's experience.

Terrible workmanship. Terrible construction. Terrible quality fixtures and fittings. Terrible service. Terrible attitude.

It's almost laughable just how lazy and rubbish it all is, but sadly it's cost too many of us in terms of stress and money.

The bosses should resign or be fired. No responsibility whatsoever. I hope legal action finally sorts them out.
