A lesson learnt at Earlsbrook don’t buy Laurus!
It’s sad but true that I take comfort in the fact that everyone is experiencing the same disgraceful build quality and attitudes from Laurus. It’s certainly not an ‘exclusive club’.
Done right Earlsbrook had the potential to fly off the shelves but the company seem to be completely unaware of what purchasers want and deserve when making such a purchase, especially at this price.
I have experienced all mentioned in the below reviews and more.

I read the early reviews and foolishly thought things would be better by the time I’d bought. Clearly this awful company do not learn. The whole experience has been miserable. There’s so much poor quality. So much bad behaviour. For anybody considering buying, don’t be blinkered. Talk to people who’ve bought before parting with any money. It’s effected our mental health so much having to deal with this growing mess.
Dreadful Company.
Regrettably bought at Earlsbrook. Found this company to be staggeringly bad. What can I add to the reviews already here? I wholly agree with everything written. These houses will be great in the end, but that will be despite this terrible company, not because of them. Residents will have them made right themselves or by justifiably forcing this poor union of Laurus/Lane End to make things right. They are shameless.
Outrageously Bad
This is the worst company I have ever dealt with.
Every stage of buying my property at Earlsbrook has been beyond poor.
The alleged values of Profit for Purpose and the delays of the pandemic kept me in the process, but I should have seen the many warning signs and withdrawn.
Sales and the laughably titled Customer Care are awful. My experience and that of my neighbours has found Laurus to be evasive, ill-informed and have been found out to be untruthful on many, many occasions.
The standards are poor. There is seemingly no pride or care in the construction or finishing. Without exaggeration, every single occupied house on my street has profound issues, ranging from windows not having been installed, incorrect wall lining, infestations, severely dropped floors, clumsily installed fittings, defective wiring, and faulty plumbing. The list goes on.
Anybody can expect snags and cosmetic issues in a new build. However FAULTS should never be so abundant. Every single resident I’ve met in the development has a long list of faults (things that could and should have been spotted and fixed by quality control ahead of completion).
There appears to have been no quality checks whatsoever.
Knock on any door at the Earlsbrook site and you will almost certainly be told the same as these many poor reviews.
Given the amount of properties with unusually and unacceptably high amount of very avoidable problems, it seems Laurus Homes does not have a grip on the building company (Lane End) who they’ve instructed to construct these properties, which have been proven time and again to be substandard.
So many other developers have far better standards and the ability to rectify issues. Laurus and Lane End appear either hopelessly out of their depth or deeply underhand, as they often fail to take responsibility or remedy in a timely or acceptable way. Whichever way, the site of Earlsbrook is very troubled and as we understand, their other development (Weaver Meadow in Winsford) has equally extreme issues.
It simply isn’t worth the acute stress and prolonged battles.

Moved into our house back in May 2021, the list of issues was endless, we completed our 7 day snagging list, which was large due to the fact that our house was rushed to be completed before the help to buy deadline.
Where do I begin, issues with flooring, tiles, decorating, paint on new carpets, floods inside and outside of the house, garden was poor, boiler not working. Radiators not working, house was dirty, doors not fitted properly, flashing on walls, walls not straight, dishwasher not working, utility with no electric, house shakes due to building works around us, overall a horrendous experience for a house that cost us nearly £500,000.00. What makes it worse is the aftercare process. Which is pretty much non existent, when you try to get something rectified no one wants to know. The developer is Laurus the builder is Lane End. Neither of whom actually take responsibility to organise any snags to be rectified, they simply report it to a 3rd party contractor and rely on these companies to contact the home purchaser themselves. This never happens. My family and I have currently been without central heating for 4 months. Amongst other issues, we have even tried going back to the sales advisor luis, who throughout our whole experience is the only person that ever actually tries to rectify anything or give us any confidence, even his hands are tied as the communication within this organisation is horrific. It’s a shame trustpilot do not let you post photographs, but probably a blessing in disguise from Laurus’s point of view as the pictures I have are brand damaging to say the least. I have however left photographs on google reviews. Do not waste your hard earned money with these people. It is the biggest regret of our life.
Avoid at all cost
Avoid at all cost - they are totally inept. Bought a Laurus Home in April this year. I have never been treated so disgustingly. Major issues with the house and garden, misinformed of vital information about the house, doors not fitted properly, wrong tiles and grout laid, holes in the external brickwork, the list is endless. Sent an email of complaint to the CEO Larry Gold who doesn't have the decency to reply as the incompetent head of customer service, Jo Spate, doesn't know what she is doing at all. Seddon Homes too are at fault and they blame Laurus and Laurus blame them.
I want to move house already!!!!
Rilshaw Meadows - Lazy Sales
Angela at the winsford site is lazy. She does not respond to queries by telephone or email. What is the point in having somebody there to assist when they can't be bothered to do their job. Communication is a awful with this company and this is PRE SALE so imagine what its like when they've had your money. Buyer beware.
Avoid at all costs!
Moved into a property in Aug 2019 and still waiting for works to be undertaken. They are useless and do not care, and rather than be honest about losing sight of the issue, they try and wash their hands of it and pick and choose the easy wins
They are a sham and just a front for Trafford housing trust who will rape up the prices YOY

Mixed feelings
I purchased their house in 2020, one of the Manchester developments. The house was already completed at the point of inquiry, one of the last ones on the already sold development. Good size (more than 100m2 for 3-bed semi-detached), timber frame construction, we had some problems with snags (we never did professional snagging, Laurus told us that they won't accept it) but most were resolved. I think other buyers had more problems with snags and were more unhappy with Laurus/developer response. We had a few problems with garden/soil (lots of water after rainfall), not so bad in our case but I know other properties suffer much more, Laurus was bouncing back with emails for over a year, in the end, they agreed to add very simple french drain (to dig a hole and fill it with gravel), some people on the development still complained as it's not enough/won't solve the problem. The estate has, unfortunately, unadopted roads and despite been freehold, we suppose to pay a monthly service fee to cover the cost of service. We've been in the house for more then a year but Laurus failed to collect the money, I am obviously happy that I didn't pay for more than a year but at the same time I wonder who is going to pay in the future in case of any problems?. We've raised the question a few times in the past (we ask them to collect the money!;) but been told that they are going to sort it out (a few months ago!) as its a new situation to them (freehold with a service charge) and nothing happen since then. Obviously no maintenance as well, apart from fixing the broken street light (it's stopped working a few times in a year, so it's not building confidence in terms of overall quality).

Where to begin. We are a family looking to buy a new build home. We were mortgage agreed and had worked our butt's off to save a sizeable deposit. We booked an appointment to view a congleton property with Laurushomes and we were excited at the thought of moving to the area, just 10 minutes walk from my daughters school. This is a detailed walk through of what happened.

We arrived for our 11am appointment. No one was there to great us at the show home.

With still no sign of a representative we called laurushomes and asked for a sit rep. They had no idea what was going on so would find out and call us back.
11.30am
With still no call back we decided to ring again as my daughter and dog were roasting in the car even with the windows down. They answered and stated the rep could not be found and they were trying to reach a manager.

I get jovial abuse from the builders working on the estate about how I'll be waiting for ever as the company is rubbish and this has happened numerous times.

After one to many jibes from the builders we decide to leave.

The reps manager calls and tells us that the rep had called in sick but no one seemed to know anything. She agrees that it is totally inexcusable and asks us if we can rebook. We tell her the following day is best for us as its the last day of our holiday. If not maybe late on Monday. She replies that she will get back to us ASAP to confirm and apologies again.
Friday 16/4
I wait in all day waiting for the call, not wanting to leave the area incase a position becomes available. I try to call them and no one answers. So that night I write a complaint over email to the complaint department detailing how disgusted we are to not hear anything.
Wednesday 21/4
Still not heard anything from anyone, except that is from the Young lady who called in sick, who called to thank us for sending the email complaint. She detailed how the company had no idea how to deal with its staff being sick and the complaint needed to be sent. She was very apologetic and actually is absolved from blame in this situation.
