Excellent Service

I’ve been with Leaders Manchester (and their predecessors) since 1987 and wouldn’t dream of taking my business elsewhere. In all that time they have provided nothing but consistent, first class service.

In particular, Michelle Cummings managed my rental property on a day-to-day basis for as long as I can remember (my records go back to 2006!) and has done a wonderful job.

Michelle is responsive, prompt, courteous and has been an excellent communicator throughout, both with me and also my tenants. She simply gets things done when needed (particularly on maintenance and/or repair works) thus keeping me and my tenants happy.

I recently sold the property (Leaders sales department also provided great service in handling this) and Michelle provided excellent support when required throughout the selling process.

I can say I’ve been 100% happy with the service provided by Leaders in general and by Michelle in particular and can’t recommend them highly enough.

I have used Leaders...

I have used Leaders for over 10 years as property managers for two flats I rent out in Manchester city centre. I have generally had a very positive experience over the years with Leaders dealing with everything from water leaks to required building works. Special mention to Imogen Windsor for being especially responsive and focused on solving the problem or achieving the right result.

Discrimination and stereotyping against students

I tried to go through this company to get a flat i am a student and was looking in a student area they were very aware of this i went to a viewing had a guarantor had a deposit had everything was ready to move in was told it could be just before Christmas (ive been homeless for a while due to a toxic family no fault of my own) so u can imagine i was excited then I started getting little to no responses of the guy who met me at the viewing then I called him he said it was gone to someone else so I called up on a different day and a different number a woman answered told me it was still available so as u can imagine i was so confused then I called the guy back up he then told me I couldn't have it coz I was a student even thought they already knew that and it was disgusted again at the viewing he had stereotypeed me and im aware alot of people do coz im 21 but look about 16 so as u can imagine im used to this but not when im just trying to get a home so I can stop having to sofa surf whilst trying to get an education the way I was treated is disgusting

If you rent through Leaders, consider your deposit gone. This agency has made an art form of finding excuses to withhold money that is legally yours. Don't be fooled by the professional front – the moment you hand over your deposit, you become their next victim.

Think twice before signing anything with these people. There are honest letting agents out there. Leaders is not one of them.

Thieves

Found a property through Rightmove to move into with my partner. Was made to sign a Tennancy agreement and submit referencing extremely quickly, as well as organising bills and utilities within a day after being constantly pestered. The next day, I was the informed that even though I had a guarantor and had paid the holding deposit, they were not allowing us to have the property anymore due to my temporary contract at work. And they kept the deposit because I ‘misled’ them.
For first time renters, never go here

I have had dealings with leaders since…

I have had dealings with leaders since October 2009, the person I have had the most contact with over the years is Imogen, was always helpful and she never let me down or failed to contact me. I feel she is absolute credit to leaders thank you for all your work you have ever done for me.

Unresponsive, Unprofessional, and Poorly Managed Tenancy

I’ve had a really disappointing experience with Leaders in Manchester.

Throughout my tenancy, responses to maintenance issues were consistently slow. Problems took far longer than reasonable to be acknowledged or fixed, and chasing for updates became the norm rather than the exception.

Customer service overall was poor, and communication often came across as passive aggressive rather than helpful. Messages and emails frequently felt dismissive, which only added to the frustration when trying to resolve genuine issues.

Raising complaints didn’t improve matters. There was a clear inability to properly handle or resolve concerns, with little ownership taken and delayed or vague responses throughout.

The most concerning part of my experience was at the end of the tenancy. I was issued notice to end the contract just a few days before Christmas. This timing left me with no realistic way to start the house-buying process until weeks later due to office closures and lack of support. The impact this had on my plans and stress levels could easily have been avoided with better communication and consideration.

Overall, the lack of responsiveness, poor complaint handling, unprofessional communication, and the way the end of the tenancy was managed means I wouldn’t recommend Leaders based on my experience.

Avoid at all costs or you will find…

Avoid at all costs or you will find yourself living in horrendous conditions. I am currently renting an apartment in what is meant to be one of the best areas of Manchester. My experience with Leaders in particular Dominika Vas and Lucy Byrne in the Manchester office has without doubt been my worst ever experience with a letting agent.

First off, I was lied to about their being parking permits available. There are no parking permits for this zone. This is something Leaders will have been aware of as their office is on the same road yet they clearly told me parking permits are available. Why did they do this? simply to con me into renting an apartment from them so they could receive their commission.

Secondly, the apartment never received a pre-tenancy inspection. When I moved in I wasn't taken to the property, I was given keys and told to make my own way there. When I arrived I found the apartment infested with insects, no lighting in the kitchen, no lighting in the lounge. It then took leaders 2-3 weeks to resolve the issue. it is illegal in England and Wales to let an apartment without lighting but Leaders do not seem to care. they are a law unto themselves and know how to play the system and believe me they do.

Thirdly, I am in my fourth month of tenancy and for the past 4 weeks I have been left without hot water or heating, in the height of winter. The problem initially started in November and Leaders have sent a contractor to look at the issue but after 5 visits and 5 bodge jobs I am still sitting here, in one of the best areas of manchester, paying thousands in rent with no heating and shoddy hot water. they seek out the cheapest contractors so they can tick the box that they have attended to your issue but .... how does that hep you? it doesn't, you are left in no mans land

When I contact Leaders about the issues I am put through what seems like an automated system and receive excuse after excuse after excuse. When I point out to them it is illegal to let a property in these conditions they don't seem to give a monkeys. Again, they know the system and know how to work it

Please be wary of this company, they lie, they make up excuses and they really do not care once they have got your money.

If you want to sign up to a contract that is then repeatedly broken while all the while being made to feel like you are insignificant then this is the company for you.

If you want to run the risk of renting an apartment, paying your money and then be treated like a piece of dirt, then this is the company for you.

I have 8 months left on my tenancy and I am furious there is nothing I can do except listen to their manipulative dismissive lies

If you have seen the movie - The wolf of wall street with Leonardo DiCaprio about fraudsters on the stock markets - then you will understand when I say Leaders, in my opinion make you feel like a victim. they will lie, manipulate and come up with all sorts of nonsense to part you from your money and make you a client or tenant but then once you are on board with them, you will be treated like dirt with next to no recourse.

so please, consider another lettings agency.

I fully expect Leaders to reply to this review with a cleverly worded defence as that is what they seem to focus their energy - manipulation and curating excuses - but ask yourself, who has reason to lie? the tenant who is paying money or the letting agent who makes money off of you ?

They lack follow-up when you ask for…

They lack follow-up when you ask for maintenance-related items, but when it comes to contract renewal and payment, their follow-up is top-notch. This is based on my experience with them.

Leaders Manchester ? Never again !!

It’s been 2 years since my first review and we’re still waiting for fitting the washing machine its place in the kitchen and to fix the rain water’s flooding in from window frame …
Leaders Manchester is so helpless so unprofessional for these issues as some other issues to make landlord to solve them because looks like landlord doesnt want to fix the problems.
His sounds like” if you dont like the place you can move out”
He lives in an other Country and he doesnt bother to look after his this property .He only thinks his money, getting every month !
Leaders Manchester team should be there for tenants not only for Landlords !!!

Leaders Manchester, great service

I've been in an apartment under Leaders for quite a few years now, in that time I've dealt with a few property managers and I can easily say the latest one, Imogen Windsor, has been the most helpful. No building is ever perfect but Imogen has made sorting things our super easy, which is exactly what you want as a tenant.
