Rosey was very helpful helping me to settle into a new apartment when I had just moved to UK. She guided me through all the processes from getting my utilities set up and handling all tenancy registrations. She always checked with me to find out how I was fairing on, gave me notices in a timely manner of any scheduled renovations and visits and was a perfect bridge for escalating any maintenance issues to the landlord. She always responded quickly (I'll say in seconds) to my emails and just made my stay the very best.

My experience with Leaders as a renting agency was a joyful one. We as a family have moved back to the UK after long years abroad and were staying in a temp accommodation AirBnB. Through Leaders, we found a lovely partial furnished (to be honest, it was more than partial, and was great for us), as we were looking for a furnished house to rent, to make our start in the UK an easy one. The process started with Jake Calvert (From the Manchester office) showing us the property and answering all our questions and starting the ball rolling for us to move into the house within a week, he was very helpful. Then Kirsty Diggory started to do the rental contract process for us to meet the moving date. Then due to some complications in the Property energy certification, our moving date was going to be put back by 10 days, meaning we needed to look for another temp AirBnB, which would have put stress on us. But thanks to Kirsty and also the other Leaders team, they pulled a miracle in a very short time and were able to resolve all outstanding issues and complete the contract in the last minute so that we can move into the house on the agreed date. To us, this a great Teamwork by Leaders and it showed us that they really cared for us and helped us. On behave of my family, we can't thank you all at Leaders, that was involved with our rental, enough for the excellent work. Thank you.

Lettings Valuer Ashley Cooke has looked after me through the process of letting out my property from when I initially queried in September 2022 for a rental valuation for my property. He kept in touch with me as I was not ready to let my property out at that time. I got in touch with Ashley when I was ready to let my property and he booked an appointment to see me at my property and run through Leaders services. He answered all my questions and kept me up to date with the process of finding a suitable tenant. I'll be honest and say I did have another estate agent come to value my property however the rapport I had with Ashley and the way he conveyed the information and researched comparable rental market figures was impressive. I would recommend Ashley.

Leaders in Manchester is truly an experience that makes you lose any misguided faith you had in humanity.

Real estate agents often make you wonder whether they're hopelessly incompetent or actively malicious. Leaders excels in this, as they somehow managed to get people who are incompetent AND malicious.

Initially, the main problem they had was that they couldn't get in touch with the tenants for viewings. That is fair enough, I said to myself. There are a bunch of terrible tenants, and it's not the agency's fault they can't reach them. Interestingly, once I paid the holding fee anyway, suddenly they were able to book me in for a viewing. Once I visited the property, I realised it was quite dirty and unkempt - but no matter, the guy says the place will be """professionally""" cleaned. Great, I said, I need a copy of the inventory so that I can have a rough idea what's in the property and what isn't. The agent said of course, and we parted ways. Later I made some basic requests (make sure the place is clean, make sure things aren't broken, etc.), and the agent was more than happy to say he'll discuss with the landlord.

The next month or so was absolute hell. I called and emailed hundreds of times to get my god damn hands on an inventory for the property. No information, lots of bogus excuses and being straight up ignored. These people will LIE to your face that they will do something and immediately forget and never get back to you. I had my tenancy starting date, but 0 other information about the house.

Eventually, we got to the last week, and I was getting uneasy about the fact that I had no comms from the agency, no contract to sign and no info on my landlord. I emailed and called them for a couple of days, and when they finally got back to me they said they will get me the contract "At least 48 hours" before the start of the tenancy. If this wasn't absurd enough, in the end they were only able to get it to me at 6pm the day before I had to move in. Less than 16 hours! Naturally, none of my requests were addressed, and, when I asked about it, they said they "couldn't get in touch with the landlord" (same excuse as before, if you've been paying attention).

The payment/signing etc process was super straightforward and, to my surprise, at 10am the next day I had the keys and was ready to move in. First thing I noticed was that the """professional""" cleaning was, in fact, another big fat lie. The place was in an even worse shape than when I checked it out.

As I was looking around, getting myself acquianted with my new apartment I started realising that all the clutter that the fromer tenants had hid a lot of issues. Basically ALL light switches were broken, one of the bathroom toilet seats was basically ripped off, there was grout basically everywhere you could have grout and every piece of furniture was in ATROCIOUS condition. There's no way the agent didn't know about all these, since he was the one who turned every light and put down the toilet seat when I was walking in.

When I finally got the inventory from them, guess what? None of the issues I discovered were in there. This son of a gun walked in, noticed all these and just ticked "All's good" on his document and called it a day. When I emailed them about it they said to discuss it the landlord as it's not their problem. Great!

TLDR: They will say anything they can to get you to pay money, and that's where their responsabilities and interests end. If you ever have to rent with them, inspect the house like it's an actual murder scene since they will actively hide faulty things in the hopes you are as dumb as I was, and you don't notice. I've been here for like a month, and I find new broken things everyday.

Having been with Leaders for a number of years. I have found them to be a bit hit or miss however my view has changed based on one of their Managers namely RoseyTurner who has been managing my property for the last couple of years. She is a breath of fresh ai,r professional receptive and always follows though on requests with appropriate updates. She is a real asset to the organisation and definitely a reason I decided to stay with them. I think the team in Manchester is very fortunate to have such an employee a real star.

It was excellent experience renting with leaders agency. Specifically working with Holly, she makes the process go smooth and clear. I did recommend my friends to rent through leaders agency.

They are very professional at first, but after you reserve a property, they are a nightmare to deal with. I was sent around 3 emails every day asking me to work with multiple different systems to get things set up.

The abundance of emails then lets them hide things in the small print. I did my best to read all of the emails, but it was just too much to try and get through and I missed a couple of things.

This means that although the property we viewed was advertised as having access to the loft, it was then added to the contract fine print later that we wouldn't have access. This caused delays in the process as we didn't want to sign a contract that had things we hadn't agreed to. The more you delay, the more they email you... a vicious cycle.

Process oriented, professional services and guidance, Commitment to the dates.
One star less as i faced shower issue which took 10 days to resolve. I would expect them to inspect the property thoroughly to avoid issues to the tenants.

Do not rent from this letting agent. We were let a property that was not in a good condition although the Inventory received after moving in said fair condition. It transpired that the Block had known maintenance issues, leaking windows causing a dangerous flooring hazard, heating and hot water issues, drainage issues plus many other failed fittings and appliances.
After 6months stress and inconvenience we gave notice to leave the Property on the grounds it was not fit to live in.Although Tenants should be protected under the Landlord and Tenant Act from defective properties we were unable to leave the property without a large Penalty and now after 7 months leaving the property we are still fighting for our rights to have rented a safe and free from hazards home.
Leaders claim to be professional managers but they’re not. Their business model is “pass the buck”. They try to blame the Tenant for problems not getting fixed.Everything is sub-contracted out to other companies, whom they blame whenever there’s an issue, meaning they don’t actually have to take responsibility for anything, including representing and dealing with bad Landlords who do not look after their properties and not being honest with potential Tenants.
