An abysmal managing company. Systematically incapable of dealing with any issue ever raised. Broken doors for more than a year. Crossed meter that they washed their hands of any knowledge of and did nothing to assist in the resolution of.

building managers take no responsibility. The facilities are poorly maintained, there are rodent problems in Colindale Gardens, trash is everywhere, and many residents are dirty. Metra Living does absolutely nothing to fix the situation. Be careful with this company — they also raise the rent massively every year, sometimes by as much as £350 in a single year.

We've dealt with several people in the Metra team from viewing the property to moving in and they were all helpful, particularly Clare who answered all of our questions with patience, politeness & professionalism. The only thing stopping this from being 5-star is that a few of the things we asked to be fixed in the property before we moved in were not addressed. Overall the team have been helpful throughout the process and I would recommend them.

I raised a formal complaint with Metra Living (formerly L&Q) in January 2022 after dealing with persistent and severe mould in my home caused by rushed building work/ pipe leaks. Despite repeated reports, it took over a year for the issue to be properly resolved. During this time, I was pregnant and repeatedly expressed concern about the impact on my family’s health—including a young child at home—but was met with complete disregard.
What’s most distressing is that after finally submitting a formal complaint, I never received a written response. The problem was eventually addressed, but only after months of pressure and escalation. When I later attempted to reopen the complaint (2024), I was told too much time had passed—even though I never received a formal resolution in the first place.
There has been no acknowledgment of the delays, no apology, and no offer of compensation. Just silence and bureaucratic dismissal.
This experience has been deeply stressful and disheartening, and has made me feel invisible in my own home. I’m sharing this review so others are aware of the level of care—or lack thereof—that I experienced.

I could write paragraphs upon paragraphs about the negatives of being a tenant under L&Q/ Metra Living, however I will summarise:
1) Rodents. I’m not just talking a mouse here and there, I am talking big rat infestations.
2) Theft. Bikes are stolen regularly (even from ‘secure bike storage’ within the buildings), alongside parcels and anything else people can get their hands on. No follow up or repercussions from the company.
3) Extreme rent increases on a regular basis, despite a continuous low standard of living. You will also be expected to pay for THEIR mistakes.
4) Repairs? Forget about it. For 3 years all of the main doors were unlocked to my building, with random non-residents entering at all times of the day, rifling through mail etc.
5) Property (mis) Management (Ehsan Moghul in particular). An incompetent individual that simply cannot communicate effectively, goes back on his word, and makes inappropriate comments to tenants. Such that the housing ombudsman has been involved.
6)Policies and complaints. A supposed 10 working day response time for complaints. 4 months later I am still waiting for a reply.
The list goes on, however if you take one thing from this, no matter how nice the property looks, or how reasonable the price seems at the time- DO NOT become a tenant under L&Q/Metra Living. Your time, living quality and stress levels are simply not worth it. You will be left going round in circles (surrounded by rodents)!

Metraliving is everything else than what they said. Not a premium service, not responding or if responding just following the protocols to refuse any request.
Service is perfect until you signed your contract and from then, no one responding. Been waiting more than a month to get my intercom working and they still didn’t book an appointment for an engineer to come, they forgot to open tickets, thieves cases in protected area of the building but can’t do anything. Rodents issue but L&Q is not aware of it even if many tenants have flagged it. Actually the community is more helping than the management. Setting up account with mandatory companies for heater is hell as metra is doing it on our behalf but information never reach you.
I had simple asks before moving in that they accepted and ended up not being provided. When asking them to do it, they ask for pictures proof of the viewing done.
I thought that bad landlord was the worse but I do know now that private companies taking care of flats is even worse.
Flat are supposed to be considered as luxurious flats because of colindale garden but you don’t even have enough cupboard in the kitchen to store your food.
I would run away from it even if you want to live in new built, it is not worth the pain.
Metra even asked me to not give a review on trustpilot and google review but only on their internal survey to improve processes.

Metra Living claims to offer “exceptional service” and a “comfortable, secure and valued” living experience. In reality, we’ve faced years of unresolved issues, including broken heating, poor communication, zero accountability, and threats over a payment error caused by their own system.
Despite multiple complaints, they show no interest in finding solutions, only in raising rent each year and ignoring tenant welfare. It’s all polished branding with no substance behind it.
We’re now forced to escalate our case to the Housing Ombudsman. This is not a community. It’s a business that treats residents like numbers.
One of their representatives, Ehsan Moghul, consistently demonstrates a lack of mediation skills, no listening ability, and no proactivity in addressing tenant concerns.
