Here is our experience from the past month:
* They call you on the day announced at 'new site launch day', pushing you to sign the lease immediately, claiming that the inventory is almost gone. In reality, when you move in, you find the building at least 80% unoccupied and not even fully handed over by the builder.
* Once you sign the term sheet and pay the token amount, they completely ignore you. You’re left chasing them daily for reference checks and agreements. Even after expedited reference checks, they send you the agreement less than a week before your agreed move-in date, leaving you in limbo.
* The real trouble starts on the move-in day. You arrive at the agreed time for key handover, only to discover the keys aren't ready and inventory checks are still ongoing.
* To make matters worse, the flat, which was meant to be furnished, is handed over unfurnished.
* At 12 noon on handover day, the furniture hasn’t arrived. They casually inform you that it will take another 24 hours to deliver. By this point, you’ve vacated your previous home and have nowhere to sleep.
* I had kept perishable items in the fridge in front of their team, planning to properly move in the next day. The team doing inventory switched off the fridge when they left, causing all my food to spoil.
* The following day, new issues emerged:
1. The washing machine was merely placed there, not set up.
2. Electrical supply issues — phones took forever to charge and overheated.
3. The inventory report was sent for my confirmation, yet it didn’t mention any furniture.
4. The furniture shown during the sign-up was not the same as what was provided, with several items missing — a clear case of mis-selling.
5. Low water pressure in the bathrooms.
All these issues have been reported repeatedly over the past four days, with no action plan or even an acknowledgement.
When you call support, they log your complaint and promise a callback — no one ever gets back to you. You are treated like a football between L&Q and Metra: Metra claims it’s under the building team L&Q’s scope, while L&Q says it’s Metra’s responsibility.
It has now been a week, and we are seriously considering, with our solicitors, how to exit this lease. Frustrating is an understatement.

Move-in experience was fine, but the turnaround time was very short meaning I had to sort things during the workday, probably wouldn't be great for those in strict workplaces. Tina was lovely.

Sefik was helpful and efficient throughout the process of renting an apartment. I sent an enquiry late at night and had a reply the next morning, with a viewing arranged for the same day. My experience with Metra Living was among the worst I’ve had with property management in London. While the tenancy itself was relatively smooth—likely because repairs were handled by a separate company—the end-of-tenancy process was a nightmare.
To start with, communication was nearly impossible. My assigned property manager, Lisa, was extremely unresponsive—replying to maybe one out of every ten emails. There was no direct phone line to reach her, and calling the general office number was useless: either no one picked up, or I was promised a callback that never came. Even basic administrative tasks seemed to be a struggle for the team.
Near the end of my tenancy, I attempted to renew the contract with a new group of flatmates. This involved a standard referencing check, and although we submitted all the required documents on time, the property manager didn’t forward them to the referencing team until just days before the contract was due to end. As a result, there wasn’t enough time to draft a new agreement—despite daily follow-ups from my side. Shockingly, the property manager then suggested that I remain solely responsible for the full rent (several thousand pounds), while the new tenants move in without being named on the contract—an arrangement that felt legally and ethically questionable. At that point, having lost trust in their handling of the process, we chose not to renew.
The deposit return process was equally frustrating. After repeated emails, we finally received confirmation that it would be refunded, along with a form to submit our bank details. But once that was sent, all communication stopped. We eventually had to escalate the matter through the tenancy deposit protection scheme—and Metra Living didn’t even respond to their outreach.
Unless you have endless time and patience to chase people and repeat yourself, I strongly recommend avoiding this company.

Bit of a mixed bag.
The leasing process was very easy Tina Tham (would give 5/5 if rating individuals) was very attentive, kind and helpful. Online platform very easy to use.
One limitation is for multiple tenants in one property, auto pay has to go all through one person would be far easier if each tenant could individually pay their portion of rent directly.
After moving in is where the negatives come in, have tried to get in contact with the Property Manager multiple times to ask questions but they are never available and never give a call back
