I cannot recommend the team at Oaks West Norwood highly enough. Selling a property can be an incredibly stressful journey, but this team made it feel like a seamless, well-managed experience from start to finish.

Exceptional Service from Start to Finish – Highly Recommended!

We had a fantastic experience with Oaks Estate Agents, who represented us in both our sale and purchase. They handled everything with exceptional professionalism and a genuine friendliness.

Managing both sides of the process can be complex, but the team made it feel smooth and well-coordinated from start to finish. They provided clear guidance at every stage, kept everything on track, and were always available to answer questions or step in when needed.

Their communication was excellent throughout with regular interactions, authentic relationships and a proactive approach that helped avoid unnecessary stress. We always felt as if they made the sale/purchase their own personal mission to resolve.

Misleading, Non-Transparent, and Costly Experience

If I could give 0 stars I would..

We would strongly advise people not to deal with Oaks. As first-time buyers, we found the experience misleading, sneaky, and incredibly frustrating. Important information was not disclosed upfront, which resulted in us spending money on solicitor fees, searches, and a mortgage application that we would not have paid had we known the true situation from the beginning.

The lack of transparency made the whole process stressful and left us out of pocket. We felt the information was drip-fed and only came to light once our solicitor became involved.

After withdrawing, we went with another local estate agent, and the difference was night and day - far more professional, honest, and transparent, resulting in a much better experience overall. This only highlighted how poor our experience with Oaks really was.

We’ve since heard from others who have also had very negative experiences with Oaks, which sadly suggests this was not a one off situation.

Proceed with extreme caution.

South Norwood: Worst estate agent experience

HOMECASTLE & STERLING ACKROYD much better!! One of the worst estate agent experiences I’ve had.

The agent I dealt with, Dane, was late on virtually every occasion and consistently unprofessional. The property was wildly overpriced and sat on the market for months before a significant reduction was finally made — a delay that directly caused me additional costs.

When I attempted to renegotiate, I was met with an overly emotional and inappropriate reaction, which was embarrassing and entirely out of place in a professional transaction. Basic terms and conditions were never properly explained, and the agent was conspicuously absent at key handover, leaving me to sort matters out myself.

Even after completion, I was repeatedly contacted over trivial issues, long after any professional relationship should have ended.

Overall, this was an inefficient, poorly managed service driven more by ego than competence. I would strongly advise buyers to look elsewhere.

One star overrated

One star overrated! I would highly recommend clients to use another firm. If you want the coy boys of agents to deal with property matter these are your guys! They have boasted their many year of experience and in reality, no communication, no emails and poor attendance at a given time. I wasn’t allowed to view a property after I had a dismissed call with the agents as they couldn’t even have the decency to appear at the property. Guys don’t bother with these amateur company and be spoken to like a child. Worst customer service and dumbfounded company as to say. I hope you guys go bust!

No Show

The agency didn’t bother turning up to my arranged viewing. Communication was awful to advise what was going on. Told ‘he’s 2 minutes away’ and still wasn’t there after 15 minutes. Having viewed the advert after it showed as ‘sold subject to contract’ so they clearly just didn’t bother turning up as the property had sold. All it would have taken was an email or phone call to say the property had been taken off the market. If this is what they’re like for arranging a viewing I dread to think if you are buying or selling through them. Will avoid this agency moving forwards.

Great Experience with Oaks Mitcham

Great Experience with Oaks Mitcham - we changed to Oaks after struggling to sell our house with another agent. Dagmara and Courtney were really proactive and kept us updated throughout the process. They also assisted with our onward house purchase which was an amazing help. It was all very smooth and was a very positive experience - would happily recommend.

Best estate agents by a mile!

Oaks in Addiscombe recently sold our house, and what an experience it was! They are light years ahead of other agents, highly professional, friendly and efficient. They are constantly on it, even post sale. They made us feel like we were their only clients and I would use them again in a heartbeat, highly recommend! Special mention to Mason, Louis & Luca. Thank you for being such a pleasure to deal with!

Highly recommend Tyler and the team

I would highly recommend Oak Estate Agents, and in particular Tyler Barnard. Our entire experience was smooth, stress free and felt very personalised.

We viewed our property for the first time on January 30th, and the keys were in our hands by May 30th!

My partner and I started looking for a property in January and were using other agents. Every property we were shown by Foxtons, for example, was always at the top end of our budget and usually in run down buildings. Our priorities were not being listened to.

Then I came across a property advertised by Oaks, and immediately was struck by the difference in service. Tyler was down to earth, he listened to and understood what we wanted, but was never pushy and never made us feel pressured by using tactics like the other companies do.

When we went to pick up our keys, the rest of the staff were so warm, friendly and congratulatory. Tyler was sweet enough to leave a present for us (as we are having a baby), which he really didn’t need to do but this was a lovely touch and made the whole experience even more special.

We will 100% be using Oaks in the future when we decide to rent out our property, or buy another.

I had a really good experience with…

I had a really good experience with Oaks. Jack was excellent in the lettings team whilst I rented it out offering full management for a competitive rate and Dane in the sales team helped me find a buyer and assisted with the sale. I’ve found them all to be very professional and have managed my property without any issues over the last 3 years.

I bought a house through Oaks in 2023

I bought a house through Oaks in 2023, initially they had done viewings of the houses I had liked the most and the agents I'd dealt with were reliable in showing up for viewings. However the process of buying showed how unethical the agency really is as I was bullied into using their lawyers and mortgage brokers to "ensure I presented my offer in the best light" all of which I am sure they earn additional commission from. During the process the lawyer and mortgage broker treated me like a secondary client and always spoke to Oaks about developments first and were not nearly as responsive with me, but the estate agents would then try to bully me to do things based on information they had from my lawyer or broker. Equally they refused to put a standard price reduction request post survey to the buyers despite numerous issues being identified stating they would pull out if I even put it forward. Overall buying through them was a horrific experience and I would never ever work with them again no matter what house they were selling and I would never hire them based on how unethical their practices are. Everything they do is just on the grey side of illegal not enough to be truly illegal but certainly not ethical business practice at all.

Landlords stay away from this agency

If you are a landlord, avoid these cowboys at all costs. They will only place desperate people into your property. They will change contracts to suit tenants and when you query why their tenancy agreement does not cover basic (damage to property), they ask you to pay their solicitors to put clauses into their contract; something which all the other agencies cover. They promise you the world until they advertise your property but then will give you lie after lie by getting 5 different people to email you; this is just to try and confuse you!. They charge tenants extortionate fees, although they cannot deliver in finding them a property to live in. They put you in a positions, where potential tenants who come to view the property beg you to either take them or ask the agents to return their money.

I recently had the pleasure of staying…

I recently had the pleasure of staying at Oaks Estate on Tylney Road, and I can't praise this accommodation enough. The property is beautifully maintained, offering a perfect blend of comfort and style. The rooms are spacious, clean, and equipped with all the modern amenities one could need.

One of the highlights of my stay was the sense of community. The neighbours were incredibly friendly and welcoming, creating a warm and inviting atmosphere. It's rare to find such a supportive and kind neighbourhood, and it truly enhanced my experience.

Overall, Oaks Estate is a fantastic place to stay. The combination of excellent accommodation and wonderful neighbours made my time here truly memorable. I highly recommend Oaks Estate to anyone looking for a great place to live.

Avoid this estate agent at all cost

Avoid this estate agent as they are among the least competent in the industry. Save your money and time by steering clear of them.
After being involved in a deal for three months, we ultimately decided to withdraw. The agents are unresponsive and conceal many anomalies of the houses. Their primary aim seems to be putting "sold" signs in front of houses to secure their commissions. Therefore, please beware!

I had an awful experience buying a house through Oaks. We were lied to during the viewing about what was included in the sale. And during the process of purchase we were continually lied to and inappropriately pressured and threatened that we would loose the property if we didn't provide documents by certain dates.

Do not use them if you want to buy a property. STAY AWAY

I would recommend Mr. Okafor or Mr. Byrne to speak with their team and really define clear rules and teach them how to speak with people. They don't have even the basics.

Do not use Oaks

Do not use Oaks. You have been warned.

Having been a landlord for over 15 years and having used half a dozen estate agents in the hope of finding one that just isn’t incredibly incompetent, I can genuinely and categorically state that the search continues after using Oaks for the last year.

Virtually every member of staff I have had the displeasure of interacting with at Oaks are either incompetent and unprofessional or, worse, deliberately deceitful. The terminology used is irrelevant when, as a landlord, you just want a professional service especially when you have used their hilariously named ‘fully-managed service.’ In relation to the last year I have been using them, I honestly feel that I have actually done more work than them – which is strange as I cannot fathom how each and every member of staff can actually make mistakes on every simple task they are asked to do. My suspicion is that it may be a deliberate ploy as I do not know how they spend their time (although once when I called, I was told that they were playing football in the office… this could possibly be the reason but surely even the fittest of them couldn’t be playing throughout their whole opening hours? Perhaps Sir Gareth could send some scouts down to Croydon to have a look...)

I was hoping the new incoming manager would improve things. Unfortunately this is not the case. He is either covering for the incompetence of the staff he inherited or he is of the same calibre as the rest of his team. It is difficult to say which but I believe he has had sufficient time to make up for previous layers of incompetence, instead of which he continues to add more. The point is, if he can’t remedy the ingrained lack of professionalism, does it matter who is to blame? Either way, things have not improved over the previous manager, who as it stands, was even worse. This may change though.

Do not use Oaks. You have been warned.

I would like to suggest other estate agents but, as mentioned at the beginning, in my experience they are all as bad as each other. What I can suggest is always haggle and reduce the rates that they want to charge – not a particularly British thing to do but when you actually consider the work that they actually do (and the work that you are forced to do to compensate for their failures) you will realise you have still heavily over-paid them however much you manage to haggle it down to. Also never use their own contractors – build a list of trusted ones you can rely on and give this to the estate agents to use, or you will be liable for extortionate charges (obviously after the event so you have to fight for an explanation/refund). I am unsure whether Oaks do this but it is common knowledge that the contractors estate agents use charge larger fees due to having to pay them commission. With this information you can be the judge of whether you would believe estate agents have the best interests of their paying clients at heart.

Oaks, like other estate agents in my experience, do their very best to ‘hook’ landlords and tenants and when you have signed the contract it appears that they do not believe that they can be held accountable for their actions (believe me when I say even the initial viewing period was not without hiccups – so perhaps this is partly my fault – however, do remember the agents in charge of viewings are only salespeople). Please be careful who you use.

I expect a response from Oaks trying to state that the issues were *enter excuse and blame the landlord* and I that have misrepresented them. I have not. I have literally dozens of emails which they have sent (from different members of staff) stating they would do something, failing to do so, then finding a reason why they haven’t done it. A favourite of mine is ‘oh, I was just going to call you.’ It really is laughable.

I like to think that I am an honest guy who, when he pays for a professional service, just wants to receive it. I had hoped the ironically named ‘fully-managed service’ would mean I could be hands-off. Unfortunately, this hasn’t been the case. There is a slim (and currently very doubtful) possibility that the new manager will turn things around and if this is the case, I will amend my review.

Please refrain from holding your breath.

I could continue this review (spoiler: it wouldn’t get any better) but I won’t – I’ve made my point and the only reason I am writing this is to protect any landlords who are contemplating using Oaks.

Do not use Oaks. You have been warned. Just in case you missed either of the previous warnings.
