Entitlement

There seems to be a lot of entitlement in people's reviews.
I suffer with mental health on a daily basis Reliance and my landlord have been absolutely great. I was a homeless Veteran and my landlord waited for me to arrive on the day I selected, allowed me to bring my dog as well which is unheard of in this kind of sector of housing.
The studio that I was given was to accommodate me and my dog with access to a garden. I was homeless for quite some time so I'm really greatful and humble by the way I've been treated. I feel no entitlement, I feel no grudge, at the end of the day be greatful that you have a roof over your head. It's better than sleeping on the streets where danger levels in crease ten fold. Reliance and the Landlords owe you nothing at all, all I see is entitled people writing bad reviews. I love my flat and have the highest respect for Reliance and my Landlord. Without these guys I'd be homeless with a dog, and no doubt I would be smashing myself to bits on alcohol and drugs. So stay blessed be greatful be humble, life could be worse than it is.

Terrible company

Title: Frustrating Lack of Communication

I've been dealing with an ongoing issue, and unfortunately, the agency has been entirely unresponsive. Despite multiple attempts through emails and phone calls, I have yet to receive any acknowledgment or assistance. This lack of communication has prolonged the resolution process and left me feeling frustrated. Effective communication is essential in customer service, and the current situation has been disappointing. Please avoid using them if you have any issues they will just ignore you!

Avoid this letting agent all costs

Avoid this letting agent all costs. Our experience has been horrendous. We were renting a property with them for roughly a year.

It all started well, but things became awful pretty quickly. The building we resided in was a house converted into 2 flats. We soon found out that there was ZERO soundproofing. The noise was horrid.

As the months went on, we wondered why we were not receiving a bill for our electrics. Eventually, we discovered that we had a sub meter, and, our neighbour upstairs was unknowingly paying for the whole building.

When we first moved in, we heard our hot water tank constantly “glugging”. We then realised that there was a river of water coming from it outside. We contacted the letting agent, and, they sent in a contractor, who only did a cheap fix. Soon after, the hot water tank was spraying water all over the place inside the room where it was housed.

Again, the contractor came out, and did a cheap fix. All they did was install a water pressure gauge in our living room, and turned the water pressure down. This, in turn, caused issues in both ours, and the upstairs neighbour’s flat with the water pressure being too low. This is when we found out that ourselves and the upstairs neighbour also share a water supply. This meant that, when we had a shower, and the upstairs neighbour flushed the toilet, our shower would lose all pressure, and become ice cold for example.

The tank started leaking yet again. Damp started spreading along the walls of the room it was housed in, and, the whole flat became horribly humid. The contractor came in again, and just turned the water pressure down even more. Which affected our upstairs neighbour’s water pressure to the extent of where he was only getting a trickle of water. So, the contractor came back in, and turned the pressure way back up. Around 3AM the next morning, a loud awful noise started sounding off because the pressure was too high. It woke the whole building up. My husband managed to turn it down to an acceptable level to stop the noise, but, maintain good water pressure for both flats.

We have had to keep the hot water tank powered off since October 2021, because, damp would spread throughout the flat otherwise. And, it still drips from the tank itself, even when powered off. We have been asking for repairs ever since. Nothing has been done about this issue since.

They let us go without an adequate shower or smoke detectors for at least 6 months. They only sprang into action and fixed those once they realised we were taking them to the tribunal for an unrelated matter.

We get told that a contractor will get in touch. We hear nothing. So, we report the issues again. We get asked to show photos of what needs doing (yet again). We are told a contractor will come out. And on an on, in a loop.

We have been handed off to several agents over the course of the year. William, Elliot, Yaz, Sukie, Venita.

Shortly after taking the letting agent and landlord to the tribunal, and, winning, they issued us a Section 21.

We moved out in late August and have yet to receive our damage deposit back. We will be escalating this.

Niraj Shah from reliance properties worst person, when anything breaks in the house he says the tenants don’t know how to use, even though the appliances are old and every room has mould and he denies to take action.

Absolutely appalling

Absolutely appalling. Unprofessional and incompetent. They give you the run around when you need crucial repairs done. They don’t care about their tenants it seems.

Unprofessional agent

Agency was asking me to remove my review. So I make corrections. They run away from the problem and say there is nothing they can do. They can only say that the owner has already taken action. And nothing are changing. They responsibility it's a "pushing" on landlord. Taking actions for a comfort people living there. I'm not living in the house for 3 weeks. Especially since rats are all over the building and you can smell unpleasant odors probably from dead rats in the walls. According to their agent, you can live with a rats in the building and your flat. It's exactly what he said when he was asking about how I can live in flat. For him it's not a problem. Unprofessional service and rude agent. Agent Mr Niraj S. told me that I looking for "attention" when I have rats in my flat. Many times he treated me deferent when I was with my Female friend then with my boyfriend. When I was with my boyfriend he was much more nicely. Someone even lied to pest control services that we have mouses in building to service was cheaper.

The flat is quite cheap I guess. We have had problems of all kinds; filthy flat when we moved in, rats, no lights in corridors, leaks in ceilings, boiler leaks, massive noise issues with neighbours (the agencies maintenance blokes), thefts from postbox, theft from next to the car in the carpark, litter abound, parking issues, bin issues, fire alarms triggering, secure gates and doors remaining broken...half of these problems have eventually been sorted with varying delays...some of them have remained unsolved for seemingly years now. The main issue to me is that the agency don't seem to respect the tenants and they come across as insincere. Any repair requests are received with perceived contempt. It often begs belief that the agency take a cut of the rent from every flat in this complex.

Fairly nice flat to live in however any…

Fairly nice flat to live in however any problems you may occur won’t get solved. False alarm going off and No emergency contact number. One weekend was stuck without any hot water. Laminates messed up from boiler leak even before we moved in. Awful don’t recommend.

Absolute bunch of cowboys.

Absolute bunch of cowboys.
Had viewing booked for 9am. Had a missed call from them at 8.30. Voice message said if i dont confirm appointment then it would be cancelled. Rang straight back. No answer till gone 9am. Re arranged for 4.45. No body came. F ukin cowboys cost me a day's work.
I now use a letting agent who know what they are doing.
I suggest you all do the same.

After successfully making contact shortly after 9am, your appointment was rescheduled in for 5:45pm on the same day. It appears at this point there was a miscommunication in terms of the rescheduled appointment, as you believe it was 4.45pm, whereas our records show 5.45pm. Our team member attended another viewing there at 5:30pm and remained at the property until past 6:00pm. We never received any communication from you at or around 4.45pm in which case, we would have certainly pulled out the stops to accommodate you. If you have not yet found a suitable property, we would welcome a chance to help and demonstrate our commitment to service. If not, we hope that you find a suitable property and can only apologise for the miscommunication, which from our end, we are continually working to improve. Kind regards.

Stay away from this fraud agency

Stay away from this fraud agency. In this pandemic time after loosing 2 weeks trying to rent a house from this agency and after being accepted the application and said that just in minutes i will recieve the contract to sign by email,they just call me next day and say that landlord found another person who is paying 12 months rent in same time so he will just let for that person and they dont give a damn for us like family waiting from 2 weeks for this property and after sending all the papers and being just treated on a way that never happened before. Shame on this agency.very very poor human side.

Costly and unreliable when it comes to repairs

Unreliable when it comes to repairs, left without heating and hot water since Saturday when urgent repairs need to be sorted within 24hrs, that's the law actually but doesn't seem they know it. Not very good for an established estate agent. Apart from the fact that flat was quite dirty when moving in. No one even bothered to wipe the floors, animal hair and dirt in all corners not to mention the smell.

Mr Niraj Shah did an excellent job in managing my rental property for 5 years. He has always been very helpful, if there was an issue It was always resolved very quickly and efficiently. I would recommend Mr Shah to manage their property 100%.

I recently moved from Canada to the…

I recently moved from Canada to the United Kingdom. I found my flat on right move, and Elliott was extremely helpful from the beginning of our first correspondence. All e-mails were replies to promptly and the flat was everything as advertised plus more. I would highly recommend using reliance properties and working with Elliott to find a flat.

Great agency

Reliance has been incredible at helping me find somewhere to rent in Leicester. I had informed them I needed to find a place quickly and they were happy to assist and managed to have everything complete within a few weeks! I have plenty of experience with other letting agents around the country and this has to be one of, if not the best service I have had. Special thanks to Elliott who has been my contact throughout the whole process.
