£188 is "standard" deposit deduction

We rented a flat in Birmingham for a year through Rhubarb. Most of the time they were courteous and communicative, though they never dealt with any of the points raised by us before the mid-year inspection about poor features of the property. These were minor enough to withstand for a few months. We didn't expect, however, to be charged for them and for other invented or exaggerated costs at the end of the year. The 'inspection' process is a farce. After spending a day cleaning and disinfecting the flat (one bedroom, one bathroom and a living area) from floor to ceiling and paying for a professional oven cleaner, we were hit with a bill for a 'deep clean' costing £188. The inspectors also demanded money for a 'missing' grill (which they later admitted was there), marks made by Blu-tack (we never put anything on the walls), broken light bulbs (£15 a time, which they were unable to identify) and a bed frame which we'd complained about to no effect earlier in the year. We left the place significantly better than when we came in (some of the previous tenants' items turned up in our cleaning work), but we were being charged for fictional costs, most of which were immediately withdrawn on being challenged. They stuck hard to the cleaning though, and wouldn't even discount the cost of the oven cleaner (£70) we'd employed. Most of our experience of Rhubarb was a welcome contrast with the treatment by shoddy, avaricious landlords we'd had as students decades ago; but the end of the process was a very familiar one in which we had to give in to unreasonable demands to get any money back (and which we will have to wait another week to get even after agreeing the cleaning deductions from our deposit). Admittedly, they outsource all that unpleasantness to an agency and Rhubarb staff did exercise some control over the landlord's most extravagant demands. However, if you rent through Rhubarb, note every single flaw in writing as soon as you enter the property; be ready to reject any wholly inaccurate claims on your departure; and don't bother cleaning up for Rhubarb - they'll charge you for it anyway. Enjoy your leaving do!

Update: Thank you to Tom for responding to this. I'm afraid your reply is a little misinformed. We did engage with the staff of Rhubarb in pointing out the false claims of the inspectors, and as this review notes, Rhubarb's core staff were helpful in negotiating this with the landlord. We even agreed to accept the cleaning costs, provided the money we had spent on oven cleaning was taken into account - but this was refused by the landlord who, we were told, was "insistent" that the full £188 was deducted from our deposit. Like all tenants, we needed the deposit to move on and so were left with no alternative but to allow the deductions. It's only fair, however, to alert new tenants to this sort of practice, and to the fact that, though they choose the inspectors and collect the money that pays for them, Rhubarb (see Tom's denial) will not ultimately accept responsibility for their behaviour. In fact Tom makes it clear that, regardless of the state of a property, a £188 charge with a lightbulb thrown in for good measure is "standard" - the very point the review makes. As to our "refusal" to negotiate after the review here had been written, it was not clear to me what was being negotiated: the process had completed. I stressed to Rhubarb's staff that their own role was not problematic, but that the company's relationship with its inspectors is. If the conversation had been a "negotiation", we would have been offered something in exchange for modifying our review - perhaps the £70 we'd finally been reduced to asking to have back. But we weren't offered anything. We were being (implicitly) asked to take down the review, as it appears some other tenants giving critical reviews on Trustpilot have been by Rhubarb. That in itself is not a promising indicator of how Rhubarb's management sees its relationship with tenants.

After looking into the circumstances surrounding your review about your experience with Rhubarb Property, and in reflection to the cost of a clean and a replacement lightbulb, I'll keep this response short for anyone taking time out of their busy day to read this.
Our Property Manager explained to you that this was the direct result of the inventory company that was outsourced (not Rhubarb Property) and you did have the right to contest it. You also had the opportunity to send back the amendment form with any updates on the state of cleaning and contest this also when you first moved in.
In any case, there was a deduction requested from your deposit to pay for a professional clean and a replacement lightbulb in a 550sq ft one bedroom apartment. A rather standard and fair charge. We did try to liaise with you in-house over this after your review was posted upon which our Property Manager spent a while on the phone to you trying to negotiate the outcome, but unfortunately you refused.
If you change your mind, feel free to come back to me on the phone number provided on the website and we can talk otherwise any other leaving dos planned in the future, let us know and we'll bring a bottle. Tom

Great letting agent to work with as a Tenant

Brilliant letting agent to work with, making the tenancy process seamless, easy, transparent and comfortable as a tenant. Rhiannan especially has been a great help throughout our tenancy from start to finish, very response making herself available throughout and flexible. The whole team has been great.

The Rhubarb team is brilliant

The Rhubarb team have been managing my buy to let property for a few years now and I couldn’t be happier with the service provided. They are professional, diligent and always one step ahead and have everything covered. Colin is great at what he does, always keeping me informed and my apartment let to good tenants.
Rhiannan is just brilliant, she goes above and beyond and manages all my requests with ease and a wonderful attitude.

Rhubarb property have been amazing and supportive throughout my search for a new home.

Great Experience

Really happy with the customer service experience and how the manager politely explains every single detail, that I was worried about as a tenant.
Moreover any issues has been resolved in a very short period of time by the maintenance team. Rhubarb team always provide a great support and help with anything you need.

Great experience as always

Fabulous Company for all Property Services

We carry out various locksmith services for this Company and they are a fabulous company to work with. Very professional, great communications, payments are very efficient.
