Seamless experience with Rhubarb
Fantastic experience with Tom and Jessica from start to finish. From the viewings, managing expectations, keeping me updated, sending useful photos and videos of the property, making sure the flat ready for move in, answering any questions I had with contracts etc. It was all so seamless and effortless. I highly reccommend Rhubarb.

This is the first time renting a flat in The UK. Jessica and Rhubarb Property gave me a lot of help in making contract. They are friendly and make me so confident. And Jessica, who was very nice replied very fast on weekdays. Communication with them was very smooth.

I and my husband have been arriving to UK less than 1 month, and we are not familiar with the rental market totally in Birmingham. It is so demanding and we feel very stressed to find a right apartment for our stay. We separately found 4 Property agents but I dare to say the staffs in Rhubarb are most friendly, as they really talked to us to understand our requirements and expectations and called us whenever they got appropriate property that well fit our budget.
During the viewing, Collin is very helpful. He clearly presented and explained the key features of the apartments. Even sometimes we feel the apartment doesn’t completely fit us or we want to find a better one, he will not give us any hard feelings or stress. On the other hands, he welcomes our feedback and always tries his best to introduce all similar properties that can match with our needs. He really listens to us and he is always patient to help us!
Also, Jessica is helpful and responsive. She is a Tenancy Coordinator who able to reply to our enquiry quickly and help us solve the problem we met in Background check and payment stage. I think we do raise many questions, as this is our first time to rent in UK. But she doesn’t show any impatience and her attitude makes us feel confident and less worried. It is our pleasure to receive her help these days. Thanks for her prompt reply all the time!

We had a really great experience with Tom from booking the viewing to the end of our tenancy.
I still remember how we got to London and rushed to find good places to live. After two intense weeks with 3 daily viewings, and a total of 42 properties we finally found the property we liked.
This flat met every expectation we set. Compared to so many we've seen it was clearly the best.
We've put in an offer as fast as we booked the viewing. The entire process was smooth and Tom has been nothing but supportive and helpful.
The same went for the entire tenancy time. We got no complaints and we just had to decide to leave as we needed more space for a new family member.
Both Tom and Rhubarb's properties are highly recommended!

Another excellent experience with Tom and his team at Rhubarb Property. This is my second rental through RP; the first one was in Birmingham and more recently in London. I find Tom very approachable and easy going and his new property manager of a similar vain. As a busy doctor I need a company that are hardworking behind the scenes and get things done in a timely manner. I would definitely recommend RP for rentals or sales.

I do not recommend this agency, they are dishonest, not professional and are definitely biased since the owner of the agency is one of the landlords... Also, they proudly announce that they manage more than a hundred properties... task performed only by ONE person! No wonder why that the manager did not managed to attend all my emails properly...
01/11/2021 Final (I hope) Update:
After four month of trying to get my deposit back in which Rhubarb refused to discuss or review any of the evidence that I sent, I had to elevate the claim to the DPS which today came to a conclusion and I am finally able to get back some of (according to my opinion) the money that was rightfully mine. I have to say that I couldn't get all the money that I considered mine for one reason, apparently I did not gathered as much evidence as I thought at the start of my tenancy so the agency managed to charge me damages that I did not make.

I have been trying to get my deposit back for two months, I will update with the outcome.

My current property manager is much better than the last and we are quite happy since the change. It has been only one month since the change and that is why I keep my review as 3 stars, but if I consider that the trend is consistent I will change the review as I consider that their service has improved.

I have been contacted by the new Rhubarb's new Property Manager and he sorted everything out with the contractors. They are fixing all of my needs and they are doing a good job, but I am only giving 2 stars because it took me three months of persistence to get to this point.

I am sorry to write this review, really.
The agent who showed me the house (Andy) and the agent responsible for the agreement (Vanessa) both were lovely and delivered very professional service.
Regarding the customer service... It is far worse than I could have ever imagined. I barely get feedback of anything that I ask. Any minor fix, takes from 2 weeks to... I don't know how much, but It has been more than one month since I reported that my intercom is broken and I haven't even got a call from a contractor (I am not even talking about any actual appointments to fix it). I have to repeat everything about 2-3 times (having to wait 2-3 days) so it gets noticed (I am not talking about solving)... I am really tired of writing the same thing for weeks... At this point, don't think I would ever contract rhubarb services again.
I wish I was more skilled in English to reflect better this customer services experience.
Avoid!
The biggest scam agency in birmingham. At the commencement of your housing they act all nice and professional but once those contracts have been signed, they are the most un-professional property agency. I was under contracts with Rhubarb for 2 years and during my time from the first day of move in - there was no hot water in the apartment... boiler was not working. How can you not have hot water on your first day. This was after flying several hours from the U.S to birmingham. Fast forward months later, there were leaks from the bathroom which were never fixed from the point of complaints till i moved out. Additionally, I had no heating in the apartment for several months, contravening legislation on provision of heating. Imagine living in a "luxury" apartment costing thousands monthly and despite complaints not having heating. I had no heating for over 4 months despite complaints, and throughout the winter! Imagine living in an apartment at minus degrees with no heating. Of course I fell ill due to the agency's incompetence. Legislation advises that no tenant should be without heating for more than 24 hours. My lawyers are filing a case against them based on this hazard which negatively affected me for several months. Additionally, after leaving the apartment, scrupulous charges including charges to stained carpets and curtains (which were identified on the move-in invoice as dirty and stained), in addition to items not on the invoice have been attempted to be charged to myself. Thankfully, the deposit is in dispute with the DPS. My advise to all international students, who are usually their targets, and indeed anyone searching for housing in the Midlands to avoid this particular agency.... Except of course you would like to spend a whole winter without heating in an apartment you paid for
Tried to call them several times today…
Tried to call them several times today with no answer and got voicemail every time. Eventually I left a message asking for a call back which didn't materialise and finally at about 5:10pm someone answered to say the only way to arrange a viewing at the moment was to submit an enquiry through an online channel. Well had their website or the answer machine recording made it clear that this was the current process then this is what I'd have done. Yet nowhere did it say I couldn't arrange a viewing by phone. So I submitted an enquiry via the website saying I felt the poor service today didn't give a very good first impression and asking to arrange a viewing. They quickly emailed back discussing booking me in for a viewing but completely overlooked my feedback about the difficulties I'd had contacting them today. So I replied saying I'll leave it and find another agent. I know it's difficult at the moment what with COVID and apparently they are home working but why can't they have calls forwarded to a mobile so someone still actually answers the phone ? Or why couldn't the person who answered the phone just now have booked me in? End of the day if they are hard to do business with now I can only imagine how bad they must be if you're a tenant with a maintenance issue. There's enough properties and agents in the area to mean I don't need to rent from a company who gives the impression they don't value my custom so I'll gladly take my business elsewhere.

If there was an option for 0 stars I would have given it. Shocking customer service, extremely rude staff and clearly trying to scam tenants out of money. Tried to contact their head office several times and yet I am met with the same rude, unhelpful staff that are a disgrace to the company. I have been nothing but polite throughout the whole of my tenancy agreement with them but have only been met with problems and headaches. The owners/managers need to take a look into their staffing choices as it seems they are losing the company customers and money.

Worst customer service! If I could give less than one star I would do it!
Do yourself a favor and use any other company. They lie about the contract! And while you are leaving the property, they are trying to charge you with unreasonable sums for damage that was already there befoe. My agent called THOMAS AVERY I recommend staying away from him, he lied to me about the payment I had to get I left the property. And trying to get me a huge amount of DEPOSIT.
