Great communication is key.

I rented an apartment via Rhubarb properties Birmingham office and I must say they were just great. The staff were informative, especially Rhiannan who was very responsive and prompt in replying to queries. I would have no hesitation in recommending Rhubarb to new customers!

Rhubarb property have been fantastic at…

Rhubarb property have been fantastic at looking after any queries and putting my mind at ease whilst moving to a new city. Rhiannan McCarthy has been incredibly helpful and communicative throughout my first tenancy. I wouldn’t want to go anywhere else. The online services for logging any issues has been picked up and dealt with too.

Rent of a one bed one bath at Ryland street

Just secured a one bed, one bath apartment at Ryland street in Birmingham through the help of Rhubarb property limited. The viewing arranged by the entity’s staff Jessica Gonsalves was well organized, and their representative was at the property at the agreed time. Jessica responded to all of my emails promptly, which facilitated the swift completion of the referencing and other documentation. Generally I had a great experience with Rhubarb from viewing the property up until moving in.

I'm a landlord and have both let an sold properties through Rhubarb over a number of years. Rhubarb are an excellent company to deal with and always go above and beyond making it easy to do business with. Highly recommend them if you are either looking to sell or let your property.

Quick, accomodating and professional.

Jessica and Collin from the Rhubarb team have been very helpful and considerate when accommodating all the changes I requested in my contract.

The process from the viewing to the move was smooth, prompt and professionally handled as Colin received and took note of all of my specific needs when looking at properties to let.

Jessica has been great handling the paperwork and signing the tenancy agreements. She has been sincere answering all concerns with exceptional satisfaction.

Looking forward to more successful opportunities with Rhubarb soon.

I would highly recommend them and they made the whole journey seamless and smooth, I fell in love with the first house I saw through the help of Colin and they gave amazing discount.

Absolute pleasure to deal with ☺️

Dealing with Ethan and the Birmingham team has been a pleasure! Professional and speedy when it was needed, nothing was too much hassle. Ethan understood our situation which was selling/buying a home but needed to complete on the sale and rent for a short while whilst we wait for the build to be completed. Thank you for moving at pace with us Ethan and helping us find the perfect short term accommodation. It has by far exceeded our expectations and couldn’t have asked for more! I would highly recommend Rhubarb Properties and this is down to you and how smooth the process was - a true asset to the business, thanks again ☺️

Tom and the Rhubarb Property team recently let my house out in Hackney. The process was smooth and stress free.
Honest and communicative all the way. Would highly recommend to any landlord looking to rent their property without the high fees and typical letting agent stereotype!

If I could give less than 1 star review I would.
Unfortunately my experience this is unprofessional team was a nightmare. I am from Birmingham and I rented a flat in the city centre, Apartment 37, 10 Arthur Place, that place doesn't have conditions for humans to leave there! And will explain everything shortly.
Since when we moved there was a few not very bothering things to repair in the house, and the agent who showed the property to us promised that all the maintenance would be done before we move. We went to see the house around 10th March 2021, and we moved to the house on the 5th April 2021, nothing has changed. In the inventory that we've been asked to fill in I reported all the maintenance that needed to be done, and all other minor things at the property at its a old flat so I already expected to not be a brand new flat. Just to resume it very quickly, since when we moved we had a crack in the bath that I've reported several times since April until August, in July/August I started having leaking to my kitchen because the wall was full of water bubbles caused by the crack on the bath, the house was fully of humidity, in September I had no water in the bath, the agency says that they expected us to STOP using the bath and it is our fault of what happened, but since April they just ignored me, so don't expect me paying a FULL RENT and not using my bath that I pay for because you don't want to repair it because the costs go up to 3k£. Since September I've been reporting that we had no hot water, the agency sent to our property the maintenance several times to take pictures, that's even the biggest joke ever, did you managed to take pictures of the hot/cold water? After reporting all this to Property Ombudsman, the bath and the water was sorted by end of November/ beggining of December, reminding you that I've been without hot water since September and water leaks since July. Afterwords, the agency asked me to remove my complaint from Property Ombudsman, another joke. In December we started having leaking in our living room every time that the weather was moody outside, this hasn't been sorted until now. All this leaking resolved into lots of humidity in the property and certainly mould. I left the property 1 month ago, at the moment the agency is trying to make me pay for the mould. And I know my own rights and that I don't need to pay for any damages that was caused by non maintenance from part of agency/ landlord, as citizens advices advised me. Its been a month that I moved, that flat is not in conditions to rent to the next tenants and its already on the market with a price of 200£ higher. Every day you just surprise me more with all your unprofessionalism.

Resuming, waited 7 months for some maintenance to be done. The agency doesn't want to give me my deposit back. They ignore my emails. And everyone in this agency is just so terrible, starting from the landlord finishing in the last member of the team.

DON'T RENT FROM THIS AGENCY, AND REMOVE THE APARTMENT 37, 10 ARTHUR PLACE FROM THE MARKET, STOP MAKING PEOPLE LEAVE AS ANIMALS INSIDE OF THAT PROPERTY!!!!!!!

Hi Vlada, thank you for your feedback.

We are surprised by your review as we were under the impression this was being satisfactorily dealt with in house.

The crack in the bath you have mentioned appeared after you moved into the property (as per your ingoing inventory). When you reported this a contractor was instructed and visited promptly. The extent of the work increased due to your persistent use of the bath, despite being told this would cause further damage to the landlord’s property. You are correct regarding the costings, which the landlord DID pay (despite the damage being caused by yourself), however your claims about this being the cause of the mould issues after it was fixed is false. I outlined this in an email to you in which you accepted partial liability for the mould and agreed to pay a 50% contribution towards treatment without dispute.

Since you vacated a contractor investigated your claim the property had damp issues and was unfit for habitation, after a thorough investigation there is no leaks at the property, however it was noted the trickle vents on the windows had not been used by yourselves. This is something that is explained to you in your signed contract. The mould, resulting from your lack of ventilation, has now been treated. We would never advertise a property unfit for the market.

You may have noticed the issue with limited hot water in September, however you did not notify us of this until 12th October. This was also only affecting the bath, rather than throughout your entire property and the fault was reduced hot water due to the water pressure itself.

Your unauthorized pet caused extensive damage to the landlords furniture and as a result we have had to replace some items and wait for invoices to be received before returning any funds to you. You have been kept fully updated since your vacation (07/04/2022) and you have received a response to all emails within a timely manner.

You did not make us aware at any point you had an animal in the property. It was only when the check out inspection was completed we realized there was extensive damage to the property and furniture. We would have expected honesty from you, as neither us nor your landlord are unreasonable. Throughout the application process you are asked to disclaim if you have any pets, as well as this also being mentioned in your signed tenancy agreement. Without knowing an animal is present it’s impossible to foresee any potential delays in returning your deposit, especially when you did not warn us regarding any damage when returning keys.

Today the bed has been replaced (due to the damage from your pet) and invoice received. Now I can begin the process in returning the remainder of the deposit. We look forward to having this settled for you asap.

We became a Tennant, when the original estate agent was not performing very well, in bothering to manage the property or the annual agrement. The owner switched to Rhubarb and they were outstanding at communication and assisting tennants.
Nothing was any trouble for Tom and the team. Even texting us over a holiday weekend to sort out out our end of tenancy. If you are looking for a company or a property with high standards and great customer service, look no further. Rhubarb and Tom is what you need. Thanks Tom and Team.
