Scammers and you need to avoid

I had an extremely negative encounter where one of their agents called me and pressured me to make a quick payment over the phone to initiate the handling of my equity loan case. They charged £130.8 just to create a profile and verify my identity, and then referred my case to PCS legal with incorrect instructions. Ultimately, PCS legal dismissed my case and informed me that they do not handle such cases. They advised me to approach Themovinghub for a refund, but unfortunately, Themovinghub refused to refund the full amount and only returned £39.8, without even acknowledging their initial mistake of directing me to the wrong legal entity with incorrect instructions. They deceive their customers over the phone and collect high commissions , only to provide incorrect instructions to an inappropriate conveyancing team. I am incredibly disappointed as I felt trapped by scammers who display extreme unprofessionalism in their quest to extract money over the phone, only to eventually ignore you. I persistently pursued them for a long time to refund my money, but they ignored my emails and phone calls and are now completely unresponsive. It was an exceptionally terrible experience with them, and I urge other clients to be cautious and avoid being scammed like I was.

From our records this was an event that was investigated and resolved back in March 2022, and the refund you were given was in line with our terms and conditions.

The calls were listened to at the time of the incident and there was no evidence of miss-selling or any errors on the part of the staff member you spoke to or a full refund would have been offered as an apology.

We are sorry that you were not happy but we did not deceive you in any way, had you not demanded a refund and instead allowed us to work with PCS to establish what was going on we could have resolved any issues.

We are sorry that you feel we have been anything but upfront and upheld the terms and conditions you agreed to, but this review is not factually accurate as you were not scammed in any way.

Poor solicitor assigned poor…

Poor solicitor assigned poor communication, and literally had to push and do the work myself. When we eventually moved we found 2 large floods through 2 ceilings and correct way to report is through your solicitor, Home legal didnt care in the slightest.

We are sorry to hear that you are unhappy with the experience, but please keep in mind that your conveyancer completed your transaction in 13 weeks, which is well within the national average.

Whilst we are sorry to hear that there were leaks in the property, this type of issue would not come up as part of the conveyancing process. If it was disclosed by the vendor or picked up in a property survey, it could have been addressed as part of the enquiries.

Whilst unfortunate, plumbing does fail, and it may simply have occurred between the time the vendor moved out and you moved in. This is one of the reasons why you should always make sure you get home insurance cover in place at the point of exchange of contracts. However, if you feel that the flood was a deliberate act by the vendor then you would need to consider taking legal action.

We are sorry that you feel your experience was negative, but the transaction was completed in good time, and the conveyancer is not responsible for floods within the property.

Untrustworthy & Unreliable Service from Moving Hub resulted in Cancellation

Moving Hub was recommended by TrustD Legal services team but it was nothing but disappointment. They deducted the initial amount immediately but there were no responses to my queries to them. Later I discovered that the quote had changed and that too without letting me know in advance. When I protested, I was notified by TrustD that they had cancelled my request. I'm still waiting for the refund.

The reason the deal changed was the fact that we were unable to complete on two properties on a single file as they were on separate titles.

As all the others say - take the money and nothing

As all the others say - took my deposit. No response with what the deposit was for etc.

Update to response - This unfortunately does not answer my question as to what the service is for. It would be nice if you could respond to my email correspondance as well as public platform comments.

The despoit taken upfront by The Moving Hub is made up of a few elements.

Firstly there is the fee for using our services, and negotiating these low prices for our clients.
This amount will also include to the costs for ID & AML checks completed as part of the process to speed things along.
Finally there may also be comission paid directly to the financial advisor, estate agent or referrer who directed you to our services.

We are very upfront and open with our fee structure and are more than happy to discuss this if asked. Unfortunately based on your chosen name we have no way of checking if you have contacted us in the past but if you do still need assistance please email us at support@themovinghub.co.uk.

Don't use this company- just use your local conveyancer

We requested a quote through 'The Moving Hub', thinking that they are conveyancers, we did not realise that they are a 'comparison' website for other legal conveyancers. After we paid the initial starting cost, we were automatically assigned to WYM legal. A company which has very bad reviews and has so far been terrible. I understand it is not 'The Moving Hub's' fault for the poor legal service, but it is 'The Moving Hub's' fault for automatically assigning us with a solicitor that has very poor reviews/ service and for not letting us choose which legal company we would like to use.
'The Moving Hub's' service is very misleading and definatly not worth using. Just use your local conveyancer.

When speaking to one of our advisors we try to make it clear that we are not the conveyancer, and we put the name of the firm which you are appointed to on your instruction email which are allocated based on your deal criteria and capacities.

However if you are not happy with the firm you are panelled with we are always here to discuss the other available options and can switch you to another of the firms we work with at no additional cost to yourself.

The worst experience I've ever had, with any company....

Before signing with HomeLegal (The moving hub) I informed them that I would need to complete within 3 months, and was told this shouldn't be a problem. They then passed me over to PCS Legal, and after 7 months I still hadn't completed and had to pull out of what was a very simple purchase, with no chain, since my MO expired.
Throughout this 7 months I attempted to get a response from PCS Legal, via both phone and email, dozens of times and received no replies. I repeatedly informed them that my mortgage offer was expiring and I would need to complete, but again no responses. I attempted to make contact with them through Homelegal numerous times, and after PCS telling them they would call me, never did.
I am now £8,700 out of pocket and after making a complaint to HomeLegal (The moving hub), I received a weak and disrespectful response where they essentially copy & pasted their T&Cs and said its not their problem as they transferred me to PCS. Despite signing the contract with them and paying a deposit.
They also pointed to PCS's good TrustPilot score to show that they were trustworthy. However, TrustPilot have put a flag on the account to say they had been posting fake reviews. This again shows PCS Legals lack of integrity. As well as HomeLegals (The moving hub), for continuing to use them.
If you want a company to take your money and then wash their hands of you when you experience issues with their service, then HomeLegal (The moving hub) is the place to go

You came to us seeking £8,700 in compensation for damages you have apparently suffered due to your transaction not being completed within the time frame you required.

We investigated your complaint thoroughly and responded in depth to the initial email as well as to each and every subsequent email received from you. We understand your frustration and respect your decision to publicise your complaint on Trust Pilot, but we are not able to add anything further to what we have already communicated to you in our off-line responses.

A summary of our position is as follows:

We are a conveyancing network with a highly respected panel of conveyancers servicing referred clients.

We cannot project manage the conveyancing process within the firms that are instructed, as we are not party to the privileged client relationship between you and your conveyancer. We do however fulfil various ancillary functions for which we charge, and for which you paid £180 including VAT.

As part of our service we remain on hand to order searches, arrange surveys, procure ID and AML checks and to raise concerns with your conveyancing firm should the need arise. We cannot act as arbiter or ombudsman, but we do follow up and exert influence in support of clients when requested. In the event of a serious complaint, the CLC (which is the regulatory body for licensed conveyancers), has the authority to act and your conveyancing firm carries professional indemnity insurance if you wish to pursue a financial claim.

Regarding the facts of your matter, when you instructed through us, the market average time to completion was such that the transaction was indeed possible to complete within the 3 month timescale you were hoping for. Our investigation shows that we did not guarantee a time to completion and it is something we cannot do. Even conveyancing firms avoid committing to completion dates as the "simplest" transactions involve multiple parties and can take unforeseen additional time.

Since we are unable to assume liability for consequential losses, we have included a Limitation of Liability clause in our T's and C's to avoid any confusion. We are committed to ethical practise and to this extent draw your attention to the following extract from your quotation, which is prominently positioned in all our quotations with a link to our Terms and Conditions

We have no interest in hiding from our responsibility to you, so please read our terms and conditions. We have made them very easy to understand and to search through.

We take every complaint very seriously and will continue to work with all our panel members to collectively deliver better service.

Received refund ok

Same experience as John Marks below.
I didn’t realise they are the middle man, paid my deposit and was contacted by PCS Legal who have very poor reviews and do not want to instruct them. The moving hub have offered an alternative conveyancer but I do not wish to continue and have request a full refund as I’m in my 14 day cooling off period.
Refund me and I too will change my review!
They did refund me within the day, very helpful and I’m sure lots of people do get a good service but wasn’t for me.

Run a mile!

Don't use this service. They appointed a totally useless conveyancing company. The conveyancers never answered phone calls, replied to emails, responded to voice messages from me (the vendor) or the estate agent. They did nothing for 6 weeks and the sale of my property fell through. The buyer cited delays in hearing from the appointed conveyancers as their main reason for pulling out. READ their terms and conditions. It seems if the conveyancer they appoint is incompetent, you are not entitled to a full refund. Run a mile. I won't make this mistake again.

DO NOT BELIEVE THEIR POSITIVE REVIEWS, THEY OFFER THE COST OF LEGAL FEES AS AN INCENTIVE.
I accepted their quote with PMPL for £759inc VAT & all Disbursement's, I was horrified when 6 months later after having already paid £517, I was presented with a bill of £654.40 a day before exchanging/completing, without any indication that additional fees would be incurred. Over £200 for water drainage & environmental searches and over £60 "finders fee" for arranging an indemnity policy for which was purchased by the seller and I am still unclear as to what it covers or why it was necessary

Worst Solicitors I've ever dealt with.

I needed solicitors to help me buy a flat with my partner. I used The Moving Hub to find solicitors and they sent me to one of the worst firms ever.

Seems after a little more digging they operate more like a scam. Quotes to match what's charged.
