Great experience from abbotFox lettings team!
Friendly in person but weren't great with emailing me back when I first signed a letting contract with them, had to call them to get a response. Reporting faults and repairs was okay but they weren't that helpful, they don't seem to know their properties well – I had to pay for a plumber that wasn't necessary. They also failed to email me about a home viewing so unlocked my door and entered unannounced. They were apologetic but obviously, this was an extremely stressful experience.
I have been waiting four days for abbotFox to reply to an email where I was enquiring about two properties I am interested in. Still no reply, I eel sorry for their customers they are working for.
What a shambles of an estate agent. Maybe 'On the Market' should drop them

I've used Abbot Fox to rent two properties. The first one went relatively smoothly. However, I was charged a £99 holding fee that was never returned to me, nor taken off my rent. I believe this is no longer legal, although I do apologise if this fee was for something else.
Another point I would like to make is that my first tenancy was a minimum of 6 months and as soon as that 6 month minimum period was up Abbot Fox were quick to contact me and ask if I am interested in renting somewhere else. I find this to be immoral business practice as it essentially means that the landlord who has paid to use their services now has to pay to remarket the property if Abbot Fox get their tenant to move elsewhere.
The second tenancy has been a nightmare so far. The estate agent was over an hour late to my viewing. I called multiple times and they said "sorry she's running late, she will be there in 15 minutes" but ultimately this time frame was not met and they just wasted my time. To make matters worse when she did arrive the fob to the main entrance did not work, and after we did successfully gain entrance with the help of the property's maintenance team, she also brought the wrong key to the apartment which meant I could not view the apartment. Instead of viewing the apartment I just requested a video which was sent the next day.
Today I went to collect my keys which was scheduled for 2pm, I emailed Abbot Fox when I got to Norwich and asked if I could come a tad earlier. They then told me that the appointment is in two days, when I had proof that it was meant to be today. Luckily this issue was resolved but is just testament to the poor organisation of this business.
So I finally collected the keys and went to the apartment to discover that it was left in an absolute state. In the contract it said it would be professionally cleaned but it wasn't. Part of the plastering of the wall laid over the floor and there was feaces in the toilet and an array of bugs in the bath. To think that Abbot Fox had been in this apartment and deemed it to be suitable for me to move into really blows my mind, especially in the middle of a pandemic where cleanliness is of added importance. Also, when I did meet the estate agent for the viewing she said "bare in mind that the apartment will be nicer if you move in as it will be redecorated and cleaned" and neither of those statements were true. All in all I was completely misled with this property, the contract was breached as it was not professionally cleaned and now I am left with an apartment that quite frankly is not worth half of the money I'm paying for it.
If you choose to go with Abbot Fox expect to be messed around, overcharged and have a substandard level of customer service. And for those landlords looking to use their services I would advise against it as the likelihood is that they will ring your tenants up when the minimum contract length has been met and see if they would like to move.

Worst of a bad bunch in Norfolk absolutely clueless! Last 5 properties I have enquired about to rent “Erh sorry sir, the tenants have decided to stay on “ 5 in a row lol !! More like they know I’m on u/c and illegally refuse my interest! Law breakers along with a good few other agents In Norfolk I’m afraid but these are shocking ! Avoid if ure on benefits
You'll notice with estate agents that the best reviews come from people selling/buying properties. This is because that's where the money is. As a business responsible for managing RENTED properties, abbotfox show a complete disregard for the wellbeing and safety of their tenants. They simply do not have time for us, and consider us unimportant.
When I first rented the property, abbotfox failed to maintain regular contact about the process. It got to the point where it was TWO DAYS before we were meant to move, they had said they had everything they needed, but hadn't contacted us in over a week. I had to call them to make sure everything was in order, and they acted lackadaisically about our impending move and how time sensitive it was, as all moves are.
Then there was the nightmare of the tenancy itself. This was during the pandemic, at which point the owner of the house decided to put it on the market. During this time we had to endure multiple visits from strangers, one of whom didn't even arrive with a mask and we turned away, and one group who arrived after the appointment was cancelled, came in anyway, asked intrusive questions and attempted to enter my room while I was sleeping. This was an appointment pushed by the agency with little regard for whether I consented or not. They showed a complete disregard for our wellbeing, because there was money to be had in doing so.
Overall abbotfox do not care about tenants. I can't speak for those buying and selling, but those people have an asset. If you don't, stay well away.
