the worst property manager
I have the worst property manager on Earth.
I have been renting this property for almost 3 years and in that time I have been left without a fully working boiler multiple times. Each time the answer is "at least you have an electric shower". With a child in tow, even the maintenance engineers have more compassion and have verbally confirmed I need a new boiler but this has never happened. Plasters applied until the next breakdown.
I currently have a broken washing machine and every time I ring to chase this with my property manager he is never around and doesn't answer my emails. Refused to pay my laundry bill also.
I used hooks on walls that would peel away based on the manufacturer guarantee and was made to take them down, from, btw, the most shocking state of walls any flat has ever seen.
These people are incredibly inhumane and do not deserve to let properties.

Everything was fine before the deposit was placed. The agency does not show any flexibility in setting up renting date or paying rent.
When I had to move out - I got all the information just a week before vacating although I have asked for it a few times with no response.
Additionally, property managed added 2 days on my rent although he received and confirmed the receipt of the end of tenancy notice the same day (complaint is getting filled and will be taken to ombudsman if necessary just out of principle).
On the bright side I'd like to give complements to Lynne Moore - new tenancy ad visor. She'd always reply quite promptly and did her best to help resolve issues although the other company members were not responsive at all.

I am a landlord and entrusted my property to Braemore. Initially a great personable company who cared about the Landlord and ensured there was a good tenant. My property is in disrepair after Braemore have supposedly looked after my interests for 20 years. After take over they only care about the money they can make.

AVOID AT ALL COSTS
Extortionate, illegal practices, will charge you up the wazoo for everything they possibly can, every employee that works there is insanely incompetent and rude. After reading some of the other reviews left, my experience is frighteningly similar. Weeks without a carbon monoxide detector, months without working heat, months to get any small repairs done, and I haven’t even gotten to the part where I’m meant to get my deposit back. Braemore does not give a s*** if you live or die in their flats, would probably put it back up on the market days after carrying your lifeless corpse out of the building even after you’ve paid the rent for that month.
Avoid at all costs. Every single cost. It’s not worth your time to deal with this letting agency. Don’t give them a crumb of your money.

We went yesterday for a flat view on Yeaman Pl 17 Edinburgh at 18:30. We liked it and wanted to rent it, the agent showing the flat said.”call tomorrow to our office at 08;00 and pay the deposit and it’s yours” This was very important for me and my partner.
I called this morning literally 17 times from 07:55 to 08:45 and all calls, to the head office and all other phones I found online, and the line was always “ line is unavailable at the moment. I left 5 voicemails asking for a call back.
Then I received a call at 10:00 form a lady that heard my voicemail ( one of 5) saying someone else called and paid before me.
This has cases me lots of distress as I had to change my job structure to confirm this, . The phone lines do not work for me, but they worked for someone else, what a coincidence!
Don’t trust this agency
Shocking service from a company who forget about you as soon as they have your money!
Could not get a gas safety certificate. On 2 separate occasions 2 workers from Braemore also turned up to the flat without giving any notice and also tried to let themselves in. Struggling to get the deposit back from Braemore for no apparent reason apart from they can not be bothered to get it back to me. Mentioned about the boiler being faulty on more than a couple of occasions and nothing was ever done about it.
Frauds and liars - disgusting apartment conditions.
Rented the apartment to me in terrible condition, with broken furniture filling a room, carpets soiled with faeces and mold, a constant mildew smell, grit on the floor, a broken lock that trapped me in the apartment. Provided a false inventory and lied that they would fix the issues and amend the inventory. Lied about storage space in the garage. Never ever rent through these guys.
Not even worthy of the one star
Quite frankly the worst agency in the whole of Edinburgh.
When moving into our property we were faced with an absolute state. Dirt/ dust everywhere, broken household items, stained mattresses (with no hygiene protectors provided) and flooring, and a missing set of keys.
Upon arrival, myself and flatmates fully investigated the property and wrote a very long email highlighting the issues which we needed fixed and took high quality camera photographs as proof.
None of these issues were fixed during our stay. Emails and phone calls were disregarded and we were totally neglected throughout our stay. For example, from September- February, one bedroom was left completely with no heating whatsoever, and during the extremely cold months in Scotland, the temperature in the room was ridiculously cold. But, again, Braemore continued to neglect and acted almost as though they did not care.
This continued with other issues during our stay, just as though they did not care as we were Student tenants. Not fair at all.
When moving out we were charged an extortionate cleaning bill, which, due to the state of the property upon moving in, and our treatment throughout the tenancy, we refused to pay and ended up having to do through a dispute. Braemore accepted no liability for any of their wrong doings throughout our stay, and tried to push all blame onto us.
Absolutely appalling experience and If can do, please avoid renting from this company at all costs, especially if student as the level of neglect is bang out of order.
Vultures of Edinburgh private lets
This is an appalling agency with absolutely no regard for the well-being of tenants. They made it as difficult as they possibly could for me to end my tenancy by bombarding me with restrictive paperwork and unnecessary fees; they charged a premium of £120 just so that I could leave my flat. The staff are rude, passive aggressive and extremely inefficient. Braemore is the embodiment of everything that is wrong with the private rental sector in Edinburgh.
Renting out your property in Edinburgh
We have been letting our property in Edinburgh now for the last 3 years and have all ways found them to be efficient polite and helpful.
Very reasonable management fees and will never look for unnecessary reasons to take additional money out of the rent payments, always fare and rent always paid to us in a timely fashion.
Would recommend them to new and existing landlords.
Braemore have extremely low standards
Braemore have extremely low standards. They are happy to rent out properties that are in need of full decoration and hideously worn out dirty carpets.
My daughter rented one of their properties and had several maintenance issues. Braemore did not respond to requests for help to fix these. Fridge was broken when the tenancy was taken up and it took them 5 weeks to replace it. No fridge for 5 weeks!! not a care in the world just blamed the landlord. Bath tap stopped working, they didn't fix this for 2 months!
Withheld deposit at the end of the tenancy for cleaning and even charged an administration fee for getting cleaners in. Incredible considering the poor state of the flat and the lack of attention to any detail during the tenancy.
Staff were extremely rude and uncooperative in the Edinburgh office.
I cannot recommend this company to anyone and would advise against letting through them. Their reviews say it all.
Terrible culture within the company that will run from the management all the way down. Braemore’s aim seems to be to get as much as they can out of the tenants with the smallest possible input or customer care. Avoid to save yourself the hassle and stress.
Not surprised to see the low ratings on…
Not surprised to see the low ratings on here, experiences very similar to mine with Braemore. The flat I actually put a deposit down for originally turned out to be the wrong flat (the agent showed us the wrong flat - first sign of incompetence). Luckily the flat I ended up with was ok. However it was in desperate need of redecoration. The agents doing regular inspections wrote this in the report every time they visited, but nothing was ever done (although this may have be down to the reluctance of the landlord - that was always their excuse anyway).
I reported numerous faults - bed had a dip in the middle from when I first moved in which gave me a bad back (was never replaced); I didn’t have a working microwave for 9 months until I moved out (I asked at least 4 times); and various other things. The lack of organisation and communication in the office on the whole was unacceptable. They even sent a work man round twice to fix the same problem (they had not made a record the first time it had been fixed and then tried to charge me for their mistake).
I left the flat better than I found it, I couldn’t put down the original rug as it was literally moth eaten, black stains and stank - so I left it folded up for them to see (this was the type of furniture in that flat unfortunately). Despite all this and taking photos/ keeping track of the inventory I was still charged around £150 of my deposit...what for I don’t know!
2 months after I moved out I was amused to see my old flat listed for £110 a month more than what I was paying for it. I like to think this is because it had been decorated and updated it, but I doubt it...!! I wouldn’t use Braemore ever again.

We have been renting a property with Breamore for over a year now and I only have had positive experiences. They are always happy to help and very friendly when anything needs to be organised.
We had a really bad experience with…
We had a really bad experience with Braemore from start to finish of our year-long tenancy. There was little to no support for ongoing issues in the very shabby flat and whenever we emailed the agency, a different person would reply every time.
To top things off, we were deducted £200 from our deposit despite leaving the flat cleaner than when we found it.
I do not recommend this company, they are highly unprofessional.
Less than 1Star
By far the worst letting agency I have ever had the misfortune to deal with. They are a completely incompetent group of individuals who only care about how much money they can keep from your deposit.
It is impossible to contact your property manager by phone call, despite having to wait days/weeks for email replies. We reported numerous repairs (including a broken shower) on moving into the property, all of which were completely ignored.
We received our rental property in a filthy state and yet were charged over £200 in cleaning fees at the end of our tenancy, despite returning the property in a better condition.
Braemore use sub-companies for any use of contractors and end of tenancy cleaning, so be mindful of this when your deposit is unfairly deducted for cleaning fees that took place by employees of Braemore.
After the horrendous 6months we experienced at the hands of Braemore, we took the time to put together a full complaint outlining the endless concerns we had with our Property Manager and Braemore Morningside as a whole. This complaint was sent directly to Head Office and subsequently sent back to the Team Leader of our Property Manager. We therefore failed to have any un-biased review of our complaint and were finally sent a reply 3 weeks later which unsuprisingly completely disregarded all of our concerns.
I urge anyone considering renting with Braemore to look past the 5star reviews conveniently pinned on their website, and truly research the numerous of honest reviews out there.

If you love being patronised and don’t mind breaking into a flat for a viewing, Braemore is for you!
Booked a viewing with Braemore after being condescended on the phone, only to show up to a viewing on time and find the estate agent hadn’t bothered to show up. After 15 minutes we called to see what the problem was, and after being put on and off hold, we were told that they didn’t know where the estate agent was. Told them to cancel my viewing and the other two we had scheduled with them, and was then told if I wasn’t happy I could leave, as if I wasn’t already trying! More than happy to leave and never look at another one of their properties. Looking at the other reviews it seems we had a lucky escape.
