Totally unacceptable

I have rented many properties over the years in a few cities but I must say that my experience with Braemore is by far the worst. I have been in this property for just over 2 months. I let them know within the first week that the shower basin was broken. They came around, had a look and told me not to use it until it was replaced. To date it has not been replaced - 12 weeks later. I’m so annoyed with them that I have given up and am moving out.

Then I’m at home working and somebody tries to get into my flat (luckily I had the chain on) when I went to investigate it was Braemore with about 10 people in tow to do a viewing. The gave me absolutely no notice, not even my legal 24 hour minimum.

I also could not get my internet connected for over 3 weeks due to the previous tenant having a block on the line so she wouldn’t face any fees from her provider. I have subsequently found out that the previous tenant works for Braemore.

I would never in a million years rent with this lot again.

Although I didn't get a response to my…

Although I didn't get a response to my original request, when I called back to chase for a valuation for my property, the lady on the phone was really helpful and I ended up being put through to a gentleman called Nick Scott. He was too, very helpful and sent the information I requested straight away. Great service. Thanks!

Appalling and unprofessional

Horrified to have a Braemore representative tell me, at the beginning of my rental with them, that their property managers have competitions to see who will withhold the most amount of money from students' deposits at the end of each term. Alarming approach to letting properties and utterly idiotic to share this information with a new tenant. Had a disgusting experience with them at my tenancy start, flat was a dirty tip when I moved in and they didn't seem to care. -Nor about the money I lost on rent for the days I couldn't live there. As long as they're taking your money, they don't care about the rest. The landlord even told me not to bother with them for repairs and things and to go directly to him and the electricians, etc, that he uses. He didn't seem impressed with Braemore. A let down on both sides it would seem.
Avoid.

Sales part of the business is brilliant…

Sales part of the business is brilliant - everyone we dealt with were fantastic. The brochure they produced was very professional and made our place look great. They used a professional photographer and staged our property. We sold within 48 hours with a number of viewings.

Utterly abysmal and amateurish business

Utterly abysmal and amateurish business to deal with. My fiancé and I rented a flat through Braemore a few months ago and when we got to the place it had simply not been cleaned. There was the last tenants food lying around the kitchen, the bathroom was filthy and the bedroom still had rubbish from the previous tenant lying on the floor. It took 3.5 days after our lease began before cleaners were finally sent to the flat before we could move in. They then refused to refund us the 3.5 days rent as despite admitting the flat had not been cleaned but they did not believe it was “dirty enough for (you) not to live in”.

There was no electrical safety testing, no legionella testing nor any indication it was going to be carried out. Plugs we’re hanging off the wall and the flat was generally falling to bits. Every opportunity Braemore has to redeem themselves was another abject failure, the worst being their plumbers ripping our entire sink off the wall to fix a broken washer and leaving a hole in the wall for a week!

If you are looking for a letting agency who are either outstandingly incompetent or actively malicious towards their tenants who want a reasonable standard of living, these guys are for you. For everyone else, avoid like the plague.

Absolute joke of a company

If we could give less than 1 star we would. Totally unhelpful and incompetent. "Lost" our application documents in a system error on their part and then threatened loss of tenancy if we did not manage to replace all documents within 24 hours. Tried to ring to confirm that they had eventually re-recieved all documents to be sent an angry email explaining that they didn't have the time to take calls. If we could have found another property with a different agent in such a short time we would have done but needed an address to move into asap.
Eventually came to moving in to a very tired, dated flat with a weird smell. Things that were reported broken on the inventory hadn't been fixed and just left broken. Tried to report maintenance issues and a week later nothing has been fixed. We're now into week number 2 without a bathroom light (the ceilings are too high and no ladders provided) and using the bathroom past 5.30pm is proving tricky. Multiple calls and emails later and the agents still haven't actioned repairs. Already far too fed up with this agency and looking for different accommodation less than 2 weeks into our time with Braemore.

Time wasters and rude

I've had the displeasure to arrange a viewing of a flat Braemore was advertising.

I arrived at the property to find another person also waiting as we had a viewing at the same time. When the agent arrived, he didn't introduce himself nor said anything at all, despite me trying to greet him. He just went on to open the door, which was incredibly rude.

Once inside, he wasn't in the least interested to answer any questions, and tried to kick us out as quick as possible.

When I asked him about putting offers through for the landlord's consideration, he said I had to call their office for that. When I called the office (after 1 hour of trying to get through to them), they said I had to phone the agent I'd met. And he hadn't even given me contact details!

This company is a complete time waster. If you value your time, don't bother dealing with them. They're very rude, don't care about doing anything right, and will treat you very badly.

Completely Avoid Braemore for Lettings!!!

This review is based on Braemore's lettings side of their business. Absolutely terrible to deal with. Incompetent, uncaring and downright rude. Six weeks into a lease and still without essential facilities despite paying for these as part of the monthly rent. Physical written evidence in existence of them lying to both myself as the tenant and the owner/landlord of the property - yes, it's now come to the tenant/owner having to correspond with one another directly with both parties enraged by the Braemore "service" (big joke!). Tell the tenant one thing and tell the owner the opposite to cover their own ars*s!! Charging and taking money from the owner to fix problems weeks previously, telling the owner the job is now done and now telling me the owner hasn't paid up so basically I have to shut up and put up!! Disgusting way to treat both parties. Happy to rip people off whichever way they can to make a fast buck! Not concerned at all with their own legal responsibilities.

Terrible company to get involved with

Terrible company to get involved with - stay away. I guess people's positive experiences have been before renting a property... obviously they were great to me right up until I took the keys and then unresponsive, unprofessional and generally uncaring service followed since then.

Especially a word of warning to counter the response to Jack: they will add 'other services' to reduce the deposit return - something that is hard to argue with as is totally unspecific - so best to assume you'll lose 10% regardless unless you want to fight it. If you do, don't expect this process to be quick. The experience I've had was that this was dragged out right to the 30 day deadlines of the deposit scheme. Even for the cleaning service, when I queried the amount, they said they would "get the invoice amended" (so basically, it was faked in the first place - I mean, what cleaning company would suddenly decide they spent less hours cleaning than previously?!).

Shoddy, incompetent, dishonest

After leaving a young family without heating and hot water they failed to deal with the subsequent complaint despite promising to do so within 15 working days. Avoid this company.

Very quick to respond to any queries …

Very quick to respond to any queries you might have. As a tenant I felt very supported by Braemore when it came to moving out and getting my deposit returned.

Lets people into your house without permission...

Bought out ClickLet and have been a nightmare throughout our tenancy. Allowing people into house without our permission, difficult to communicate with and now attempting to charge us for cleaning after we already hired a professional cleaner, unbelievable. Find another agent if you know what's good for you.

Avoid like the plague - you will be ripped off!!

Currently witnessing Braemore attempting to rip off a family member who has been a loyal long-term tenant. Handed over the property at the start of the tenancy in a very poor condition, were slow to respond to maintenance issues during the tenancy and now have the audacity to try and charge for cleaning at the end of the tenancy even though the property was handed back in a much improved state.
The best part is that the Braemore representative who attended the property to carry out the check out inspection was quite upfront in the fact that they 'never get cleaners in' in between tenancies and that someone else was moving into the property the next day. And yet, my relative has been asked to foot charges for cleaning. Absolutely outrageous!! Amazing that agents are still trying to rip off younger (and perhaps more vulnerable) tenants in this day and age. People need to be made aware of this and avoid at all costs.

We are sorry that you feel you can only award 1 star on behalf of your family member. We can confirm that all deposits are lodged with a registered Tenancy Deposit Scheme who holds the money on behalf of the tenant until the end of the tenancy. Money cannot be claimed by the landlord without either a tenant agreeing to the deduction being made or in the event of a dispute, the evidence being submitted to the independent adjudicators to assess the claim. Seamless transition following …

Seamless transition following incorporation of my previous agent, Click -Let, and communication prompt and appropriate. So far, the Click-let tenants are still in residence, and have been good tenants so far as I can tell, so I've little experience of overall performance of Braemore as a letting agent, but certainly no reason to complain.

One of the better letting agents!

Staff were always friendly. They were great when our landlord sold the flat we were renting and offered to help us find somewhere new to live which was much appreciated. Always quick at responding to queries and maintenance issues.
