Scum

Steve Davies solicitors should have been shut down years ago they handled my accident claim and ripped me off with thousands and the solicitors I got to sue them contacted me and said they have liquidated and have no chance of getting my money they owed nothing but scum

Davies & McGrath Law handled my legal…

Davies & McGrath Law handled my legal matters with a mixed experience. While I did manage to purchase my home, there was an oversight with the registration, and communication was lacking at times. The process took longer than expected, causing some stress and additional steps. It's important to ensure all details are thoroughly checked when using their services. Overall, a middling experience.

Negligent

Further to my earlier review. I had the shock of my life today to be informed by a legal expert , that although I have legally purchased my home , Steve Davies solicitors failed to notify Land registry , so technically on paper I do not own my home, another legal problem to deal with ,despite paying and trusting Steve Davies with the conveyancing.

Worst Solicitor Ever

Well what an experience I've had with these people.
It took them 9 months to complete the sale of an unoccupied property to a buyer with no chain, including months before they even began the process. Please, please, read of the reviews before you even think of using them!
They never returned emails or calls, they were truly awful to deal with, and on more than one occasion I was completely misinformed.
After a process with the Ombudsman, they agreed to pay me some compensation on the 3rd March 2023. Today is the 30th June 2023 and they still haven't paid so I'll now be raising an application in the small claims court.
Do not trust these people with the sale or purchasing of property

Absolutely terrible experience bought a…

Absolutely terrible experience bought a property completed in august 2022. To this date I still have got my deceleration of trust signed up yet. This puts me at major risk and the fact I have sent 14 emails since last summer and you have repeatedly ignored it I hope you burn with the red colours of hell!!!

Absolutely the worst experience of my life so far. It was waist of money, time and health. Very unprofessional, rude, not helpful people without solicitor license. Scammers! Charge us full price and never provided the service to the end. Left us with no land registry. Anyone who going trough same problem right now please contact law society and report them also SRA will be helpful.

Absolute joke!

I think the good reviews here must be done by staff at their own office because this has been the worst experience for me as a first time home buyer.

It took over 6 months for the completion to go through, with limited correspondence from the staff and no updates.

I then received a letter from HMRC 2 years later to state that the Stamp Duty tax was filed late and a £200 fee is now due! I have raised this on multiple occasions with no action taken from the solicitors to rectify this. The managing director proceeded to ask for my bank details to transfer an apparent sum of into my account, which has never appeared and I also have no idea why any of my funds have been held or why for so long.

I have now been informed they are going into administration and HMRC are stating that it is my responsibility to pay the fee!

Next steps are to go to the Ombudsman to seek advice...

Absolutely horrific

Absolutely horrific. If I could swear then I would. The worst service, zero communication and today we find out the offices are now closing and clients have been advised to find alternative representation. Bunch of cowboys and cowgirls.

Davies & McGrath Solicitors ⭐️⭐️⭐️⭐️⭐️

Berkley Law group instructed Davies McGrath (DM) for my conveyancing as the previous company they instructed failed to contact me despite having my files for over 8 weeks. DM were excellent the onboarding team contacted me promptly with the initial information pack and then allocated a conveyancer to me within a timely manner. Collette Tree was brilliant she was a true expert in her field of conveyancing specialising in Leasehold and share of freehold purchases. At all times she kept me updated and was extremely thorough in her work. With the pressure from the rest of the chain often I was frustrated and worried I would lose my purchase but looking back I can see the importance of ensuring all queries were addressed properly. I will not hesitate to instruct Collette Tree again. Anyone that is purchasing a leasehold/freehold property should look no further Collette is an expert and is highly recommended. Just make sure you have time on your side as Collette will leave no stone unturned and will not compromise on any vague responses also please note that she works part time so if you have a strict timeline please discuss this with her on the outset. Thank you to Amandeep and Mathew as well for stepping in at exchange and completion when Collette was not available without you guys I could have potentially lost my purchase. You guys were great too, easily accessible and picked up the files immediately!

Ref 8629 Purchase of Swansea, SA7 9WS Ian Dahlgren and Christian Dahlgren
It's nearly 6 months that I am waiting for a refund of my £150 and still no response from them.
6 months ago, They asked for my bank details to refund my £150 as they were not able to finish the buying process and they asked to refund my money.
I sent them A formal complaint by email on 4th January 2023.
They did not acknowledge my complaint within seven working days of receipt and I have not received any response yet.

Happy customers

We had a great service from Amandeep and Matt. Me and my husband were a first time buyers trying to buy our first house. We had no clue where to start. Amandeep and Matthew responded to all our questions and queries in a timely manner. Explained the process in details and were very approachable. Understandably the process took some time initially but when we informed that we were hoping to finish before certain date, all efforts were made to insure that. We we’re really happy that we managed to complete the purchase in the time we proposed and with the whole experience. We totally recommend David and McGrath law. Thank you so much. The only thing I would say is that final cost was very different from initial quote, bare this in mind when booking.

Definitely recommend!!!

Amandeep and Matthew were amazing from start to finish! We had trouble with previous solicitors and swapped over half way through the sale to these guys and they truly couldn’t have been better. They are so efficient, patient and so good at communicating!

Worst ever conveyancer

In September 2022 I spoke with the conveyancer Zoe on the phone and explained to her that I am a cash buyer. I asked her what she required from me in terms of proof of funds and she informed me that all I needed were my 6 monthly bank statements. After many weeks of no contact whatsoever from Zoe I emailed her for updates but did not receive a reply. On 17th of November I was rather frustrated with having to chase her for information and receiving no feedback so I felt I needed to find an alternative conveyancer. I emailed my original point of contact at Let’s Move Legal group, as this was the original company I chose as my solicitors and expressed my disappointment with the handling of my case. To which her response was ‘We are disappointed to receive your email and will chase the solicitors to provide you with an update and a progress report’.
It wasn’t until 3rd January when Zoe asked me for my proof of funds bank statements so I sent her the 6 month’s statements she asked for. She then replied: ‘ Is it possible for your husband to confirm in writing and signed that he provides said amount to you each month as a family allowance.’
To which I called her to ask she what format she needed this in (eg, email, photograph of a written and signed letter etc…) she said a photograph of a signed letter would be fine but then later that day informed me that this would not be enough. She then asked for my husbands bank statements (I provided her with 6 months of statements from his 3 bank accounts) and proof of ID and address to be certified by the embassy. To which I told her that would take weeks, possibly months to obtain from the embassy. She then said any solicitor would be able to do it. Had she told me this in September we could have prepared this well in advance while we were both in the UK, instead I needed to find a solicitor in the country I was currently staying and pay the additional cost of this. Finally, after providing an excessive amount of proof of funds and speaking with you on the phone explaining them even further, the contract and and all other necessary documents to be signed, which I did sign and posted them from overseas (paying the additional cost of this) on the 3rd February in preparation to transfer the funds and complete the process once I returned to UK on 15th (or a date close to that). I didn’t hear anything further from the conveyancer after that. Upon my return I completed the purchase of a different property on with another conveyancer who also works at David and McGraph and on this day I emailed my conveyancer to ask when our completion date would be to which she replied she needed more proof of funds. She required statements which were almost 2 years old. I was completely shocked by this extremely last minute request as I believed we were ready to complete.
She had my statements for over 6 weeks, and I couldn’t understand why she didn’t ask for this then. Why did it take me to contact her before she give me any information?
I was extremely frustrated and disappointed by this time with her ongoing lack of communication and misinformation.
The statement she was demanding were from my bank overseas As they were so old I could not access them from online banking so I emailed the bank and they informed me I needed to go into the bank to access them and pay a fee for each statement. As I had just returned to the UK 4 days previously this was not possible.
I then emailed the company's manager Steve to inform him of these requests from this convayancer which had been made so late in the process and that her latest last minute demand was not possible for me to meet. Unfortunately he did not reply to my email. I then sent him a further email as I was now feeling completely unsupported by the company and needed to know if he could confirm that without these 2year old bank statement I could not proceed with the purchase which began over 6 months ago. Again he did not reply. Unfortunately I had to inform the vendor of this whole dilemma, to which they were extremely upset as they too believed we were ready to close.
I am utterly baffled by how 2 solicitors working in the same firm who were both instructed to support me buying 2 separate properties at exactly the same time under the exact same conditions could act it such different ways. The process with the first conveyancer was not hassle free but at least it was successful but with the convayancer in question it was just the opposite and clearly unsuccessful. I have now been forced into a position whereby I must pull out of the purchase, causing much distress to both myself and the vendor as we have been committed to this process for 6 months as well as a loss of all the requested fees which totaled over £600.
