Don’t know what else to do but write a review
There was a leak detected between flats, and the cause was a split hot water pipe in between my flat & the flat below. The insurance company has paid out for damage to the affected flats, but are refusing to pay for the repair of the pipes (that caused the damage) which are not even in my flat and in the concrete of the floor. I am aware this is not DJC’s fault, but how they have handled it has been appalling. There is lack of communication, and I can never get a response from anybody in the office. I am informed the relevant people will call me back, but they never do. I send follow up emails, and they never respond. This has been ongoing since April, and I am still no further in getting an answer.
DJC need to start providing a service, and training staff on how to communicate. The turnover is very high, and each time a new property manager joins, the updates are not communicated properly.
Examples of unacceptable service are:
*Residents AGM held 22/06/22 - minutes and actions from meeting still not communicated.
*Insurance claims not being approved by the appropriate directors.
*Unable to provide information of historic insurance claims which have meant insurance premiums have increased from c.£180 in 2019 to c.£550 in 2022 per resident.
The constant problems are affecting many residents both mentally & also financially.

Emergency issue resolved very quickly
Having noticed an emergency issue, I raised it with my property manager and found the service from DJC Property Management really quick. They resolved the repair to the building very quickly, avoiding any potential rain damage. The team they sent were very friendly, knowledgeable and fixed the issue on the spot. They also went beyond their remit and helped with a couple of new items. I particularly want to thank Craig Madle who led on this and sorted it out very quickly and efficiently. He worked collaboratively across the repairs team, DJC colleagues, tradesmen and kept me informed of progress. I recommend him as a valuable member of the team.

They have never kept us up to dated
They have never kept us up to date on anything. Managers for our flats have changed numerous times. CCTV was turned off for years. Left us for weeks without a handle to exit the communal entrance. When the freeholder was changed we were invoiced by both DJC and the new company. We ended up having to get to the bottom of it with a solicitor as DJC seemed to wash their hands of it initially, meaning the new company sent us threatening letters.

Dishonest and Impossible
Our estate was unfortunately handed over to DJC a few years ago and right off the bat we all knew they would be trouble when we were slapped with a bill for over a grand on New Years Day for services that we had not even received.
We didn't even have a road or street lights for the best part of our first year here. There are several abnormalities on our bill too, things that we do not even have here such as use for a communal tap that we don't even have and over 100 pounds (for each of the 6 flats here, so over 600 pounds) for 4 communal windows to be cleaned 4 times a year which to this date has only ever been done once and that was yesterday.
There is quite a list of issues that I shall not go into here, but when DJC were contacted regarding this, communication is the worst I have ever experienced. Nobody seems to know or want to own anything. You send them an email; you get a response saying it will be investigated and then nothing happens. Nothing changes and you still end up getting slapped with another bill.
When you ask for evidence of work they have "done", you get no response, just the bill they have previously sent you as if that is evidence enough.
Our property manager, and I use the term manager loosely, has changed 3 times in as many years and each time they change, all previous investigations and communications disappear so you have to start all over again. All this time the bill amount is going up and up because none of us at the block are paying it as we refuse to pay for services, we do not receive... I mean why would you? They don't seem to understand that at DJC. They border on fraudulent.
For 4 years our doors into the block have been broken, they were informed of this years ago and you would have thought these "regular checks" they are supposedly doing they might have noticed the doors don't shut. That's ok, it's only our security at stake, right?
Here's another fun fact, lock down. We all remember it right? For over a year we had nobody visit the site at all, no cleaners, fire alarm checkers, nobody... Guess what DJC did? Yep! Charged us a whole year of services THAT WE DID NOT RECIEVE!! It's like they forgot that lock down meant we were wfh and were fully aware they did not come out at all! They can't explain this and also "can't adjust any bills I'm afraid".
This company is poison, I can't even stress this enough. There is not a single person on our estate that wants this company to continue here and the second residential directors are put in place they will be gone quicker than a hiccough... which of course keeps being delayed... it's like they know or something?
On a final note, they have now got a solicitor to chase us down for the money we refuse to pay because they are completely inept in trying to sort out the issues themselves.
Trust me if you move into a new build estate and you catch whiff of these clowns, seriously, even if you love a property you have seen, run away, far away.
Edit - Don’t worry Ade, the review by AC is one positive in an ocean of negative. Fake or not, it makes little difference. The rest of us know that the miraculous service AC received has not been (and will never be) experienced by anyone else and the people will see that.

If you are unlucky enough too have this company manage your estate I feel sorry for you. They demand payments that aren't even due. They send out grounds people to carry out work on private land then denie that they sent anyone to do it even with video evendence. Destroying my wife's hard work and meaning I had to replace 4 plants.

Horrendous! Complete lack of service
This so called ' Management Company' are completely useless. I moved into our Estate 9 months ago and the grass has been cut once! It now looks like a meadow.
The whole estate is full of weeds, there are turfed areas that are meant to be pathways. There has been a meeting with the Manager - who stated that he would get back to residents and never bothered!
Despite several e mails to Management from myself and other residents, we just get ignored. No customer service whatsoever, sarcastic e mails from their staff about management fee's for a service that no one is receiving.
Looking forward to getting a decent management service on out estate soon, hopefully some one who actually wants to work for a salary!!

He’s knowledge of the development has been outstanding and replied to every question I had, in detail within a few hours. He has been extremely helpful through the whole process and I can’t praise him enough. So I thought I would write this review as gratitude for all he’s hard work.

Sadly we have been waiting for a deed of variation to be approved and signed but weeks later still nothing but excuses. Annual leave, remote working etc.
I only came on trustpilot to see the reviews and I am horrified to see the rating are so terrible.

I thought service this bad was only dished out by large companies such as BT or Vodafone! DJC are horrendous to deal with. Any property owners would do very well to avoid appointing them.

Doesn't even deserve the 1 star, absolute disgusting. They charge huge amounts... and can't even sort issues out correctly. They are rubbish at responding.

Total scammers. Had a Streetlight loop out on our estate now for coming up to a year. Constantly told how last week someone looked at it and next week it was getting sorted. Get a hefty unannounced bill through the door and a threat of legal action if you do not pay, but what you pay for is an absolute mystery.
I think the main thing you need to know…
I think the main thing you need to know about DJC property management is that when buying a home from Bellway - Foxtons advised that our service charge would cost around £500 a year. Two years in and it now costs us £2000 - it feels like the people in the block have very little power to change this, or to prevent it from rising further. It feels like we are powerless. It is very upsetting.
DJC Legal Service
I can’t speak for the property management services provided by DJC on an ongoing basis however I’ve needed to engage with the Legal team at DJC regarding a management pack to sell a property. I found their legal service outstanding, very polite, professional, efficient and considerate of others’ needs - the management pack was supplied more than a week before the quoted turnaround time. Fantastic service from the Legal team thank you!
Inefficient and slow
Rude, inefficient, unhelpful and slow. Trying to extract information from DJC on the services they are paid to provide is an extraordinarily challenging and frustrating process.
Despite not currently being required to pay them for maintenance (as they have yet to deliver services to my part of the development), I have had to pay the equivalent of the annual fee to have them deliver (after 4 weeks!) the management pack I require to sell my property.
Where you have the option to avoid using them - do.
Poor management approach even though…
Poor management approach even though everyone in the building keeps reporting the issues which are most of the time ignored.
The bin door/fob has been broken for months and still does not work, not to say the bins are constantly overflowing, this is unacceptable for the amount of money that we pay a month/year.
Also for more than a year there is furniture stored in the bicycles storage with a note since June 2020 to be disposed no one has come to collect it or check if still there or not, just really frustrated.
Awful bins and communication on charges
Awful, little work gets done when we pay a large annual charge. On top of this, we have waited the last 8 months, for clarity on 'additional' charges that we have been invoiced. We are not aware of any additional work that warrants additional charges and no proof has been provided to prove what we are being expected to pay. The bin stores are constantly overflowing and there is no real effort to sort them. Very unhygienic and unnecessary.
The gardens are kept ok and the cleaners for the communal area do come weekly - this is about the only positive.
DJC- legalised scammers
DJC took over our block of flats 3 years ago and have just left it to turn into a horrible place to live, repairs needed to security doors, carpark lights broken, unkept shrubs, hardly any internal cleaning, a disgusting bin shed with food and rubbish on the floor with arrangements made for the maintenance team to come to sweep and clean regularly has now gone out the window.
This really is the worst company ever all they do if take your money and provide you with NOTHING!
