If like us you will be passed on to DJC properties when purchasing a home. You have no choice, its agree or you are unable to buy your home.
At first you think oh thats great, pay a small sum each year to have the grounds/area maintained.
Well i can assure you that does not happen. The green areas are rarely cut, weeds growing out of control. Trees dying and left! Some trees leaning at a 45° angles! DJC had promised to have these staked to strengthen but months pass and no change.
They obviously take ownership of the estate without a proper walk around so they sign off poor workmanship from the developers from road signs placed behind fencing, gardening issues so then the residents are then paying to have issues corrected.
The DJC admin staff do seem pleasant enough but the estate managers are useless, endless promises and its no wonder they keep changing personnel.
Its about time these companies become regulated as at the moment it appears DJC have a licence to print money.
If you can ditch this company then do!
DJC Properties should be made to cease trading as they take peoples money and provide 0% service....

DJC are the property managers for our shared ownership block (Peabody/Bellway). They have taken almost 3 months to address urgent building security issues and tenants in all blocks in our development are having difficulty with them. Their response times are terrible (even when you escalate to a formal complaint about the response times) and the service they provide does not match the promises made, and those which we pay for in our service charges. Currently collectively pursuing further action against DJC on grounds of incompetency.
Completely useless
Completely useless; their website states they pride themselves on dealing with queries promptly and efficiently but this couldn’t be further from the truth. Avoid if possible.
Avoid!
Constant staff changes and no regard for customer service, yet ever-increasing charges. There seems to be a culture of avoiding communication with leaseholders and withholding information at all costs. Trying to get basic support and updates from them is a full-time job. You’re lucky if you get a response and there’s often dishonesty. Huge systemic problems in our block haven’t been dealt with for years. Most notably, no hot water or heating in the development for over a year and counting during the pandemic with no support. Avoidable if they’d taken action years ago. Cannot say avoid strongly enough.
Useless and non-communicative
Nothing gets done unless you constantly chase them and even then it's painful to actually achieve anything. No surprise the managers regularly change, but if they actually did something about the problems then they wouldn't receive so many complaints. Avoid at all costs.

DJC are a terrible company who seem to have a problem sorting out the most basic of maintenance issues on my development. Whatever the issue might be they seem to try and get the gardeners to fix it, even when this falls far beyond their capabilities. They also tell you things are in hand or on order and then nothing seems to get done. I don’t mind paying for a maintenance company but these guys are truly awful.
Shocking service and overpriced
I've been a "customer" of DJC Property Management for several years. They seem to be linked to Bellway, so if you're living in a Bellway home then you probably have the misfortune of DJC running your building. They often don't respond to emails, commit to fixing things and then don't, the building managers are constantly changing (I guess because they quit) and in general, they do the bare minimum for their fee (which increases at a rate above inflation). I've experienced several building management companies over the years and DJC are by far the worst.

Only moved onto the estate in 2019, guest bull denoted from completion funds. This year a budget on line which they base fees on, but no amendments to charge made when accounts finalized.
Largest amount in accounts is for them to run the management company, yet they couldn’t run a p up in a brewery.

An appalling excuse for a management company. Communication is atrocious. The company invoice huge sums of money, the majority of which goes towards paying staff that last less than a year in their positions. Very little work is completed and if it is carried out, it’s substandard at best.
AVOID AT ALL COSTS
I think DJC have topped the worst company I have ever had the displeasure of dealing with! They're rude, unhelpful, and worst of all thieves. Do not deal with them.

I agree, they are Crooks, I have paid my bill as I do not want any legal action taken against me. But I looked on my online account and they haven’t even allocated my funds to my account yet. I have emailed and asked for a breakdown, why they are taking £25,000.00 from us to put back into their account, as they told a resident that they furloughed staff last year, so they took our money last also took the government money and still done nothing round our state! We are also being charged for a pond £2,000.00 which I have walked round our estate and can’t find a pond! They are just ripe off merchants. I have taken care of my grass verge last year. I will be looking into a tribunal for these high fees for nothing that is done round the estate!
DJC are crooks
DJC are crooks. They have simultaneously provided us with a horrible service whilst somehow doubling our service charges since inception. The list is too long for this review. But a recent example, we warned them the bike store door was broken and they did nothing. Within a fortnight all the bikes were stolen. That was almost a year ago and they’ve since not replaced the door so everyone has had to keep their bikes in the flats. For almost a year. They sometimes don’t even bother responding to emails. And they take months to arrange other urgent repairs like the lift, or car park gate. Please whatever you do, don’t use DJC if you want to have a safe and peaceful home.
