Be Very careful on handover about this…
Be Very careful on handovers and pre entry lists.
We reported a smashed pillar in our house several times before handover to the selling agent and the site team saw it on pre entry. I clearly remember them looking at the smashed pillar on pre entry and when we reserved the house the agent told us "do not worry as this will be fixed as site team is here and are aware". On Handover that was the reason why it wasn't added to the handover list ("because the construction team was on site, knew about this issue and was going to be fixed in these next few days"). One month passed and nothing was done so we contacted them (they never contacted us).
We felt misled on handover and is my fault to not ask for the smashed pillar to be on the handover list but I trusted their word. so for future reference, be very careful on pre entry/handover and be firm with them on handover.
I spoke with Dundas Customer Care many times and despite my best efforts to resolve this in a friendly manner the answer from the Company was negative so I had to report them to NHBC and a formal complaint was made to Dundas, which was when one of the directors accepted to rectify the issue regardless who was liable and the issue was rectified promptly.
I have not much more negative to say despite this, as customer care have always been professional and in general the house have quality and all minor issues that we reported were fixed but this specific episode about the smashed pillar and how difficult it was to get this fixed was not good.
Took my deposit for a house
Took my deposit for a house ! Messed me about twice with dates of entry. Then lockdown happened! When they opened up again! Couldn't give me a date for entry! Meanwhile The buyer of my house was gettin fed up and ready to walk away. Withdrew from the house and bought another from a different builder that was better organized! And dundas refused to give me back my £500 .was a utter shambles! Seen right thur them AVOID!!!

It is regretful that my review on Dundas Builders is so negative. Because the reality is I love my home and the whole buying processes was very positive and sales staff were excellent. However that all changed on the day we moved in and we were reliant on any issues of snagging etc with their after sales manager. I bought a new build house from Dundas Builders, based in Lanarkshire which included an old stone facade. From the start I had been concerned about the quality of finish and the clear gaps in the stonework pointing. However Dundas decided they were satisfied that the standard for stonework pointing had been met. When I challenged this they advised that Heritage Scotland Ltd who were contracted to do the work had provided a report to evidence this. I thought fair enough I'll ask for a copy to satisfy myself of the report and its findings. However Dundas refused to provide the report to me. Which it should be noted is the basis of the NHBC decision in favour of Dundas ...... honestly you couldn't make it up.
Anyway i instructed an independent expert Surveyour with 30 years experience in stone work at a cost £1500 who concluded that the pointing was not of the required standard.
I took this report to Dundas and NHBC who both basically ignored the reports content and gave no explanation why Heritage Scotlands report (employed by Dundas and I'm sure would not want to undermine any future contract opportunities) met standards and the independent report detail was ignored.
I like my house and I know many in my estate feel the same but the after care service is a disgrace.
Yes I am very disappointed as I believe it could be easily resolved, particularly as one area of pointing which NHBC instructed Dundas to repair has been done to a high standard and what you would have expected across the whole facade.
Anyway looking to take next steps on the issue.
Be wary of snagging items
Houses ok. Not top tier but reasonable value. Problem is the after sales service for snagging items and warranty repairs. We are still waiting for the 2 bathroom radiators to be fixed after 2.5 years. There must have been 10 visits by different electricians and plumbers to determine the wiring elements weren’t working. The whole acceptance of the property is rushed. Ours was in middle of winter and when dark. It’s like we were liars when we pointed out snagging items after acceptance. A local residents group has been formed because of collective issues with remedying items. Be careful if you buy and don’t sign acceptance form till you’re totally happy.
