Worst experience - Do not buy from Dundas!

We moved to our property on the 29th of January 2021. As first-time home owners we were really excited about our new home and start of our new lives. Unfortunately, what supposed to be great experience turned out to be a nightmare. On the day we’ve moved in we discovered that there’s scaffolding from neighbouring property is on our land on part our front and rear garden and side of the house. We were told by site manager that day that outstanding external works will be completed within two weeks. As spring was approaching, we booked landscapers to do our garden before summer, however there was no sight of any works being done to the house next door. The house next door isn’t site priority as they’re not planning to sell it for next few years, therefore it has been deprioritised alongside with completion of works to our property. We have reached to the site team multiple times requesting scaffolding to be removed as promised so we can continue with our garden works. We didn’t get anywhere. We lost deposit for landscaping and didn’t get to use our rear garden until June. Our fence hasn’t been completed until end of July. We have complaint multiple times, were assured by Managing Director of the Company and Head of Sales and Marketing that any outstanding works to our plot will be priority. And today at the end of September I’m sitting in my living room looking at my front garden being unfinished, no grass, growing weeds, uneven surface ect… And I can also see landscapers working on gardens of unoccupied houses… Just want to cry and move out. Never felt so undervalued and humiliated. Since we moved in we had to beg and fight for everything - for any works to our house to be completed. We were robbed from our garden for so long, never managed to sit at the front of the house and enjoy the sunset. Still trying to understand why? Is it because we are gay couple? Is it because I’m foreign? Why us? I don't know but it really hurts... I feel ill thinking of how mistreated we were and still are. I only feel stress and anxiety about whole experience and how Dundas is dealing with us. So please if you don’t want to be in a similar situation - stay away! DON’T BUY FROM DUNDAS!

First home

Just purchased our first home through Dundas and have been really happy with the level of support provided. Gail was always happy to answer any questions we had and always kept us up to date on any changes or delays due to the pandemic. It's been a tough and stressful process but we feel that this was made easier through a good level of communication which contributed to our confidence in Dundas as a whole.

I have just purchased my new flat from…

I have just purchased my new flat from Dundas and the whole process has been painless and stress free as a result of the fab service received by Gail from the sales office throughout! She kept me up to date every step of the way and at no point did I feel myself chasing for updates. I cannot fault the service I have received by Gail and Dundas in any way and wouldn’t hesitate to purchase from them again in the future. Thoroughly recommend getting in touch with Gail if you are looking to purchase a Dundas home.

First Class Service

I have recently purchased a house at Calderwood Village and cannot rate Gail highly enough. From the very start she has made the buying process very easy and has kept me up to date with the progress of the build all the way through. She has gone over and above to help me and answer all questions. I would happily recommend Gail’s services to anyone looking to buy a new build. I can’t wait to move in!

Got my keys to my flat last week

Got my keys to my flat last week. I love it. Gail from the sales office was fantastic through out the whole process . She event took the time to call me to inform me about the new phase as I missed out on the first one.

New home owner

My experience so far from moving into my first home with Dundas has been great. Gail has been a breath of fresh air and is so quick to help when needed. Whenever I have a question, wether it be minor or not she is there to help. My partner and I couldn’t thank her enough for her help from start to finish, we can’t wait to make our house a home😊

Having just recently moved into my Dundas home, I am delighted. Gail is so helpful, professional and made the whole experience from start to finish a pleasure. Any snags I've had have either been rectified, or are in the process of being dealt with. The work men and Jim are also very professional, polite and courteous.

Great so far, teething issues but great help and quality.

We recently bought our home with dundas and Gail helped us through the whole process. Gail was amazing and so attentive throughout and I can't thank her enough for all the help she gave! She made the whole process easy and it was honestly a pleasure buying with her.

Aftercare has been great so far, everything reported has been dealt with quickly, or is booked to be fixed bar a few. The guys on site are great, polite and quick to help.

That said, there has been some issues that really shouldn't be there, some outwith the sites power, but others with a potential lack of finesse or rigour. Overall the house is of a very high quality finish. These issues have been quick to be rectified (as in within hours).

So far so good!

Just wanted to be a Happy Home.

My partner and I bought our first home in Uphall Station Village. Janice from the sales office was amazing. From start to finish buying the house she was by our side helping us, thanks Janice.

Our house is stunning to look at and really had nothing major to report with snagging. We had about 40+ snags we found on the day of getting the keys.

We were told that our house will not be fixed until covid allows as they can’t come in. Although we had external snagging what could have been done, it wasn’t.

We had half our fence in the garden not completed due to property next door having scaffolding up. We got told this would be completed in 2 weeks of us moving in. 5 months later and having to escalate to contracts manager and then director of construction we finally had the scaffolding removed. (Baring in mind I had to contact the director all via email, and was made to feel like I was the problem and a liar)

Finally after chasing around the site team we had our fence completed. We still don't have full use of our boundaries as Dundas have occupied our plot for 6 months and are completely ignoring us and fixing the work they started.

I was also a victim to homophobic abuse from a member of the staff that was in my garden putting in more soil as they never put enough to begin with. I questioned what they were doing and one member of dundas staff told me that he will not do the work required if I don’t accept the soil they were trying to put in my garden (what was full of rubble) I asked him to leave my garden and I was then received a verbal abuse about my sexuality.

I’m six months in to what was meant to be our dream come true and in reality it’s just a constant battle to try and feel like a valued customer, I have contacted my bank and have a substantial payment to get out of my mortgage but at this rate I’d rather pay it than constantly have to deal with Dundas who have zero interest in our happiness.

To sum up for you what Dundas Customer service is, in the words of the Site Manager George at Uphall Station Village 'You are not going to get a Mercedes or BMW finish here pal' BMW is 60k and the house is 285K and my HOME so I was expecting a lot better than a comment like that.
I really wish it was different and I hadn’t experienced any of this as I wanted to settle down and make a family here with my partner.

I hope this review will maybe be seen by Dundas so they know that customers can’t be treated like this. Make your customers feel valued please.

No aftercare at all

The only reason I have given 2 stars is because of the sales staff. We bought a home in Calderwood Village and Gail was amazing to work with. However, once mortgage was paid out and we moved in there was no aftercare! No snagging has been fixed, the managers on site aren't interested and just avoid you or make excuses. There is no aftercare at all! I have sent numerous emails and had no response. Terrible customer service!

Lack of ownership and accountability

This is our 3rd new build property and by a country mile the worst post purchase experience we have had.

The onslaught of Covid has given many industries significant challenges and I have been extremely patient with the issues we have had (most of which were raised way before the pandemic began and therefore had plenty of time to resolve). My biggest issue now is the lack of detail and significant switch in tone of the communication which is unhelpful and often with lengthy delays in responses. There has been a significant switch in tone as if somehow I am the problem by chasing up issues. There is a growing swell of anger amongst many residents on our development who have broadly similar challenges in what should be well built homes and I very much anticipate this going to local press at some point based on what many residents are discussing. The finish (internally and externally) on these houses is terrible and there is no ownership at any level. We moved in over 2 years ago and the level of follow up required on these houses is alarming.

Unhappy customer

We recently bought a house from Dundas Estates in Milnathort. A retaining wall has been built in the middle of the rear garden and according to Perth and Kinross council has not been built in accordance with the approved plans and is therefore unauthorised. We will therefore never be able to sell our house along with a whole street of new homeowners.
Also once you have bought a house from Dundas forget about any snagging issues being solved.

Be Very careful on handover about this…

Be Very careful on handovers and pre entry lists.
We reported a smashed pillar in our house several times before handover to the selling agent and the site team saw it on pre entry. I clearly remember them looking at the smashed pillar on pre entry and when we reserved the house the agent told us "do not worry as this will be fixed as site team is here and are aware". On Handover that was the reason why it wasn't added to the handover list ("because the construction team was on site, knew about this issue and was going to be fixed in these next few days"). One month passed and nothing was done so we contacted them (they never contacted us).

We felt misled on handover and is my fault to not ask for the smashed pillar to be on the handover list but I trusted their word. so for future reference, be very careful on pre entry/handover and be firm with them on handover.

I spoke with Dundas Customer Care many times and despite my best efforts to resolve this in a friendly manner the answer from the Company was negative so I had to report them to NHBC and a formal complaint was made to Dundas, which was when one of the directors accepted to rectify the issue regardless who was liable and the issue was rectified promptly.
I have not much more negative to say despite this, as customer care have always been professional and in general the house have quality and all minor issues that we reported were fixed but this specific episode about the smashed pillar and how difficult it was to get this fixed was not good.

Took my deposit for a house

Took my deposit for a house ! Messed me about twice with dates of entry. Then lockdown happened! When they opened up again! Couldn't give me a date for entry! Meanwhile The buyer of my house was gettin fed up and ready to walk away. Withdrew from the house and bought another from a different builder that was better organized! And dundas refused to give me back my £500 .was a utter shambles! Seen right thur them AVOID!!!

It is regretful that my review on…

It is regretful that my review on Dundas Builders is so negative. Because the reality is I love my home and the whole buying processes was very positive and sales staff were excellent. However that all changed on the day we moved in and we were reliant on any issues of snagging etc with their after sales manager. I bought a new build house from Dundas Builders, based in Lanarkshire which included an old stone facade. From the start I had been concerned about the quality of finish and the clear gaps in the stonework pointing. However Dundas decided they were satisfied that the standard for stonework pointing had been met. When I challenged this they advised that Heritage Scotland Ltd who were contracted to do the work had provided a report to evidence this. I thought fair enough I'll ask for a copy to satisfy myself of the report and its findings. However Dundas refused to provide the report to me. Which it should be noted is the basis of the NHBC decision in favour of Dundas ...... honestly you couldn't make it up.

Anyway i instructed an independent expert Surveyour with 30 years experience in stone work at a cost £1500 who concluded that the pointing was not of the required standard.

I took this report to Dundas and NHBC who both basically ignored the reports content and gave no explanation why Heritage Scotlands report (employed by Dundas and I'm sure would not want to undermine any future contract opportunities) met standards and the independent report detail was ignored.

I like my house and I know many in my estate feel the same but the after care service is a disgrace.

Yes I am very disappointed as I believe it could be easily resolved, particularly as one area of pointing which NHBC instructed Dundas to repair has been done to a high standard and what you would have expected across the whole facade.

Anyway looking to take next steps on the issue.

Be wary of snagging items

Houses ok. Not top tier but reasonable value. Problem is the after sales service for snagging items and warranty repairs. We are still waiting for the 2 bathroom radiators to be fixed after 2.5 years. There must have been 10 visits by different electricians and plumbers to determine the wiring elements weren’t working. The whole acceptance of the property is rushed. Ours was in middle of winter and when dark. It’s like we were liars when we pointed out snagging items after acceptance. A local residents group has been formed because of collective issues with remedying items. Be careful if you buy and don’t sign acceptance form till you’re totally happy.
