Diabolical

Not the best experience buying a house with Farrell Heyworth, first when it came to negotiating a price they weren’t cooperative at all. They refused to go back to the sellers with offers we had as they didn’t think they would accept? Surely that’s for the seller to decide not the seller estate agent. After fighting to just get our offer through the door they finally went back to the seller with the price and the seller accepted.

Once the offer was finally accepted by the sellers, Farrell Heyworth kept the house on the market for months after stating the sellers wanted to keep the house of the market to see if they could get a better offer (bare in mind we had to start paying £1000s worth of legal fees at this point) which almost caused us to pull out of the sale in the end due to us not wanting to waste £1000s of pounds on legal fees for them to get a higher offer and send us kicking down the dirt path later down the line. We had to fight to get Farrell Heyworth to actually show it as Sold STC on the website which is absolutely ridiculous considering the seller accepted our offer. They didn’t communicate this with us at all, tried to keep it under the carpet.

Finally the icing on the cake was completion day, usually the seller is meant to drop the keys off at the estate agents for us to pick up. This didn’t happen, Farrell Heyworth called us midday on completion day stating the seller needed more time to clear the property so we had to get the keys off him at the house. We arrived at the house for the guy to literally be in the middle of clearing things up, this was extremely awkward and ruined the whole experience for my partner. He also had to come back the next morning to clear more of this stuff.

Overall, wouldn’t recommend buying a house with this lot, they are extremely unprofessional, uncooperative and just don’t offer a good experience when it comes to buying your first house. I’d go as far as to say they take advantage of first time buyers by using loopholes and techniques that you won’t be aware of as a first time buyer. A good company would offer education and support to first time buyers not try and take advantage of them.

Very sly of them to try and keep the house on the market after accepting an offer also as we could’ve been left £1000s out of pocket.

Absolutely rubbish

Absolutely rubbish. If you don't want your property to sell FH are the way to go. They lock you with the talk but Absolutely cannot do the walk. If vicky contacts you from their blackpool branch to sell your their services run!! She will never admit her fault and behaves like an absolute leech to get you on board and once you've signed the agreement you'll never hear from them again.

Would not recommend

Whilst in the end we sold our house, i absolutely wish we had gone through another estate agent, as i am not really sire what we paid them for….

At our valuation, we were won over by promises of fancy marketing packs and photography. What this ended up amounting to was the property on rightmove (which any EA offers) our property shared a grand total of ONCE over 10 months on social media, and photos that i ended up retaking on my own mobile phone as the professional ones were awful. Even my sales advisor agreed when i sent her the ones i had taken myself. This fancy “marketing” package sets you back just shy of £300, in addition to your selling cost and your liable to pay even if you don’t end up selling (so much for no sale no fee!)

We had a total of 11 viewings over 10 months, of which i was asked to do ALL 11!!! Despite being told they would have multiple agents available for showing including weekends, not once did they have anyone available when anyone called to view. There was always the emotional manipulation of “we aren’t available but you never know this could be the one!”

We had an original sale fall through and were actually advised to keep our property off market and give them a few weeks to find a new buyer (which really is shoddy advice) needless to say they didn’t find a buyer and i had to go back on the market. I even had to demand it happen as the property we wanted was going back on the market on a specific day and F&H were more worried about upsetting our original buyers than selling our house.

We would go vast amounts of time with no contact, no viewings, no information on how the property was performing on rightmove until i asked and no information on what they were doing to sell the property. In fact, when i would call and speak to the manager he was nothing short of rude (stark contrast as he did the original valuation and what a change in character once you were locked in)

When we received and accepted our 2nd offer things seemed to go smoothly (or more accurately i heard nothing for weeks) until we were passed to the “sales progression team” who were either never in the office or had no idea what was going on! The sale nearly collapsed a number of times due to people not reading emails and understanding situations properly, but the sales progression team either had no idea or the wrong idea. One day i even received a congratulations on setting a completion date 2 days after the buyer had stated they had lender issues, they just had no clue! In the end i found it easier to deal entirely with our solicitor who was great, communicating with the buyers solicitor. These were introduced by F&H and were the only good thing to come out of the whole ordeal really.

So all in all they didn’t really market beyond rightmove (and charged me £300 extra), i ended up taking my own pictures, had to do all my own showings and found them of absolutely no use in the progression of the sale. Not sure what exactly the “fee” was for as they seemed to do very little and were absolutely not the cheapest option to go with either. But you live and learn.

A side note really as this was our fault not to double check, the EA actually closed our local branch some time before we instructed but this wasnt made clear to us. The numbers on the website used local area codes but transferred to an office much further away. I do wonder if this had something to do with why they didnt want to do the viewings, but they sold themselves as a “local” EA of which they were very much not.

If we were ever to sell again, we would absolutely go to another EA. Likely the one we bought the house off as they were nothing but professional and on the ball.

Dreadful company in my experience

Dreadful company in my experience.

Saw a bungalow through them last year. Rang them about who was showing us round. The man I spoke to told me no one and had at me. I was on speaker so it was witnessed.

Since then they won't stop harassing me. I've unsubscribed from emails, they continue. I have screenshot to prove. I've emailed them directly to ask them to stop, they ignore my communication and continue even though doing so is against the law. I made a complaint, it was ignored.

I would recommend avoiding them.

ADDENDUM. FH has contacted me through here to ask for further details. I am not supplying them more details for them to abuse. I called them this morning - their Chorley office as it is they I have had the misfortune of dealing with and they said they would sort, I have heard nothing as yet. They did say I am not set up for marketing, but this is even more worrying because they should be in control of data they process in accordance with the law. They have not yet explained why they ignored my complaint made months ago.

Your reply is a total joke. You ignored my legal rights and your legal obligations. When I spoke to you this morning you said I was already removed form marketing so didn't know how I was still receiving your communications. You ignore my complaint and did not even acknowledge it and you think that's good enough?

I called FH and emailed following their flimsy response on here.

They emailed a reply with a load of nonsense about human error and new systems. Not a mention at all of why they completely ignored my complaint, not even acknowledge it let alone respond. Just keep using that tired cliche Thank you for bringing to our attention. They're not interested in how much time and effort and stress they've caused. Use them at your peril.

If we could give less that one star, we would

During summer 2024, due to a career opportunity, we needed to sell our home in Garstang. Various valuations were sought and as we felt some of them were lovely, but a little unrealistic, we accepted Farrell Heyworth. Their valuation suited our need to sell and move 300 miles away to the South coast.
Within a week of being on the market we received an offer of the full asking price from cash buyers. We knew it would be cutting it fine to have exchanged/completed by the time we needed to move, but after an initial speedy sale, events slowed down. We were, though, not dependent on selling this to move, but wanted to minimise the crossover period.
The buyers were needy and we made a mistake in exchanging contact numbers. We tried to help them with all their concerns. They made us uncomfortable, turning up unannounced, telling us they had researched our son and we simply counted the days to when we would move. During one of their visits, they realised we were selling some furniture and asked for first refusal on remaining items. They wanted to pay then, although we suggested they wait until completion.
We left the house exactly as they wanted it and moved on. By the time we moved, we were uneasy about the sale, but we had to go. Farrell Heyworth assured us they would look after the house in the interim. Sure enough, the buyers pulled out 3 weeks after we had moved. In one text from them they pulled out and asked for either the furniture they had bought or their money back for it.
The reason they gave for pulling out was that they felt Farrell Heyworth had not been transparent regarding the house having 2 titles of leasehold and freehold. It was originally shared ownership when we bought it, we stair cased and owned both titles. They went to see Farrell Heyworth once they pulled out of the sale and acknowledged to them that had they known about this from the beginning, they would never have looked at our house. They were aware of the titles before we left as they raised it with us. They hoped the titles could be merged and we even offered to pay for them to see if they could be merged on completion. Instead, they pulled out.
Anyone we have spoken to about this has never said anything other than they were never genuine buyers and that it was just an excuse. They made us feel worthless and discriminated against. Since our dealings with them, we have exposed lies and that their names were known with other agents. There was another offer on a home and they had pulled out last minute there too.
Farrell Heyworth went quiet on us at a time we needed their reassurance over what to do. We were a long way away to manage the house with autumn creeping in. They were more concerned about licking their wounds and dealing with the reason provided by the buyers for them pulling out. We did contact Farrell Heyworth directors and we never had a response from any one of them.
Late one Saturday morning, we reached agreement with Chris Plumpton at Farrell Heyworth where on Monday, they would directly contact buyers on their database and inform them of our property at a drastically reduced price. Farrell Heyworth all along had said that the arrangement for selling our furniture to the prospective buyers was absolutely nothing to do with them and that it was a private arrangement. This was said frequently and written within emails.
However, two days later, on the morning of the supposed targeting more buyers, we received an email from Stephen Myerscough, the sales director. We had not contacted him and can only assume that the directors asked him to deal with us. He wanted us to sign a disclaimer saying that we wouldn’t have dealings with or take any money from any further buyers. The email was rushed and grammatically incorrect and we refused to sign regarding something that was, up until that moment, none of their business. We did point out that no money had been ’taken’ and that it was given by the buyers in a frenzy to secure furniture. We had acknowledged our mistake in exchanging numbers, but this email contradicted all that Farrell Heyworth claimed was nothing to do with them.
There was no reasoning with Stephen Myerscough and he said if we didn’t sign it, Farrell Heyworth would refuse to sell our home. We pointed out that as we were 300 miles away, this situation could not occur and we refused to sign. Farrell Hayworth took our home off every platform within minutes. They knew our predicament being so far away and they quite simply could not have cared less. They bathed in what was believed to be a quick sale and then floundered from that point, covering their backs.
We have requested that Farrell Heyworth respond specifically to our issues, but they have declined to do so.

Valuation

Require a valuation for a legal Court submission. Office friendly and co-operative. Appointment agreed for a unique property then cancelled in favour of using Google Earth and 'similar properties in the area' - i.e., couldn't be arsed to walk 5 minutes from the office. Valuation not worth the paper it is written on for legal purposes and a waste of my time/effort. Very happy to have used and recommended F&H in the past but no longer. Will seek a professional service for my business elsewhere.

Poor Experience with Property Management Co-ordinator

Avoid Renting with Farrell Heyworth

I had a terrible experience with Farrell Heyworth regarding our security deposit. They initially provided the wrong refund amount, causing unnecessary confusion. On top of that, their communication has been extremely rude and condescending throughout the process.

We were unfairly blamed for damaging the property, despite living there for two years and treating it with respect. Any issues were purely wear and tear, which is completely reasonable for the length of our tenancy. We kept the property clean and passed every inspection during our time there.

I wouldn’t recommend renting a property managed by them. Their lack of professionalism and poor customer service made an already stressful situation even worse.

Farrell heyworth (morecambe)

Listed my property for sale in January and originally received quite a few viewings but the feedback was always negative as the description of the property was very generic leaving potential buyers disappointed. I spoke to them about this on several occasions and only when I told them I was handing in my notice after an incident when they left the door unlocked after a viewing did they agree to amend the description but that I needed to write it myself and then they amended it again taking out most of the things I had added and listing the property as a house even the it was a bungalow. After 3 months and not 1 single offer it became clear to me I had chosen the wrong estate agent I just wish I’d have done my research before signing. I eventually gave notice and listed it with another local estate agent who took the time to write an honest and tailored description of the property which did the trick as they received an offer within 48 hours and very close to asking price. The mistake cost me over £300 in fees but more importantly months of hassle and wasted time I would never use this company again and don’t know how they are still in business

Poor agency

Signed contract in June thinking they would sell my parents house in a sought after area we had 1 viewing, I was not told there are 3 packages for the sale in October I decided to remove them however I was told I had to pay £199 plus vat, I have also been told perspective buyers for a property with the same agency were told it would be 3 weeks before they could. I will never recommend this agency under any circumstance I sent a letter to Jeremy Collins director never had a reply DO NOT USE THIS AGENCY

Took my money for no reason.

They certainly take no time taking your money and removing it from the market and then the house was back on the market again, quicker than I could blink. They coerced me into giving them £80 for anti money laundering checks, even though I was only viewing the house for someone else who was actually buying, otherwise I gad nothing to do with it. It didn't get as far as needing anti money laundering checks (the sellers fault not ours) so therefore I want my money back.

I asked FH to take over my properties…

I asked FH to take over my properties which I let out through another agent. The person dealing with me was very enthusiastic at first and could not do enough. I have today received an email from my previous agent asking where to send the tenant deposits and I have no answer.

FH have ignored my emails asking what is holding the process up, no replies to even confirm that they have received my queries. I have tried several times and each time over 2 months, nothing has been transferred. I signed esignatures for the transfer, but they have gone AWOL. They do not exist and I think they must have a high turnover of staff. You guys need to work quickly for small landlords like me. Get in touch. I have given you 1 star for service.

FH have been in touch and have contacted me and the previous agents to move my tenants over to them. I am pleased that this is now resolved and things are moving in the right direction. Just be responsive to small landlords, thanks.

Recently

Recently, in the space of a week and a half, I was told by others in Lancaster of what amounted to complaints by six more people about Farrell Heyworth's poor service and unprofessional work.
This entirely backs up my experiences with this company over a 7-year period when they were acting as my letting agent. I became so exasperated with FH that I dumped them eventually.
Following my TrustPilot review after those experiences, I received a self-justifying response on this portal from a director, Jeremy Collins, who basically will not take responsibility or ownership for his company's poor performance.
This company is putting profits and properties above people in it's order of priorities, forgetting that it is people that it is serving and who pay it's salaries. If FH continues to bury its head in the sand, one day it may find itself out of business, at least in Lancaster. Beware of this company potential buyers / sellers / landlords!

Very stressful experience...

My house was on the market with FH for almost 5 months with 7 viewings. I dropped the price twice but no offers. Barely any communication from them, very little helpful feedback was given and a VERY poor write up of my lovely home - two other houses being sold by FH on the same street have an almost identical and extremely basic description - hardly inspiring to any potential buyer. I queried this and was told that I would have to tell them what to write! Not good enough for the most expensive estate agents in Barrow in my opinion. I'm going to try my luck with another agency, but it's £238 to get out of the contract (for digital marketing fees)... after being explicitly told at the valuation appointment that it was 'no sale no fee'. Very sneaky.

Up to the sale/purchase the service was…

Up to the sale/purchase the service was good with regular communication and quick responses. However, afterwards the sale progression team seemed non-existent with little or no communication and unanswered emails. This is a very difficult time and good communication with sales progression could help to reduce the stress. The team should have contacted us immediately to introduce themselves and explain the process. A pack with useful information would be helpful. We were caught out late in the conveyancing with a request for a Fire Risk Assessment (we lived in a flat) and prior knowledge that this would be required us be more preprepared. Saying than, once we were contacted by Alison Whiteside life because a lot easier with excellent communication and quick resolution of issues. Thank you Alison. You saved Farrell Heyworth's reputation as far as I am concerned.

Utterly appalling company.

Utterly appalling company.

Farrell Heyworth sent a section 21 eviction notice out of the blue on a Friday afternoon to my elderly and very unwell parents (one of whom has cancer) giving them 8 weeks' notice to leave a home they have lived in for 14 years, leaving them absolutely distraught.

I called the office and spoke to 'Cerys' (who refused to give her surname) who defended this behaviour towards vulnerable customers as being merely their standard procedure and proceeded to send me a complaints form. No interest was shown whatsoever for the impact and potential consequences of their actions on longstanding and vulnerable tenants.

Completely disgusting lack of care or concern to send an eviction notice completely out of the blue to elderly people, without a courtesy call or visit (bearing in mind that FH have managed to visit the property every quarter for the last 14 years to inspect it, and are fully aware of the state of the occupants). As of 24 hours after making the complaint, no sign of any complaints form, not that it will change a company that has no vulnerable customer policy or interest in the people who live in their properties.

No one turned up to our booked viewing.

We had a double viewing booked last Saturday both in the same area. One was booked at 2:30 the other at 3pm both with FH. We arrived to the first property at 2:20pm and waited until 2:50pm for someone to turn up and no one did. We then drove past the second property and no one was there either, we decided to go home.
I received a phone call at 3:10pm to ask where we were as the estate agent was at the second property, I then told him that we were supposed to meet at the first property at 2:30, he did apologise for this and also said they don’t have access for the first property.
No one had informed us of this they just left us waiting outside for 20 minutes knowing that no one was going to turn up. My partner had also taken unpaid leave to come to this, we were so disappointed.
I had written an email to Sheryl that same day as their office closed at 2pm who usually gets back to me within the same day, as it was a weekend I expected a reply on Monday. I have still heard nothing coincidentally.
It’s a shame really because they have quite a few properties on the market that we are interested in.
I thought they were suppose to be the best estate agents around here but after hearing a few stories and reading these reviews they are definitely not!
