So as a Property Developer I would say I understand the game very well, however there is a BIG difference in the game, and the market? Don't get me wrong I had a few agents out to give me there assessment on this property. By far the duo team Niamh, and Beth at Frank innes were exceptional in every way. They had great knowledge on demographics, and gave me some really good ideas on how to maximise my rental returns. These two are the type ladies that every landlord needs to manage there rentals. They are honest, fair, not pushy, and very genuine.
I will definitely use these these ladies now, and in the near future.

We used Frank Innes in Burton to manage our property that we rented out. We were really disappointed by them and feel they provided a service to the tenant not us the landlord.
They didn't keep us updated and we had to chase them for outcomes of any maintenance work being completed at the house. We seem to speak to different people on most occasions and it was whilst speaking to a member of staff that didn't know us or the property who let the cat out of the bag that our tenants had given notice and were going to be moving out. This was a complete surprise to us. We also established that they were working with the tenants to find a new property which they managed to do without us being asked to provide a reference to the new landlord.
All in all their service was either poor or non-exsistent and we felt they were very pro-tenant which is ironic because we were paying them full management fees each month. As a final frustration the tenants left the property in arrears with their rent.
This was our first experience as landlords and we felt let down by Frank Innes, the tenants and the Tenancy Agreement (law) which isn't worth the paper it's written on.
My advice would be find yourself a different letting agent.

I’ve had a broken shower for about 5 days and was told by frank innes to alert it on the system and it will be fixed, the staff have been extremely unhelpful with resolving this problem as I have alerted it 5 times and still 5 days later haven’t had anyone contact me about getting my shower fixed. Every time I call someone working at frank innes it’s like it’s an inconvenience to them that my shower at a property they are responsible has broken.

Rented from the agency in nottingham. Horrible horrible, made me pay on the 28th but gave me the keys 3 days later, issues with the contract, bad attitude, slow process for the rent and at the end of tenancy they are trying to put a false claim against me to get money. Totally Unprofessional and Incompetent
Totally Unprofessional and Incompetent, our landlord they managed the property for went bankrupt, we were left in limbo for months with no information on what was happening, until a for sale sign went up outside our home, we were then treated like criminals for a year and a half, we had to get the local authority to force them to make repairs on our boiler in the dead of winter as they ignored our requests to fix it, we waited six weeks before it was repaired, no heating no hot water with temps outside at -5c, when we were eventually evicted through a section 21 no fault notice, it took them a month to realize we had moved out, they asked us why we hadn't paid that moths rent, totally cluess, avoid any dealings with this agency.

Avoid Avoid Avoid ,dishonest game playing liars at the Derby branch tried to make an offer they wanted us to jump through a million hoops without it being accepted. we booked to view they went to a different property that they sent a link to that we had zero interest in so a wasted trip with no apology ! when we did view the guy couldn't open the garage and knew nothing about the property he just said i don't know im just here to open the door he really didn't care a bit , looked totally fed up made us want to go without viewing
Then they started telling us that others had offered more then we did and started down the best and finals route, our broker said they were the worst company to deal so with we went elsewhere and brought something else seamlessly and 6 weeks later the property is still for sale - shocking company
Awful company-avoid at all costs
Awful company-avoid at all costs. Dealt with 2 branches-one turns up without the code to get to the apartment block-leaving us on the street whilst he went back to the office to find the code. Then he came back without a key to get into the apartment-again leaving us there whilst he went back to the office to find the key.
Other branch sent a man who was only there to open the door. He said himself it was embarrassing and he couldn't tell us a single thing about the property for sale. Few days later having had to email to get all the information that should have been given to me at the viewing I made an offer. In the middle of the negotiations the agent disappears for 4 hours to do some viewings-failing to tell me my offer had been accepted! At the end of all that and only once solicitors were instructed they tell me there is no freeholder. I would never have even viewed had I known there wasn't a freeholder. Totally deceptive, untrustworthy and abysmal.

first time moving and they made it such an easy experience. i most definitely was not the easiest of their customers, i would ring them at least once a day with a question about the application process and they were brilliant with dealing with my queries. i’ve now moved into the property which had a few issues to begin with and they’ve contacted the landlord who is now getting a contractor out, so they were great with that. i also wanted to change the date my rent was due which they made a simple and quick process. To say this was my first ever move and should’ve been at least a somewhat stressful experience they made it such a smooth experience and explained everything to me in a way i understood as a first time tenant.
Utterly Terrible Service, zero knowledge of law and procedures when things go wrong for the landlord!
Utterly terrible, please do not bother if you're a landlord. Withholding deposit even when tenant thoroughly wrecked the property months ago. SMT are not legally trained and have no idea how to resolve issues. Seriously doubt the tenant was thoroughly background checked. Passed round in circles unprofessionally. Withholding rent protection, haven't followed procedures. Need I go on. Thousands of pounds down in rent and fees and zero offer or liability.
