TRIBAL EXPERIENCE
The light switch on the ceiling of our toilet/bathroom has been broken and hasn't worked for a week. For a whole week now, we’ve been left in the dark at night in our own bathroom. We emailed them a week ago, but they haven't done a single thing about it. They clearly have zero respect for their tenants.

I used haart on a fully managed service and my experience has been extremely poor.
Rent was not paid on time, and I repeatedly had to chase for weeks. In some cases, haart confirmed the tenant had paid but withheld the rent with no clear explanation. In others, rent arrears were allowed to build up without me being properly informed.
I paid for Rent & Legal Protection, yet when arrears occurred the policy was not activated, no claim reference was provided, and I was left unprotected despite premiums continuing to be deducted.
haart charged for inspections and reports that were never carried out and failed to complete routine checks expected under a fully managed service.
Serious maintenance issues were missed. Leaks were left unreported until major damage occurred, leading to thousands of pounds of repair costs, which haart refused to accept responsibility for.
Unqualified contractors were used, leaving properties in unsafe condition, and additional damage caused by contractors was not resolved.
Communication was extremely poor, with emails ignored for weeks, including those copied to senior management. At one point haart claimed they had ended management without proper notice, yet continued collecting and holding rent.
I now have formal complaints with The Property Ombudsman and would not recommend haart property management to landlords.

I arranged a property viewing and the estate agent failed to arrive, wasting my time with no explanation, apology, or follow-up to rebook.
It’s extremely concerning that prospective buyers are treated this way, especially those ready to proceed with a purchase.
How can they expect to sell their clients’ properties with such poor communication and professionalism?
I will not be viewing properties through this agency again, nor would I consider selling any of my own properties with them. Extremely poor!!!!

This is definitely the agency to go with if you don’t mind a strong start followed by a decline in service.
We initially had a very good impression of Krystle, who appeared to be skilled as she handled the information collection, contract and photography, all by herself. Unfortunately, once viewings were passed on to other colleagues, the key selling points of our property were not fully presented.
This is also the right agency if you’re comfortable accepting an offer that hasn’t been properly pre-qualified. We did exactly that, only for the buyer to later pull out, resulting in a considerable waste of time.
If you enjoy mixed messages, you’ll appreciate that our decision to extend the kitchen was first praised as proactive and later criticised - at the moment when we expressed disappointment with the agency’s failure to secure the accepted offer.
And finally, this agency may suit you if you don’t mind slow responses and vague communication. After deciding to move on to another agency, we received a letter listing viewers introduced, many of whom we did not recognise at all. During the notice period, our request to take the listing down promptly was ignored. We were told there were two viewing requests, yet days later only after our follow-up, we were informed these were only enquiries. Instead of removing the listing so we could start fresh marketing, we were told emails had been sent and they “hoped” the enquirers would respond.
We understand the current market is challenging, but professionalism and communication still matter. Unfortunately, we did not feel supported during our contract period with Haart.
To my surprise, Krystle responded promptly and in detail to my Google review—something she never did in response to my direct emails.
It is clear that I am not the only person who has had a negative experience with Krystle. I regret not having read these honest reviews before engaging her services.
Truly Awful On Every Level
I will keep this succinct to maintain attention and allow adequate warning to avoid this company at all costs. I have had the displeasure of using Haart Harborne to let out a property in 2019.
They allowed the tenant to miss payments and failed to action until the Christmas period whilst allowing the tenant to make chargebacks on partial payments made. By the time I managed to serve a section, Covid happened and costs were never recuperated.
As it was Covid times, I had no choice but to allow them to rent out the property again in 2020. In 2023, despite wanting to sell the property, they extended the tenant's lease as they messaged the wrong landlord. There had been no rental increases during that time.
The tenant identified an issue with damp in November 2023 which I immediately commissioned work. Haart took payment but clearly never did any work as the issue of damp came up several times over.
Eventually in June this year an agent explained work was needed for damp, to the tune of £3700. Payment has been taken, and still no work done. They have also kept hold of rental payment even though there is a significant credit on the account.
I have had 4-5 agents manage the case. Jaidev being the worst.
Jaidev has lied about work being done and is impossible to get hold of. Indeed the whole branch is impossible to get hold of by phone or email.
Today I rang and was diverted to Crewe as the branch is closed.
I have raised this at head office and was assured 5 days ago that I would be kept abreast of things, but I have not had a single call since.
I understand Jaidev has since left the branch, and can only assume he has left to pursue a career of mediocrity elsewhere.

I have been using Haart Harborne for nearly 10 years with Dev, manager of Letting who was my contact and helped me many times to let my properties.
Lillie-May resently replaced Dev who moved to another Branch, so with the need to let a flat Lillie was able to take me through the process of photo's, advertising, viewing and finally letting in a smoth and short time keeping me informed throughout.
Thank's Lillie, you've kept the level of service to that of Dev's, I'm looking forward to working with you in the future.
Feedback and Formal Complaint – Property Purchase
I wanted to take the time to provide an honest and detailed account of my experience — both positive and negative — in the hope that it assists in improving future customer service and transparency for other buyers.
I first enquired about the property in early July and was introduced to Mr. Mitchell Purewal, Residential Sales Consultant. Throughout the process, Mitchell was professional, efficient, and courteous. His prompt responses, clear communication, and polite manner during our face-to-face meeting at completion were greatly appreciated.
During my initial viewing, I was assisted by Jada, Sales Consultant, who was equally professional and informative. She answered all my questions, shared valuable insights about the property, and conducted herself with a high standard of customer service. Her professionalism, telephone etiquette, and friendly approach made the process smooth and reassuring. Having read positive reviews about Jada beforehand, I can confidently verify those experiences based on my own.
Following the viewing, I submitted an offer via Mitchell, which was initially accepted. However, I was then contacted by Mr. Samer, Mortgage and Protection Adviser, who informed me that the seller preferred a cash buyer. As I did not have the full amount available, I asked to be kept informed should the seller later consider mortgage buyers.
Approximately four weeks later, around June 2025, Samer contacted me to confirm that the previous buyer had withdrawn and that the property was again available. We agreed that I would proceed via a mortgage application through Haart, increasing my deposit to 15%. A Memorandum of Sale was subsequently issued.
I met with Samer at the Harborne office, where he carried out some rate checks and requested payslips, which I provided promptly. However, immediately after the meeting, while I was driving home, I received a call from him asking me to make a £78 payment to instruct solicitors. I would have appreciated this being discussed in person rather than over the phone.
Later, I discovered that an additional £495 fee applied for the submission of a mortgage application. I decided instead to use a different broker who offered the same service free of charge. Despite notifying Samer of this decision, he continued to contact me via phone and email over the following weeks, which I found pressuring.
When I confirmed that I would not be proceeding with Haart’s mortgage services, I received an email from Mitchell on 09.07.2025 stating:
“Please be aware that if another offer comes in from a buyer who is ready to proceed, the vendor is prepared to move forward with them instead.”
Given that a Memorandum of Sale was already agreed, this message caused concern and made me feel pressured into using Haart’s mortgage services in order to secure the property. I found this approach unprofessional and felt it compromised transparency in the process.
After I declined Haart’s mortgage offer, communication from Samer ceased. I proceeded with my independent broker, obtained my mortgage approval from Nationwide Building Society, and shared confirmation of this with Mitchell.
I also arranged my own survey, as Haart quoted £530 for a Level 2 report, whereas I obtained a Level 3 RICS-approved survey for £504. Similarly, the solicitor recommended by Haart, APL Lawyers, quoted fees between £1,900 and £2,500, which I found significantly higher than typical market rates.
After receiving my survey results, I signed initial paperwork with my solicitor and shared my Level 3 report with Branch Manager Krystle. Unfortunately, my interaction with her was disappointing. I found her tone abrupt and unhelpful, lacking empathy or professionalism. When I explained that I was awaiting advice from my solicitor before deciding on next steps, I felt pressured to give an immediate yes or no answer and was not allowed adequate time to consider my position.
I raised a formal complaint regarding this experience and expected contact from senior management. However, I did not receive any follow-up or acknowledgment. Given that I wished to focus on completing the purchase, I decided not to pursue the complaint further at that time.
Afterward, communication was minimal until my solicitor followed up with the seller’s representatives directly. The transaction then proceeded to exchange and completion, at which point I collected the keys from Mitchell. His professionalism and courtesy at completion were again appreciated.
For the benefit of other potential buyers, I would advise conducting independent research into mortgage brokers, surveyors, and solicitors to ensure they receive the best value and impartial service.
Krystle is exceptionally unprofessional and awful AVOID
Absolutely harrowing experience with Krystle, in Harborne Haart Branch I have never been spoken to or had to deal with someone so unprofessional and aggressive in my entire life. Not only with me but also towards my child. Hearing my child being shouted at and in tears when answering her own front door to an aggressive STRANGER who is making demands, wanting keys to our home without warning, with no proof of where where she is from (let alone ask to speak to an adult) Absolute bully with no manners, unprofessional, uncivilised and zero credentials. No apology was made in fact when i asked what the issue was and could she prove where she was from she got ruder and more aggressive which was intimidating to my child given the size difference. I made a formal complaint and offered evidence of her disgusting behaviour and bad attitude to show she was unprovoked, Haart ignored this. (seems common reading these reviews) I let it go, did'nt chase it and did not release the footage online as I wanted to forget the unfortunate interaction. However Krystle then went on to make up lies and make jokes about her vile behaviour towards a us with another potential seller whom we know. Luckily again camera evidence put them off using her and has not caused any issues as they could saw for themselves her horrendous behaviour. I can see from all the complaints about her and her terrible management date back to 2022 so not a one off, she sends the same copy and paste apology on. Instead it would be far better to have replied to the formal complaint made to EA relations, to her area manager and to Anna Boylan a response would have avoided all these reviews. Not taking the same feedback given over the years instead of a clear copy and paste response says it all.

Had a very unfortunate experience with Krystle Aimsworth. Extremely unprofessional, rude, bullying behaviour. Was shocked to find she was a manager. Haart generally awful, with overvaluing and overpromising. Made a complaint to their head office as the behaviour and service from Krystle was so awful and quite confronting with no answer. Thought maybe it was a one off but another seller on the same road has also had a bad experience with her.

I’ve had an extremely disappointing experience with Haart lettings, particularly with my assigned property manager, Malwina. Communication has been consistently poor, emails and calls go unanswered for days, sometimes weeks, making it nearly impossible to resolve even basic issues in a timely manner.
More seriously, I was subjected to an illegal rent increase that violated the terms of my tenancy agreement and current housing regulations. When I raised concerns, they were either dismissed or ignored entirely.
No one should have to tolerate this kind of behavior, it’s unprofessional, unacceptable, and deeply concerning.
I would strongly caution anyone considering this agency to think twice. Tenants deserve to be treated fairly, respectfully, and within the bounds of the law , none of which I experienced here, all thanks to Malwina.
If there was a ZERO star, I would gladly give it.

On March 28th, I came for a viewing at the property on Winson Street. After the viewing, I expressed my interest in the property, and you asked me to make a holding deposit of £219.23 on the same day. I made this payment on Thursday.
We began the referencing process on Monday, and our planned moving date was set for March 11th. The referencing concluded on March 8th. However, when I inquired about the moving process, you mentioned that your company and the landlord were facing issues regarding one or two matters, which you did not disclose to us. You assured me that you would keep us updated since we were okay with waiting for you and the landlord to reach a resolution.
As the moving date passed and there was no further communication, you informed me around the 15th that you could no longer hold on to our money and would process our refund. Since then, I have been trying to reach you for updates, but there has been back and forth with no actual refund issued and no responses from you or your team regarding this matter.
I am writing to formally request my refund. If I do not receive it promptly, I will have to consider making a report to my bank for fraud.

Avoid this Lettings agent with all you can
This is the worse Lettings agent you can ever deal with either as a tenant or a landlord. They are very unprofessional, they lack knowledge and they are a fraud. The story is so long but beware of this people. As you can tell they don’t even have Lot of listings on the market yet their service is so bad especially this branch the property manager Saqib Ali needs training and doesn’t know his job. Even down to his own manager. I got a property from this people they lied promised endless repairs that never happened, yet they collect full rent every month. I was moving abroad and I followed the process to move out after I moved out even when I contacted them more than 2 months in advance they came back and said I am still a tenant and expect me to pay rent apologising that the property manager made a mistake so why should that be my problem? They are also charging an illegal and banned fee that the landlord has refused to pay asking me to pay it ! Beware of Haart Lettings especially harborne brand all the staff there I wonder how they got a job .

Extremely Disappointing Service and Poor Property Managemen
I am extremely disappointed with the service provided by Haart Harborne Lettings. My experience has been nothing short of frustrating and stressful. From the start of the contract, the key handover, and the handling of critical maintenance issues, the service has been appalling.
Key Issues:
Lack of Response: Despite sending multiple emails over ten days, I received no satisfactory replies regarding urgent maintenance issues. This lack of communication is unacceptable.
Maintenance Problems: The property at Jerry’s Ln, Birmingham B23 5NX had numerous issues, including a non-functional boiler, water leakage, broken backyard door lock, and a poorly maintained garden. These issues made the property uninhabitable and unsafe for my family.
Unresolved Issues: Even after reporting these problems, the necessary repairs were not carried out promptly. I had to secure alternative accommodation at my own expense due to the unsafe conditions.
Poor Property Condition: The house required repainting, had broken appliances, lighting issues, and a poorly maintained garden. The kitchen and bathroom also needed significant repairs.
Agents Involved:
Saqib Ali (Property Manager): Despite multiple follow-ups, the response was slow and inadequate.
Malwina Kedzia (Maintenance): Maintenance issues were not addressed in a timely manner.
Davand Chauhan (Branch Manager): Overall management and resolution of issues were poor.
Chanel Hull (Property Manager): Communication and follow-up were lacking.
