Absolutely ridiculous & incompetent company. Customer service is appauling. As a new tenant of just a few weeks there has been multiple occasions of terrible service/non service provided!
1. Ian Williams were instructed to complete works for Amplius/Longhurst group. Move in day the shower (only bathing facility) was reportedly broken, technician who attended would not attempt any repair, did not open the shower unit up to look inside for anything obvious stopping it from working/turning on. Advised he could not open it up as only had a 45min appointment slot which was insufficient time to repair/inspect. He ordered a replacement unit, after only pressing the power button and seeing it did not turn on. The nonrepair meant almost 2 weeks of having to wash with a bucket as well as the shower tray not draining at all so had to soak up dirty water from bathing up with a towel and squeeze down a toilet. Then upon the delayed return with a brand new replacement shower unit, (the same guy who attended day 1) opened up the unit to remove and replace and within 5 seconds saw the problem which was simply that the power was disconnected from the motherboard. No fault at all and a simple 10second job to fix it. Absolutely ridiculous! That also immediately made the pump work too on the shower waste. I was not informed there was a pump as it is outside in wheelie bin cupboard. Absolutely ridiculous.
2. Faulty toilet mechanism inside tank. This "intermittent" fault took weeks, hours of back and forth conversations, multiple "technicians attending" that refused to replace the failing mechanism jnside. Changed one part only, on first visit then sent 3 more people (hours per visit) until finally replacing the entire system.
3. Flooring to be completed in bathroom & kitchen. Ian Williams booked in to complete the job using an out sourced flooring company. When making the appointment (for weeks later) advised that will onky be for someone to come and take measurements. I advised that I can provide measurements, they would not allow me to and stated it must be an Ian Williams technician, so I said when they attend for other jobs they can take the measurements then and my scheduled appointment can be to complete the job with no further delayed. After hours of back and forth communications, multiple levels of departments approval to allow their worker to take measurements and pass them on, they still hadn't done so the week of the appointment. So I gave them the measurements (that their worker measured) they advised they finally after more hours of back and forth conversation agreed they would accept and put them on the job info and confirmed the flooring company will attend in the coming days scheduled appointment "and complete the job that day". However, with a 12-5pm appointment slot I got a call approx 4.30pm from an Ian Williams Operative to advise he is on his way to "look at the job" (take measurements only) completely disregarding what I was advised previously and STILL sending someone all the way to me with a tape measure to take more measurements of "small rooms" that are very simple to measure and fit flooring in. I have been messed around every week since moving in by this "ridiculously incompetent company". I do not understand how an earth any business can operate in this manner and still get customers. I have raised numerous complaints, been told I will be contacted by Ian Williams complaints department, management, job planners etc. and ignored, lied to and given false information time and time again. Thus having days upon days, of my time wasted, waiting for them to complete "simple jobs".
They are totally incompetent, unprofessional and have zero consideration for their customers. Avoid!!!!
They were incredibly professional! Adam, the lovely apprentice, and the electrician came to install my shower, and all were friendly, skilled, and even great with animals. Their work was excellent, and they made the whole experience stress-free.

A truly fantastic service from start to finish!
Recently Adam, John and Ben attended a floor replacement works order at 55 Abbey Lodge. I had been getting complaints from the downstairs neighbour for 3 years about my creaking floor and in February this year I worked with Stonewater and Fiona Morgan our scheme manager, to get the go ahead to have the flooring replaced.
Adam attended the property in July and advised that the floor be completely removed and re-installed properly within the guidelines of a floating floor, and was unable to go ahead with the previous flooring plan.
Through working with Fiona, Adam from Ian Williams and Eric (Stonewaters contracts manager) we were able to set the dates of 2nd September and 3rd of September to remedy the situation. Fiona went above and beyond in her role as a scheme manager, she truly listened to both myself and my downstairs neighbour as we journeyed through the floor challenges. Throughout the almost year long ordeal, Fiona worked with Ian Williams and liaised with numerous people, keeping us all well informed as things moved forward. I believe Fiona should be given a gold medal for her unrelenting determination in finding a solution that worked for Stonewater, my neighbour and myself. Incredibly good problem solving and job skills that are not easily matched on Fiona's side.
Fiona and I had both requested Adam do the flooring and were delighted when he turned up with his team. Adam was aware of the challenges with the noise issue I had been facing as well as being aware of the bad state the underside of the floor was in. He double checked asbestos certificates too.
The job was a challenging one when he arrived and he had to remove the flooring plus the wooden beams beneath it, replacing it all with solid insulation and a perfectly laid floating floor. It is at this point that I will mention, had this been any other contractor, the floor would simply have been replaced and again incorrectly nailed or screwed down which would have resulted in a creaky floor within a few months. Not only did he complete the job to top quality but also took an extra day to double check and attend to the cosmetics of the job along with cleaning up.
I cannot commend Fiona, Adam, John and Ben enough for their initiative, 'outside of the box' thinking and true dedication to excellent workmanship and customer service.
From the time my work was to begin till the completion of the work, Ian Williams provided timely and informative customer updates, service and consideration to my reasonable adjustments, the team cleaned up, were polite and friendly and considerate of my cat and home. Ian Williams is a fine example of how great service should look.
Thank you so much to Adam, John, Ben and Ian Williams for another job well done with excellent service, to Fiona Morgan for being a leader in scheme management and to Stonewater for making great choices in caring about customers.

Since June my landlords knew about an issue with my bath, the replacement arrived very small and damaged, so ordered another bigger bath. Ian Williams rung me on Thursday last week for the tiler to carry out the tiling the next day, I was at work and why tile before the bath is installed. Today one contractor arrived didn't cover my new stair carpet, pulled the new bath up the stairs, he left at lunchtime, it was understood this was an all day job. Tiler and joiner were supposed to arrive after the plumber, neither did, like the bath they installed before nothing is finished though to this time I'm left unable to use my bath at all because it's not sealed. Zero organization skills zero, common sense, told my landlords to find another contractor because my patiences has ran out and I've wasted my annual leave for an half finished job for the third time.
Have since told Amplius never to send this contractor to my home again. They are completely incompetent in completing work, nor have any intention of completing works that they have started.
Clearly Ian Williams fail to listen either, they rang me up about an outstanding repairs and said they would be out today, I've said twice two weeks ago that I'm at an appointment today. Then they said well why book us in. I didn't ask them too as paid someone else to finish the job

Ian Williams is without doubt the most toxic, disgusting place you could ever work. The company has zero respect for staff, and management are delusional, power-hungry, and completely out of touch with reality. Employees are treated like trash, disposable and worthless. The office culture is toxic to the core — full of inappropriate behavior, gossip, and pathetic power trips.
The office itself is a disgrace — dirty, unhygienic, and literally crawling with rats. Basic cleanliness doesn’t exist, and no one cares enough to do anything about it. The culture is even worse: unprofessional, creepy, and toxic beyond belief. The older managers and supervisors openly perv on female staff, while the rest are too busy gossiping or acting like wannabe gangsters.
Management look like zombies, clearly burnt out and miserable, yet they project their stress onto staff. There’s so much fraud and shady activity happening behind the scenes it’s unreal — money wasted, corners cut, lies told daily. This company is completely unethical, dishonest, and toxic.
Clients and tenants are treated appallingly. Staff openly mock and insult them behind their backs, laughing at their situations and showing zero empathy. The way this company speaks about the very people who keep them in business is shocking. They miss service targets constantly, cover up failures, and blame others instead of taking responsibility.
Turnover is a joke — no one wants to stay because the job destroys your mental health. You’ll leave stressed, depressed, and exhausted. Fraud, lies, and shady dealings go on constantly behind the scenes, and management couldn’t care less.
This company is rotten from the top down: If you value your sanity, your health, or your dignity — don’t even think about applying. This isn’t just a bad job. It’s a black hole that will suck the life out of you and leave you worse off than when you started. Ian Williams is toxic, corrupt, and downright disgusting. RUN. Don’t walk. RUN

A long list of shoddy repairs, botched jobs going back a decade. Time and again we've had to call out these contractors to either fix a previous job or finish the work they should've done properly the first time around.
This time it turned into a shouting match and I've confronted the contractor outside, to which he denied everything I heard him say to my partner, then called me something I won't repeat here and threw his van into reverse.
Do NOT let these cowboys into your home, their attitude is as poor as the H.A that hire them: we are peasants and are apparently not worth giving a damn about, we are no more than assets.

The first visit was 11th August. The toilet was leaking and loose from the floor. The flush cone was replaced and the toilet screwed to the floor. A week later the bathroom flooded another plumber said the pipe going into the flush was to short so new pipe. Another week later and another flood, the same plumber from the first visit returned, this time argumentative and rude. Blamed us staying we must be jiggling on the toilet and rocking it back and forth. I said no we don't want our bathroom flooding every five minutes so it must be bad workmanship. To which he shouted NO NO, then he saw the toilet was still loose and the floor board are wet and not holding the screws so we need new flooring. I am disabled and was left physically shaken by his attitude and shouting. My carer confronted him at his van where he called my carer a Fxxxing Axxxhole. We told him not to return

I'd give zero stars if I could! Never ever known such an incompetent company. Unfortunately they're the contractors for our housing association! Not for much longer hopefully because of the amount of complaints to our housing association! We have had multiple plumbing issues and they send multi skilled staff who don't know their arse from their elbow. Who have on several occasions caused so much more damage than what they were there to actually fix in the first place! Water damage to our home and personal property! We had an appointment booked for today between 8am-5pm that was booked 3 weeks ago! Surprise surprise no show and when we call them up they said it was never booked despite us having text confirmation! Funny how when we rang out of hours to report a leak that was not containable no plumber was sent, finally after 48 hours+ a lovely plumber turned up and was baffled that he was on call all weekend and he wasn't contacted at all by out of hours and if he had of been then he could have at least stopped the leak and then it wouldn't have come all through the ceiling and under the walls into our bedroom.and damaged all our new bedroom furniture bases with water damage!! Fuming so sick to death of this company causing me a great deal of stress which is not ideal as I need to limit my stress levels because having MS stress is a big trigger for relapses.

I'm disgusted tbh. I had an appointment arranged with Ian Williams to upgrade the fire alarm systems on the property. As I work in a school, I had to take the time off for the work to be completed. My slot was between 9-4pm.
When it got to 3pm, I decided to give them a call as I was getting anxious as to whether anyone would be coming.
Suprise suprise, I was informed that the appointment had been cancelled on Monday and a text message had been sent.... which was news to me as the only correspondence that I had received was a message to say that they would be coming today.
Therefore the message didn't go through or it wasn't sent at all.
My point is, they should of rang me and left a message to let me know that the work couldn't be completed, rather then just send a text message.
This is the second time that a contractor that Hyde Housing uses, has let me down with their appalling lack of communication and their lack of respect for people's time.
As a result I have lost two days pay.
I've made it very clear that from now on, any work that needs to be carried out is only gonna be happening over the weekend or the school holidays from now on.
I'll be sending a strong email of complaint to Hyde as well for awarding contracts to companies that seem to be run by a bunch of clowns.

Brilliant service start to finish. Particularly the dark haired male with the dark beard (I'm sorry we didn't catch your name) He's been helpful, friendly and down to earth. He's gone above and beyond and nothing was too much for him, even after the project manager from BVT wanted abit extra doing (outdoor step) it was dealt with immediately. It's customer service like this that makes a company remembered and recommended. Nothing but positive feedback from our household for Ian Williams

Where do I start!!!!
Moved out of my home to allow major works to be completed, 4.5 months later following delay after delay we returned to numerous issues, unprotected carpets damaged beyond repair, helped themselves to bottled water in our cupboards, unable to refit curtains, window blinds & mirror as they lost the fittings. Returned 3 times since our return home with a 4th call due today between 09.30 / 14.30 no surprise nobody turned up, I rang and was advised they didn’t turn up as they didn’t have the part, no communication to avoid us waiting in all day. Can only agree with the numerous bad reviews for this company.
I guess the only way is to put the word out there how bad this company truly is

Having a new kitchen fitted got told we would have cooking facilities at the end of each working day. Ha. No we never. Had to have takeout and sandwhichs for 10 absolutely awful days. It's a joke especially when you have kids to feed.

Disabled facility grant wetroom. Our operator was Dean he arrived on time and also knocked first to allow us 10 minutes to be ready. Dean was really nice and his workmanship was high speck he did a fantastic job. The flooring man and the electrician did a fantastic job as well and communication on time's of arrival was great 👍

Absolutely terrible company. They fitted a new bathroom and ever since we have had issues, the bath has been installed the wrong way round and we have had leaks. A leak occurred on Monday from the bathroom, flooding the kitchen ceiling, we asked for an emergency call out. They turned up and said they couldn't find the leak!! So, we had another company come in to check it for us, they found the leak coming from the bathroom pipes. Ian Williams should have found this on Monday - this has left us four days with a leak. The leak has gone into the boiler turning our electricity off, we have had no hot water or heating! The bathroom, pipes and kitchen now all needs replacing. Extremely slow service, untrained employees who do a cowboy job. Avoid were possible.

This company is absolutely diabolical.
They send the wrong people out to the wrong jobs to then not sort out the problem.
Their words “ im a ….. not a …. .. so you’re going to have to rebook.
So nothing gets done.
This is happened uncountable amount of times.

The way my house has been left is absolutely disgusting and I wish I could post it so you’re all aware of what they leave your house like.!
You book dates for work to be completed so you take time off work to then find out nothing was booked its a joke .

The only thing I would say is that, there has been 2 gentlemen that have done the job that they were requested to do .

They were contracted to do an external clean on our development of flats. I cannot speak for other residents, but I came home from work to find significant water ingress into my property. There were dirty water stains streaking the inside of my windows and in one room, the floor was flooded. Aside from the internal mess and damage, the outside of the building is not even clean!
Don't waste your money and if your management company wants to line the pockets of these guys, make sure you kick up a fuss. Wish I had!
