Firstly they keep messing up my payments and say im in arrears which isnt the case and i have to go through great efforts to put right.
They send letters for rate changes and changes of payments weeks after they payment due dates (luckily im quite good at maths! and calculate the increases before hand) When i didnt think they could get any worse
I get a letter stating they are getting returned correspondence from my address.. Err i dont think so. It seems they have had mail returned from my deceased ex wifes address but sent the letter to me..
the reason they were returned as they messed up the registration of the death of my wife.
I then get a letter addressed to me (at the address they claim they are getting returned correspondence from) basically sending condolences for my death! the letter is addressed to me but keeps referring to me as the deceased partner!! and to top it all off they also included the death cert of my wife!
the incompetence of this company is incredible! I dont actually believe that i have received one letter of correspondence that is correct!

Zero Stars for Zero Customer Relations
Because they don't have an email system or electronic ticket process like the other 99% of financial companies in 2022, I have to write in to administer my account. They clearly prefer to do business by phone - which is great for them because they can record calls, whereas (as I repeatedly explained to them) I don't often have records to hand and no auditable trail unless I write in.
But heaven help you if you make any gesture of dissatisfaction in your letter - as Landmark will interpret this as a complaint - even if you tell them not to or personally address it to your account manager, they'll still intercept it and raise a complaint on your behalf anyway. Even if you pull them up on it, they might offer you "compensation" but to receive this you'll have to jump through some hoops - mainly signing a false statement stating you accept "full and final settlement" of a complaint you never raised. Isn't this fraud? In addition to this, I was often sent conflicting information (in the same letter no less), with somebody else's repayment schedule (clearly a cut & paste job as they'd forgot to enter the date so left it reading "XX" because that's how much they care about you).
Anyway, after months of painful correspondence and several complaints raised against my wishes later, I finally elevated this to the Financial Ombudsman, (who I note share a similar rating of over 80% reviews of 1-star) - with my suggested resolution of making life easier for their customers and avoiding making similar errors, staff training, looking at the way they handle routine correspondence etc - and recompense for the time, effort and expenditure resulting from their own errors. Needless to say their offer of "compensation" clearly demonstrated their lack of understanding, empathy and comprehension of what my complaint was about. I note from the other reviews I'm not the only one who's had these issues which I add, are all easily fixable. At what point do these companies get held to account?
Clearly the FOS aren't going to do much either, judging by their reviews. My initial response from them was pretty much the financial equivalent of an irresponsible dog owner letting their muddy pet off the lead to jump up at a total stranger and dismiss it with cries of "he's only being friendly".
Indeed - a separate review for these biased, lackadaisical and incompetent individuals is in the post - mark my words.
As for Landmark - I can only hope whoever is responsible for Customer Service overall, eventually ends up in a similar position and equally frustrated by another company in the near future and Karma serves its purpose on you very soon.

I’m not even a Landmark customer - never even heard of them, until I’ve getting a constant text messages from them about urgent payment! Haha My mortgage is with Santander! Unbelievable to be honest! They don’t have an email which is red flags. Judging from the reviews I feel sorry for the people who are customers - seems like a proper joke of a company

Spoke to Landmark today on behalf of a friend who was unable to speak to them. I must say, being a company in the 21st century not having an email is not believable. Everything has to be done by post. That automatically rings alarm bells to me. Their system is stone age, theirway of recieving payments is ridiculous. In fact I was told that my would still have to pay interest for another month even after the loan was paid in full. REASON - It takes them 5 working days to close an account.

Please do not use this company, they took a higher final payment from me and now refuse to refund or send me my deeds, they told me because I complained it will take 8 weeks I told them I only want what's mine and I am not complaining, called 4 times now and each time told that my complaints are being escalated, even though I make it clear I'm not complaining, now having to go to small claims court to get my money back and heaven knows if I'll ever see my deeds

I myself get them to log any complaints I make.
I have done this the last two times and got back £100 & £50 for the complaints being upheld and justified.

Today I spoke to a Lady called Sarah, who could not have been kinder and sorted everything out for us, This lady could not have been more understanding, so much I was in tears of relief. Thank you so much . My stars are Purley based on my experience with the lady today . Not the person my husband spoke to. Unlike the experience my husband had previously which follows Asked for help due to husband having covid and poor pay ,advisor was ruthless telling us we spend to much on food ,Advisors are like Hitler they belittle you, and give no help whatsoever They take overpayment every month even admitted it. STAY AWAY FROM THEM.

I tried to remortgage
I tried to remortgage with another company but Landmark slowed the process right down insisting that all instructions arrive by post. They are a very antiquated company to deal with putting up barriers at every turn. I am still trying to remortgage 8 weeks later & still no end in sight it's like they want to prelong the mortgage to get every last penny out of you before you leave. Beware of the high interest.
Landmark - Liars and Cheats
Landmark (formerly NRAM and Northern Rock, now owned by an American firm Cerebrus) are, without doubt, the worst financial services company on the planet.
To start, they don’t even hold a lending license, and are simply a vehicle for gathering mortgages with the old Northern Rock that went insolvent due to mis-lending in the first place.
Over the last ten years, I have opened up 24 separate complaints!!!!! Yep, 24!
Everything from incorrect and or misleading information, to unhelpful/rude/untrained staff, systems that don’t work, a lack of care, a massive lack of customer service - the list is endless!
Recently, they very nearly cost me and my partner £15000 in stamp duty holiday fees, but only through my ruthless doggedness did I manage to avert such a problem.
The staff have no idea what they are actually talking about - did you know that their archaic new systems class your account in arrears until you make your monthly payment? We have overpaid our mortgage with them for the past year but are still classed in arrears. When I queried this, they tell me that “yes, don’t worry, your account isn’t actually in arrears, it’s just our system”. This is despite the automated balance system AND three members of staff stating the account WAS in arrears!
It takes ages to get through, half the automated systems don’t work and I usually have to go through two levels of security checks. Spoken over & cut off frequently, the customer service amounts to nothing more than in bound call staff that are out of the Little Britain sketches - “computer says NO”.
Call backs don’t happen, complaints take far longer than they should to be resolved and amongst all this mess I read many stories of customers suffering severe depression and anxiety at the hands of a company charging well above standard market rates.
If you have a mortgage with Landmark, I would urge you to move heaven and earth to try and relocate to a different lender!

Absolutely disgusting company who want writing off. In a world where people’s financial situations are teetering on death, these people can’t see fit to being human and helping people. Like millions of others, been furloughed and big impact on income.
My wife has been on long term sick with a serious mental health breakdown. What do these clowns do? Not communicate with me, allow me to get into arrears, unbeknown to me, then stick £400 of fees ontop???? How is that helping a household where ones on sick pay and The others on a reduced wage? NO SYMPATHY, NO COMPASSION,

These people have always been there for me especially when I got a divorce and had too pay the mortgage alone. As from 1st Feb I will be mortgage free and have been supported all the way, and my mortgage is paid off 5 years early!
Heartless and greedy
Where to start. This company is showing absolutely zero compassion and empathy given the current climate. They have refused to extend the furlough scheme even though the government have extended it until March. I am still on a reduced income and all the other businesses I have contacted have been great in helping me manage. Landmark just want my money. I completed an income and expenditure form which left me very little to survive on but, according to them, I have got enough money to pay their full amount each month. They don't care that I could do with a bit more money at the moment to make life easier. Landmark just want my money. I've rung them up and most of the agents I have spoken to have been incompetent (they don't update the records with what was discussed, one minute I'm not in arrears the next minute I am, they cant explain to me how the arrears figure is calculated, they can't agree on what my monthly payment is. I really could go on) and/or rude (they continually talk over me). I literally ask them how Landmark can help me but they just keep saying I've got enough money to pay the full balance. Landmark just want my money.
I notice there is a check box on this form that sends a copy of this to them. So, can someone in a senior management position from Landmark please ring me as there are many issues I would like to discuss with you. Let's see if they read these reviews and actually care what people are saying about them or not.

Genuinely, the worse company I have ever dealt with
Landmark Mortgage Ltd are extreamly unprofessional, have no compassion, provides misleading information (when you can get hold of a human), charge an extortionate mortgage rate, will not compromise on anything and threaten to repossess your home even if you're 0.01p in arrears. I have been trapped on a 5.3% mortgage with no option to change to a lower rate. This is not the terms I agreed under the original mortgage with Northern Rock. It is unbelievable in this day and age, this company can get away with treating people like this.

Landmark Mortgages have stolen £4,000 out of our bank account and now won't give it back. It has got to the point I'm going to call the police. Anyone who works there should be embarrassed and ashamed.
