Very friendly team and clear support through the process of purchasing our home! Never felt like I couldn't get in touch to ask a question, and any information given is clear and easily followed. I would recommend this estate agents if you are purchasing or selling your home!

From start to finish, our dealings whilst buying from Manning Stainton have been second to none. Specifically the Garforth branch. They booked us in quickly to view the house, everyone was super polite (especially Emma who was so kind to us during us putting in our offer).
Phoebe helped keep us in the loop and chased solicitors with weekly updates.

I would strongly advise against using Manning Stainton to sell your home. Our experience with them has been **frustrating, costly, and unprofessional**.

They **overvalued our property by £35,000**, leading to minimal interest and just **13 viewings in 6 months**. This left us in a terrible position, having to drop the price significantly to generate interest. It became clear they were more interested in securing our listing than providing an honest and realistic valuation.

Beyond their poor sales approach, their handling of our property was shocking. The **EPC assessor they sent caused damage** to our **loft hatch and walls** with his loft ladder. Additionally, when erecting the **‘For Sale’ sign**, they **damaged a solar light on our fence**, showing a complete lack of care.

Due to their **misrepresentation and negligence**, I am now in the process of **taking legal action** against Manning Stainton under:

- **The Misrepresentation Act 1967** for false or misleading statements regarding the property valuation.
- **The Estate Agents Act 1979** for breach of professional duty.
- **The Consumer Protection from Unfair Trading Regulations 2008 (CPRs)**, which prohibit misleading practices that cause consumer detriment.

Given my experience, I would **strongly urge others to avoid Manning Stainton**. Their unprofessional conduct, misleading valuation, and property damage have made this an **absolute nightmare**. **Stay away and find a more reputable estate agent.**

Manning Stainton Garforth have been great through us purchasing a house. Sabrina and Phoebe were excellent in keeping us informed of all updates and were there if we needed help chasing solicitors, etc. Can’t thank them enough!

We had a brilliant fella come out (Jacob) and explain how manning Stainton work, and explain what they can do to help us.

Our house was listed on the market and sold all within 1 week. Which I think is amazing.

All our queries were dealt with efficiently by Teresa, who also updated us on everything and really kept us in the loop from start to finish with a professional feel to every conversation.

I phoned up at least twice to ask if they could contact the house owners for some measurements and they never got back to me even though each time I phoned they said they would phone me back but didn’t.

We recently purchased a house through Manning Stainton in garforth and their customer service was excellent. Sabrina gave us weekly updates so we didn’t need to do much chasing with the rest of the chain. Would definetly recommend using this estate agents to sell over the ones we actually used.

We had a fantastic experience with Manning Stainton Estate Agents. The team was professional, helpful, and always available to answer our questions. They made the entire process smooth and stress-free.

I put my house on the market on Wednesday this week and sold it by teatime on Thursday, can't thank the staff enough for their help and advice. I can now buy the bungalow I set my heart on, thanks to Manning Stainton at Garforth.

Staff never followed up with me always me chasing them. When I complained to the branch manager she said to me you will be calling me next year thanking me that you didn’t get this house wanting another and that I was too emotionally attached to it already. When I called they would sigh down the phone and that’s when I actually got someone in branch to answer the phone normally you get head office call centre and they just ask branch to call you back. We sent our best and final to them last minute to the cut off as I had the feeling we was bidding against someone that they knew and was always matching our offer. They were extremely patronising with us. I had 2 emails in total from the sales progressor. My friend sold her house with them before me going through this process and she wanted another they where selling she viewed it and missed out on it due to not been sold herself. After she sold the house the other fell through she wanted and the agents didn’t even call her to view it again knowing she was on their books as sold wanting to buy. The house was close to me and I told my friend but it was too late they had already sold it again so she missed out again their own client. I debated writing this as I don’t like to be negative on local business but they are so bad people need to be warned! Avoid! Just to also add I have also read their response to the other negative feedback of them not accepting accountability but pointing out the little things they did manage to do. Just for the record my purchase went through in two month down to me progressing the sale and working closely with my legal.
