I’m extremely disappointed with my experience with Peter Alan estate agents. Despite my property already being on the market and having a mortgage ready to go, they refused to arrange any viewings unless my house was under offer. This rigid policy is not only frustrating for buyers like myself but also means sellers are potentially losing out on genuine offers. In a competitive market, flexibility is key, yet Peter Alan seems unwilling to accommodate serious buyers. I would have expected a more helpful and proactive approach. Unfortunately, I can’t recommend their services based on this experience.

AVOID Peter Alan Gorseinon
I have never met such a rude and unprofessional estate agent. I have experienced them from a seller as well as a buyer's point of view now and neither are great.
We placed our house on the market with them in November 2024 and had a really good first experience with them, but that was very short lived. I had to chase them for any information at all regarding viewing feedback or an update on the house we placed an intention to offer for, and wasn't kept informed when it was sold to other buyers so had to chase myself for that part too.
We took our house off the market over Xmas to spruce up the garden, and due to the lack of communication we decided to place it back on with another agent after the work had finished. Only then were we notified about our 12 week contract with them after a vey rude phonecall with them, there was no mention of this when we informed them we were taking our house off the market or when we originally signed, and threatened us with fees when ours sold if it was during the 12 week contract period.
We have now placed an offer on a property now that our other agent have sold our house (thankfully outside the 12wk contract length so cannot come for us for fees), unluckily for us the house we have fallen in love with is with Peter Alan. We get no information on the status of our offer, no confirmation emails even after requesting one, and when we do ring up to chase we get abrupt answers and hung up on.
I am not confident they will action our offer to the vendor, and I will NEVER deal with this agent again.

Worst lettings agent & property management I have ever used.
I moved into a smoke free property that was nicotine stained throughout, the last tenants furniture, rubbish, soiled puppy pads, dirty underwear and food was left behind, Bathtub and toilet seat broken, light bulbs in every room not working, got electric shocks from the plugs, the carpets had been soaked in urine by a dog, oven didnt work. Had to withhold rent before any thing was resolved. Took repeated chasings, they never answered their phones, the emails of the property manager were extremely aggressive and often written in text slang, they never say your name and instead refer to you as the number of the property. Wheno they want something they ring your phone off the hook and sent angry text messages.
They schedule checks with random 3rd party companies without communicating with you.
They treat tenants like inconveniences and nuisances and are constantly aggressive.
Peter Alan are useless
Peter Alan are useless. We foolishly appointed them to sell our house in 2023. They over valued the property initially before agreeing we should drop the asking price 3 times. They did eventually sell the house after 3 months, but the buyer pulled out when we were due to exchange contracts and we lost the house we wanted. We had to chase for feedback after every single viewing and we found out through solicitors that we were lied to about our buyers' position.
We took the house off the market with PA (after the 20 week contract ended that we weren't told we had agreed to!!)
We appointment a new estate agent almost immediately. We had 3 offers and they sold the house for full asking price in 2 weeks to a serious buyer which completed without issue.
We decided to rent after selling to be chain free. There was only one house on the market in the area we wanted to live and sadly, it was on with Peter Alan. The house was under going maintenence work when we viewed it, but a move in date was agreed.
The kitchen was left filthy, and the garage was full of the last tenants belongings. I arranged for this to be cleared at my expense and was promised I would be reimbursed. I was, but after 4 months of chasing and going through the complaints procedure.
I have spoken to more than a dozen members of staff at various branches, in various positions, for various reasons. Not a single one has been remotely competent or kept their word. Please don't give them your business, I've spoken to many other estate agents and friends etc since then and no one has a good word to say about them.

I am writing this review to let any potential tenant who is thinking of renting from Peter Alan to reconsider signing a tenancy agreement with them.
When I entered into a tenancy agreement I expected to live in a home that was hassle free without worries. Within days of moving in, it was found that the electric system was not working, dangers, safety trip switches did not work, cracked sockets with water in, smoke detectors were not operational.
As soon the winter came it was noticed the entire front wall of the house was very damp and side wall. My wooden furniture in the room had expanded that much I couldn’t open the draws. I had to live in a bedroom with this situation and remedial work for 3 months, which created so much dust that damaged my soft furnishings, spread up stairs, they used a jack hammer in the room to take off the mortar from the wall. Despite a promise from Peter Alan that they would deep clean the house, this never happened and it took me days to clean up their mess.
They also failed to complete the works and had to decorate the lounge myself.
In order to make it clean for visitors at Christmas Time. The house even when heated remained cold and damp, that I spent my time living in a bedroom to keep warm, with having a diagnosed health condition the cold was too much for me.
I contacted Public Health a number of times with highlighting their duty to investigate, and eventually came out, I also visited Shelter Cymru and CAB for advice.
Some of the repairs were never carried out during my 18 months tenancy.
I could not use 1 of the bedrooms as the radiator was not working properly. The stair case was also seen to be unsafe and had to be repaired whilst again living in the house. There was always short notice given by the contractors to carry out the work. I was also working from home and having to fit in the remedial work. It took a week for an issue with sorting out the flush on a toilet over a Christmas Period having to use a bucket. Outside repairs to garden and coal shed and issues never stopped.
Even, when I wanted to give up my tenancy 2 months early with everything I had been through. I could not be refunded the rent I had paid in advance.
I even handed my keys over 3 weeks weeks before the tenancy ended.
Even, though the inspection was satisfactory and have given them the 14 days they advised for refunding my deposit. I have not received my deposit refund, I now have to take legal action.
I want to advise all tenants to keep a record of everything, and photographic evidence as now this will be needed to take my claim forward.

Absolute shambles of a business
Absolute shambles of a business! I used peter alan when I needed somewhere to rent desperately for me and my 1 year old daughter and they Started off brilliant, communication was really good and they seemed extremely helpful that was until I paid them 6 months rent upfront for a property I liked, after paying them almost £5500 they have been an absolute nightmare!! I received the keys for the property 24 days after I initially should have due to peter alan not having the property ready, once I received the keys and went to the property it had no heating and were in the coldest time of year and I have a 1 year old daughter which is just appalling! It also had a shower that only ran cold water so can't wash unless I want a freezing cold shower! I received the keys on the 13th January and it's now the 3rd Feb and the property still has no working shower, has damaged stairs which are dangerous especially with a small child! And the carpets look like they been used in dog breeding kennels! I was told the carpets would be changed before receiving the keys yet still the carpets are disgusting! The amount of cleaning I've had to do just shouldn't happen! The house was dirty and peter alan just do not care, they have been ignoring my calls and emails and now they've had my 6 months rent upfront and I've signed the tenancy agreement they just do not care about the fact I have a 1 year old in a house with no heating whilst the weather is touching the minuses

In a difficult market Peter Alan really got on the case and found me a buyer. The agent in the Llanishen branch, Tracey Lawson was personable, knowledgeable and helpful in the extreme. Afterwards they are really proactive in following up with progress by asking the right questions and talking to the right people.It is the third that I have used their services over the years with no problems and I thoroughly recommend them
Promised everything but delivered nothing
Decided to go with them as they promised they could sell it tomorrow at a slightly lower price but would try a bit higher first. Every time I spoke to Aimee she kept saying she had sold a number of properties that day and she would even come in on her day off to do sales. Most viewings booked would get cancelled the night before. We dropped the price by £10k on agreement but a few weeks later they dropped it another £10k without even asking us. Very little feed back given on the few viewing we had, we had to chase them. Ended up going with another company, this was the Gorseinon branch. Photos taken were poor and they wanted us to pay more for better ones, new agent took much better photos and video for no extra charge

Worst managing agent I’ve ever have experienced. After renting properties through another agent decided to give Peter Allan a try as new property was out of area. From day one they mismanaged the property or basically didn’t mange the property at all. After the tenants moved out they missed over £1200 worth of damage then had the cheek to charge for the checkout inspection. So avoid at all cost you will definitely regret it.

I’m honestly disappointed with the service provided by Peter Alan. They have consistently lied to both landlords and tenants, creating a web of deceit that has caused significant financial hardship. They recommend unaffordable rent prices to landlords, pushing tenants into dire financial situations.
Peter Alan no longer advocate for long-term tenancies, preferring instead to increase rents annually. This approach is purely profit-driven and disregards the well-being of tenants. In our case, they falsely claimed that our landlord was struggling to pay their mortgage, when in fact, the property was bought outright. This was a blatant attempt to justify an unnecessary rent increase.
The agency is exploiting the high demand for rental properties, contributing to the growing issue of homelessness. They show no regard for the welfare of either tenants or landlords, focusing solely on their commission.
They are causing misery in people’s lives.

The Tenancy has gone through as expected. The original market rate based on their analytics was significantly below the rental achieved - which was closer to the local properties.
Peter Alan also switched the utility supplier without my knowledge which is now causing a heap of issues. Readings at the date of cutover are to be supplied - not sure what were given by Peter Alan as it was three weeks prior to the tenant moving in.
British Gas seems to think I supplied the request to change over - I did not. It's an erroneous transfer which I am now taking up with British Gas, and OFGEM if required. I will also complain to Peter Alan about this practice which I think is unethical and if not happy I will contact the property Ombudsman.
