Avoid if possible

If you can, do avoid this company. They use bureaucracy as a weapon and are technologically illiterate. My father had a stroke and their incompetence is making life quite difficult for him.

Excellent craftmanship!

Excellent craftmanship!
I was pleasantly surprised this morning, when Ian arrived to carry out some minor repairs in my bathroom.
I was greeted with a smile, as well as a cheerful good morning. Shoe protectors in hand, and tool kit in the other. Ian got on with the work straight away. I could see that Ian was not only methodical, but he really took a pride in his work. Quite the professional. I believe that Ian is a credit to raven housing trust, and definitely deserves five stars !

Thieves and bullys

Thieves and bullys.

Despite having written permission, being in their policy, and being backed up by the disability services and local MP. The Warden has repeatedly threatened to take my mobility aid and wheelchair, each time I have shown the policy etc and that's settled it, but now the warden has not only taken my wheelchair but also sent 'costs for removal'. He also said he would remove the ramps that raven themselves put in!

This is despite BUYING the property and having the head of health and safety sign off on the disability adjustments.

The warden is a bully and no one at the offices seem interested in backing it up!

Raven knowingly sold me a house as part…

Raven knowingly sold me a house as part of shared ownership that they knew had the potential to flood. It has now flooded. None of this came up in any surveys. All Raven staff I speak to are aware of it. They have put my rent portion up by almost 50% of the original renting price, yet claim to be affordable housing. The house will no longer sell as it is a flood risk. They have always known about this issue and waited and waited for it to present as an issue, whilst charging rent and not dealing with it. They are an embarrassment to the concept of both social and affordable housing. There is no joined up thinking or collaborative work to deal with issues raised. They still insist on raising my rent, even though my house flooded and they have provided no compensation.

Raven Housing Trust are a joke

Raven Housing Trust are a joke. They do not care about families!

We have an antisocial neighbour who is constantly on drugs and screaming the building down and constantly causing something.

I find it utterly disgusting you would house 6 families in a block of flats with a druggy.

YOU know that she’s a druggy aswell! You’re defending anti social behaviour! She’s the only one without a kid in this block of flats.

YOU DO NOT CARE ABOUT ANYONE. YOU ARE SCUM.

Families feel scared in their OWN HOME! HOW IS THAT FAIR RAVEN?

YOU ARE ALL FULL OF LIES!

You don’t even make it affordable to live in these places? The prices are horrendous.

We pay service charges and for what?

We pay for window cleaning.. WHICH HAS NEVER HAPPENED.

Cleaners? What cleaners? They can’t even clean, instead they sit in their van in our car park for a couple hours then P**S OFF?

They won’t even clean cobwebs and dust cause I overheard a cleaner say “im scared of spiders” like get a grip.

RAVEN ARE A JOKE, AVOID AVOID AVOID.

Raven don't even deserve 1 star.

Raven don't even deserve 1 star.
They're utter disgrace to their tenants.
My family and I been through hell as we been receiving a lot of hate and harassment by 1 of our neighbours and we complained and complained nothing got done and that's when we decided to get a camera for evidence of the anti social behaviour we was receiving from the neighbour they are also a tenant of ravens. But soon we put a camera up for own health and safety RAVEN decided to say that's not good enough and we not allowed it up etc and we need to take it down immediately otherwise they will get the enforcement team involved that's threatening behaviour from raven etc but we spoken to the police and Citzen advice bureau and they said we not breaking the law by having cctv camera and that we are allowed it if its only covering your side and not pointing at the neighbour etc. But raven is such a total bullies and allow the neighbour to pick and pick and bully us we all got a disability and very vulnerable and we not even allowed to protect ourselves by having a camera as it is not good enough and giving us silly advice saying that we not allow a camera but we can have a dash cam recording at all times facing our neighbour property very poor and stupid advice from RAVEN.they don't even sort out anti social behaviour

Excellent Service

I submitted an application for permission to carry out improvement works (boiler installation which required extending pipework along the outside wall) and I was told to process the application can take up to 1 month. I asked Raven if they could prioritise my application and respond quicker as my boiler desperately needed replacing - which they did. Got a response within 3 weeks which helped me a lot to start the works earlier. I would like to give a shout-out to Hurry (Homeowners Rep) who was super helpful during the process.

Awful

Awful. Please, please do not enter into shared ownership with this company . The rent goes up every year ( of course that’s expected ) but aside from this the additional schemes we have to pay into are ridiculous. A sinkage fund that costs so much the whole estate could physically sink into oblivion and we could probably easily rebuild the whole estate. The latest is they want to charge us £1000’s of pounds to maintain a grass area not much bigger than a manhole cover, consists of 1 small tree and a few weeds. I should add they picked the highest charging contractor which makes me wonder if people are getting a backhander on tenders. Finally my 5 year old house is rancid, ridiculous amount of faults and a bathroom covered in mould. They sent people out which eventually we had to ask to leave as their mould treatments have just left the bathroom ceiling paint peeling off.
So honestly no matter how desperate you might be to get on the property ladder. Do not make this mistake.

Raven staff are belittling and…

Raven staff are belittling and condescending. They have no morals and do not know how to treat people. They are liars and rude especially one so called ‘team manager’ who is nothing but a jobsworth. She clearly has no life. Please avoid dealing with these people. If you rent, pay your rent on time and if you can do better, get out!!

Thank you for your feedback. Firstly, I would like to check that your issue is now resolved. If not then please let our contact centre know asap by calling 0300 123 3399 - they are open until 4pm today.

Secondly, we've checked with our out of hours service provider and they've confirmed that early Friday evening they were experiencing higher than expected call volumes which would explain why you had a longer than normal wait time. This can partly be explained because of the exceptional bank holiday weekend, but they have assured us that they are looking into taking preventative measures to ensure this doesn't happen again when an influx of calls is anticipated. We apologise for any inconvenience caused. Kind regards

Thank you for your feedback. I’ve spoken with the Tenancy Enforcement Team to check the status of this ASB case and understand that they are working closely with you to gather evidence to be presented at the court hearing in mid-October. The case is now controlled by the court, and Raven can only work to timeframes set by the court as we have no influence over when the matters are heard. I also understand that the hearing previously had to be postponed due to the Barrister contacting Covid - not ideal but unfortunately there was nothing that could be done about this. Hopefully at the conclusion of this trial, the court will have reached an outcome that will mean the matter can be resolved. Kind regards

I found them to be racist, discriminative and lyer. They think they are always right, they treat social tenants as third class citizen especially if you are not white. Worst company I have ever come across. I wish I have never moved to their property.

mental health is now being affected.

Being a private tenant, paying and accepting all charges- I can say the way they work, their 'policies' 'processes' or whatever else is a just a scheme to rob and ruin peoples lives.
One example is that I pay for cleaning charges, yet, the block has never been cleaned since I've moved in since October.

Another thing they have made impossible and totally stressful for me, is to allow me to make some alterations to the home I have purchased-which was approved prior to me moving to the home in writing and confirmed through lawyers. They refused the approval once I moved in, and requested for me to make the request all over again. Fine, I did corporate, and now they have made it an absolute nightmare in allowing me to make it happen with some ridiculous requests - which would not make any difference to anyones life, except mine, yet they have continued to make all this so difficult. I am truly disappointed, saddened, stressed and feel almost to the point of my mental health being affected.
