Been to a few viewings now with Redbrik…

Been to a few viewings now with Redbrik in Chesterfield area and have always been mislead with the photos and descriptions of properties. Some of which are out right lies. Using distorted camera lenses to make gardens and rooms look bigger, not photographing rough parts of a house and hugely inflating parkable areas!!
Really annoying as it wastes mine, theirs and the vendors time! Rather than being excited when you arrive you have an instant sense of disappointment, not a good way to encourage someone to buy!!

Also keep sending me emails with completely irrelevant properties despite replying numerous times asking them to stop and only send me properties with my specification!

Some nice polite staff though.

Absolutely useless.

Absolutely useless.

When we rented with these we nearly backed out (wish we did now) because getting a response to an email took so long, questions not being acknowledged etc.
Ended up with a dodgy landlord but that’s a different story.
But when leaving the property this has also been a nightmare.

Was asked to drop the keys off at their Sheffield branch on 21st December, drove all the way down there to be told they were not expecting me and they could not take them, even though I showed the email from one of their staff members saying to drop them off on the 21st

Also with our deposit we have had no communication at all and we have chased them up several times now and not getting any response. We moved out over a month ago!

Dear Mr. Morris,

Thank you for taking the time to share your feedback. At Redbrik, providing a positive experience for tenants is very important to us, so it’s disappointing to learn that your experience fell short of expectations.

Regarding your concerns, we want to clarify a few points. We understand that you chose to vacate the property before the official tenancy end date. While this is your decision, it does mean you remain liable for the rent, bills, and the overall safety of the property until either the tenancy officially concludes or a replacement tenant is secured. When you visited our Sheffield office on 21 December to return the keys, our team explained that retaining a set of keys to ensure access to the property would be in your best interests, especially as we were preparing to close for the Christmas period. We apologise for any confusion caused by the email exchange beforehand.

In terms of your deposit, because our agreement with the landlord is on a ‘Let Only’ basis, the responsibility for the deposit return lies with the landlord. While we’ve contacted the landlord on your behalf to encourage the deposit’s return, we are limited in how much we can influence this process. We recommend reaching out directly to your landlord or your deposit protection scheme for further updates. We will, of course, update you if we hear more.

While we’re unable to investigate specific concerns from your move-in process due to changes in our team since then, we’re sorry to hear you felt responses were delayed.

If you’d like to discuss your concerns further, please don’t hesitate to contact the Lettings team, who will help however they can.

Best wishes,
Redbrik.

After losing our dad unexpectedly, me and my family found ourselves in a position where we had to sell the family home. We approached RedBrik Sheffield after multiple recommendations, and they were perfect for the job. They were kind, considerate and professional throughout. The team, especially Clayton and Lucie, made the process much easier than it could have been. They also have streamlined services meaning there is less for you as the seller to coordinate yourself. If you want a smooth process with a friendly and reliable team, then go with RedBrik!

Sales support was good

Sales support was good, we asked for no sales board but ended up with one which caused issues when the tenant left getting lots of agents letters wanting us to use them so they knew the house was empty which is why we didn't want the board. Hannah and Jake were great keeping us updated but felt let down by the lettings side which we have raised.

Not a smooth experience

You couldn’t get through to them on the phone.
I complained that I wasn’t happy about the agent assigned to me to Jaqueline but nothing was done.
Their upfront search package makes no difference to timing in my opinion and just annoys people.
Their post exchange person was very good though, kept on top of it without being intrusive.
Wouldn’t recommend tbh. I ended up swapping properties which I think happened despite them rather than because of them.
High fees too.

Hi Maria.

Thank you for taking the time to share your feedback. We're sorry to hear that parts of your experience with us didn’t meet your expectations.

The Buyer Information Pack (containing the searches) is designed to give buyers access to important information about a property right from the start, helping to streamline the process and provide more certainty to both buyers and sellers during a sale. Unfortunately, even with this in place, delays do sometimes occur.

On a positive note, we’re glad to hear our post-exchange team provided a good experience and kept everything moving smoothly for you.

Thank you again for your feedback and we wish you all the best in your new property.

House buyers beware - don’t buy through Redbrik

I had a terrible experience with Redbrik after paying a £595 SecureMove reservation fee. No planning permissions on a property with significant alterations which a survey revealed major structural issues with the property, leading us to attempt a renegotiation. The vendor refused to engage and withdrew from the sale, but Redbrik still refused to refund our fee, despite the terms stating it should be refunded if the seller pulls out.

Redbrik’s communication was inconsistent, with key information given only over the phone and no formal confirmation in writing about the vendor’s withdrawal. It feels like they’re profiting from multiple buyers paying for the same searches.

I’ve escalated my complaint to The Property Ombudsman. Avoid Redbrik if you want fair treatment.

My honest opinion on RedBrik

I recently purchased a property listed with RedBrik, and unfortunately, my experience was overwhelmingly negative. From start to finish, the process was marred by misinformation, unnecessary fees, and a general lack of professionalism.

When I first viewed the property, the estate agent showing us around was surprisingly unknowledgeable about basic details. They couldn't answer key questions about the seller’s position, such as whether they had found another property, and later provided us with incorrect information about the property chain. We were led to believe there was an additional person in the chain, which turned out to be false; our seller was purchasing a new build, not a resale property. When we viewed the property again, this time shown around by the seller themselves, we were finally given accurate information about the neighbors and the property’s position. It's concerning when the seller and estate agent are on completely different pages.

RedBrik’s valuation of our property was another disappointing experience. Their agent seemed more focused on upselling their inflated fees rather than offering practical advice. We were repeatedly told about their "special methods" and "lists of interested buyers," which supposedly justified their high fees. However, their so-called "special" marketing is simply listing on RightMove or OnTheMarket, just like every other agent, many of whom charge significantly less.

We decided to make an offer on the property, but were then forced to pay RedBrik’s non-optional “Secure Move” fee of £595. This fee is supposedly designed to secure the purchase and speed up the process, but in practice, it offers very little value. If anyone else in the chain withdraws, you’re left out of pocket with no recourse. It’s a one-sided cost that does little to "secure" anything when other parties aren’t bound by the same terms.

The “benefits” that come with the Secure Move fee are equally disappointing. For example, RedBrik pre-orders property searches, claiming it will save time, but these searches were grossly marked up and failed to provide any advantage. In fact, boundary issues with the property—clearly visible on these searches—were completely missed and took months to resolve. If RedBrik is charging for these services, the least I would expect is proper due diligence, but they failed to catch glaring issues that significantly delayed the process.

The “Secure Move” certificate, another part of this questionable package, has an expiration date indicating when you should expect to complete the sale. Our sale process exceeded this deadline by nearly three months, and when I inquired about this, I was met with a casual “we can extend it,” without any apology or acknowledgment of the inconvenience caused.

RedBrik also assigns a staff member to manage the purchase process, but this service was far from helpful. Their role seemed to consist of calling me to chase my solicitor for updates, only for me to discover that my solicitor had already responded or was waiting on outstanding documents from RedBrik themselves. Despite positioning themselves as intermediaries, they offered no actual assistance in resolving delays and often seemed unaware of what was going on.

When I raised a list of post-completion issues, including problems with the property that became apparent on the day we moved in, RedBrik’s interest vanished. Despite visiting their branch in person and being promised that the manager would follow up, I never received any communication. It became evident that their enthusiasm evaporated the moment we collected the keys.

In summary, RedBrik Estate Agents provided an exceptionally poor service from start to finish. Their mandatory fees, inflated costs, and lack of communication create an experience that feels more like exploitation than assistance. I would strongly advise potential buyers and sellers to consider other local estate agents who offer much better service at a fraction of the cost.

Hi Joe,
Thank you for taking the time to write a review for us. We would like to clarify a few points in response and offer you the opportunity to speak with us directly to resolve any outstanding issues, should you wish to do so.
As Estate Agents, we rely heavily on the information provided to us. In this case, the Sellers were not fully decided on their future plans, which left us, and them, uncertain about their position. Later in the process, the Sellers decided to purchase a new build and informed you during your second viewing. Had their plans been clear from the beginning, we would have communicated this information confidently, but unfortunately, that wasn’t the case.
When it comes to marketing, we go above and beyond simply listing properties on portals. Each property benefits from a bespoke marketing strategy created by our team upon instruction, ensuring maximum exposure for every home. This includes thorough database work, which we take great pride in. Our extensive database allows us to understand the position of our clients, enabling us to effectively match properties with potential buyers. Having recently celebrated our 10,000th completed sale, we stand by the value of our marketing, processes, and customer service—justifying our fees.
In this case, boundary issues arose with the property you were purchasing. Upon receipt of the searches, this was not raised by the solicitors, as it may not be a concern for all buyers. A cash buyer, for example, would have the option to decide whether to address the issue. However, in your case, the mortgage lender flagged it as something they wanted to resolve before proceeding with the loan. SecureMove™ is designed to provide searches and transparency upfront, not to resolve legal matters, as we are not solicitors.
The Branch Manager worked directly with you after completion and fully supported you with any issues that arose post-completion. We rely on the transparency of Sellers to provide all necessary information and on Buyers to conduct the relevant checks before making an offer on a property. The issues raised—such as taps not working and missing keys—were beyond our control, as we depend on Sellers for full disclosure. Our advice at the time was to raise these matters with your solicitor to assist in resolving them. Gemma (Branch Manager) went back and forth to provide as much support as possible, for which you expressed your gratitude at the time.
Throughout the process, Redbrik has been fully transparent with you, providing all the information available to us at any given time. We understand that the condition of the property upon completion was not up to your expectations, and we apologise for the inconvenience you’ve experienced. We hope your solicitors can assist in resolving the matter.

Excellent experience using Redbrik…

Excellent experience using Redbrik (Ecclesall Road) in the sale of my property last month. I sold a different property 3 years ago with one of the more traditional local agents and my experience with Redbrik couldn’t have been more different - highly professional and service orientated, great communication from start to finish and I felt like a valued customer, unlike my experience elsewhere. Viewings were considerately arranged and professionally managed by Redbrik and I was kept well informed of feedback and offers. I was particularly drawn by their SecureMove offer too and knowing that only offers from serious prospective buyers would be put forwards. I wouldn’t hesitate to recommend.

Well done Redbrik @ Chesterfield

We have just completed this week as a seller of a property with the Chesterfield Branch . We have listed our house last year, when the market was slow .
But from the beginning Jacqueline visited us and explained in detail the process of Redbrik, and unlike other Estate Agent visits was not pushy what’s so ever. Our property was listed in a very timely manner ( within days ) which I was very impressed with.
The following period we was contacted weekly by Jake to update the process and feedback of any viewings , followed by advise to progress further with the sale . Redbrik arranged all the viewings and we were advised in advance when these would occur.
Finally when we accepted an offer we was looked after by Lucie the progressor along side Elena @ Taylor Emmet . Lucie was there every step of the way and kept things moving. We had a weekly contact , sometimes more at the last stage to ensure it all completed in a timely manner . Lucie was very easy to contact throughout, which was reassuring if any issues needed looking into . They delivered the completion within the secure move period , Overall I honestly can say Redbrik provides an excellent service and in a timely manner .

Buyer & sellers beware scammy secure move

Buyer & sellers beware! Redbrik operate a very shady Reservation fee scheme where they charge a "non-negotiable", "non-refundable" £595 for a search pack and the right to take the house of the market. Problems with this:

1. The searches will usually be outdated. If something has come up in the time gap the old searches do not cover, then the buyer will be in trouble. Redbrik says they will "sort" this out. However, I would not want to be stuck in some remediation process with them when things go wrong. Far better to get your own conveyancer to do the searches.

2. The reservation fee to take the house of the market is nothing but a money grabbing scam whereby they pocket £595 from the seller and £595 from the buyer while charging the seller their usual percentage.

3. The £595 reservation fee does not benefit the buyer and is intrinsically unfair. It does not really protect from gazumping, as the seller can still accept a higher offer (perhaps £5000-10,000) and just refund the £595.

4. Additionally, this money does not go towards the sale of the house and is a lot of money because searches that only cost around £200-250. Thus, I am struggling to understand or see the value in this fee.

5. As a seller if you use this scammy service, it is likely you will get far fewer offers because most buyers will not subscribe to this scheme because 99.9% of estate agents do not do such things.

I just made an offer of the asking price of a house ~£350K and though this secure move stuff was optional. Imagine my surprise when Redbrik was happy to scupper the deal even thought the seller was very interested in continuing!

Sellers who advertise with Redbrik do so at their own risk as they only negotiate for their own fees and do not look out for the seller. The company has an awful reputation and should honestly look at acting with more integrity rather than trying to con people out of money on spurious reasons.

Redbrik are cowboys! Save your time & get a proper estate agent!

THE best estate agents for selling!

We have just sold a property with Redbrik and from start to finish, every member of their team and process have been absolutely fantastic. Valuation, photographer, office team to progression-every single person has been 5*, plus really personable and lovely. It takes a lot to impress us (there is so much mediocre/bad customer service out there!) but they have made the stressful experience of selling a positive experience. The whole teams attention to detail was brilliant.

Professional, knowledgeable, excellent communication and patient. Nothing has been too much trouble. We used their Secure move and conveyancing package with Taylor&Emmet solicitors. They seem to have a good working relationship with T&E, which really helped keep the process on track. From start to finish, we completed in about 16ish weeks.

A special mention to Jen who did our valuation and is lovely (who our friends are now selling with!) and Andrew in the progressions team who is absolutely worth his weight in gold and a complete asset to the Redbrik team.

Can't thank the whole team enough. We would (and have!) absolutely recommend Redbrik for selling your property.

Highly recommend

We bought from Redbrik in 2021 and then sold with them recently and had great experiences both times. Ross came out to value the property and was really informative and not at all pushy. They had the property on the market very quickly and it sold for asking price after the first viewing. We were in a short chain and kept up to date regularly and completed earlier than we expected to. Would definitely recommend!

Excellent

Recently marketed our property with Redbrik, and I have to say the overall package and service was excellent.
From the initial meeting with David, to handing the keys in on completion we were looked after and kept in the loop throughout the whole process. Their fees were fair and compared well (or better) than other agents, and their "Secure Move" package worked very well for us and made the whole process a lot less stressful.
i would have no hesitation in recommending Redbrik to anyone wishing to sell their property. Thank-you!!

Buyer of a property via Redbrick

Very keen to take your money. Insistent that they get their £595 fees before they will take the property off the market, only to find out from the seller they are still taking viewings 😅😂

Then you’ve got the promise of a quick sale, ha! HA! HA! Took so long we very nearly had to pull out of the sale on multiple occasions, because what should have been a simple process was constantly set back, and we as the buyers were left in the dark, with very minimal communication from anybody other than the actual vendor (who was paying the estate agents so they could stay out of the sale) lol.

Look, I’m not saying any of the other company’s are better, the previous estate agent “Aquire properties” were horrific, and we did have to pull out of that sale, but I suppose when your competition is rubbish, there isn’t much need to provide a decent, honest service.

The sale completed, with the house in a completely different state than how we viewed it 6 months before (that’s the sellers fault, but had the sale have gone through in a decent amount of time, the house would have been what we thought we were purchasing.)

All in all, I’d say that red brick live up to the stereotypes of your typical real estate bull 💩er’s, and they’re just as horrific as every other company of its sort.

Also just a thought, why are Redbrick the only company insisting they do the searches? The searches that cost less than £300 with a solicitor, are £595 with themselves and non optional. Seems like a con. Is this legal?

Avoid at all costs

The new homes team were terrible when trying to purchase a property. They completely misled and mis-sold us with the property they had listed. The estate agent had no clue about anything to do with property and instead of finding out answers, he made important, legal information up which lead to us losing a huge amount of money once we had began our purchase as we ultimately had to withdraw. Then when I contacted Redbrik to withdraw from the purchase (entirely because of their lies and not wanting to end up with a huge legal issue on our hands) I was shouted at and argued with over the phone by the estate agent in an already upsetting situation. Awful customer service and this was matched by a rude Director with no interest in improving their service or dealing with the issue his estate agent created.
