SDM property Ltd, have been super. I viewed a property and I was in a rush to get moved in, and they made it happen.
I had most contact with Jade who answered my many questions quickly and efficiently, nothing seemed to much trouble. The property they have renovated is beautiful, perfect for my family.

Useless agency

Useless agency. Booked a viewing of the room via Spareroom. First viewing the agent couldn't get the key and we were not able to get into the property. Hence we rescheduled for another day. 2nd time we got in but the room was completely different than advertised despite it being my very first question and they confirmed it is the one in the pictures. Basically wasted 2 days and 40£ worth of petrol for their incompetence. Avoid

I rented room number 14 at Brookvale…

I rented room number 14 at Brookvale Guest House for two nights. There's a hole in the ceiling through which sewage water drips from the second floor. The carpet in my room was soaked with contaminated water, and smoking is permitted in some rooms. The main fire alarm panel is also faulty. Unfortunately, if health officials had bothered to inspect the premises, they would have shut it down immediately. It's completely uninhabitable. Even the customer service is terrible. I requested a bill more than ten times, but no one responded. I have photos and proof of everything I've mentioned.

The team is professional, responsive, and genuinely committed to providing excellent service for both landlords and tenants. DO NOT GET A PROPERTY FROM SDM

This company/agency is absolutely horrific. They lie to you and then they try to scam you. I went for this place because I was told that they don’t do checks, (credit checks) or need references or guarantors. I asked them and they told me they didn’t need checks. Cool. So this works for me as obviously being on benefits I don’t have the greatest credit but I just didn’t want to mess around and be let down incase something went wrong and I needed to be out of my current home asap and they knew all of this. I told them repeatedly. I would ring them and they wouldn’t answer so I’d leave voicemails with my name and contact number, they STILL wouldn’t respond. So I emailed them, it took them ages to respond and even then they wouldn’t reply with the information I asked for. Eventually I went to view a property 33 upper bannister street, Southampton and i wasn’t even in the property 20 seconds before the guy rushed me out. I told him I wanted it and asked how long would it take to pay and get in, he said if I paid deposit I could be in the same day. This was perfect because it’s what I wanted/needed. So he rang the office immediately after I viewed but by the time I rang them, the office was shut. So that put me back even further and I’d have to wait til the next day to contact them, so I emailed all morning and by 11 I still had no response and I had enough so I was going to go to the office and speak to them instead. I finally rang and got an answer and the guy said to me there’d be no point coming to the office and that I should come by Monday (it was Friday at this point) and he promised me if I paid the deposit I would do the inventory and get the keys that day. Latest Tuesday he said. Because I needed guarantees as I had to let my landlord know. Well it came to Monday and no one was replying, I had my heart and soul set on this and everything was counting on it. I finally got hold of someone and I explained I was meant to come in the morning to pay deposit and get the keys I asked if he could give me the address and he said he would email it immediately. But after he hung up, the email he sent was asking for a £290 holding deposit!!!! NO ONE mentioned this to me. No one. This wasn’t what was agreed. I was fuming. They said to me that I needed to pay this so they could do a credit check for the landlord but this shocked me so much because like I said I went for this company BECAUSE they didn’t do those checks. Not once in the entire week of talking to these people did they mention a holding deposit or doing checks. Not once. And I explained I only had enough for the deposit to get the keys (£950) and if I didn’t pass these checks I’d lose the £290 or whatever they asked for. They are scammers and they are liars and they’ve let me down massively. It made me feel weird anyway because they wouldn’t give me their office address and I’d asked for it 3 times atleast. And when I googled it/went to go there, it wasn’t there. The building didn’t exist. They would’ve got the holding deposit off me, told me I didn’t pass and I wouldn’t have known any better and then they’ve made money and I’m screwed completely. So please, watch out for these people. They are not to be trusted and they will lie and deceive you.

After your viewing, when you contacted our office, the full process was explained to you — including the requirement for a holding deposit and referencing checks before any tenancy can proceed. This is a standard process that applies to all applicants and is required by landlords and regulations, so unfortunately we’re not able to offer same-day or immediate move-ins.

It’s possible there may have been some initial misunderstanding during the viewing, and we apologise if anything was unclear at that stage. However, once you spoke with our office, we did explain the correct process and the steps required to move forward.

We completely understand that you were hoping to move quickly and appreciate how stressful that can be. We’re sorry we weren’t able to meet your timeframe on this occasion, but we do have to ensure all tenancies are handled consistently and in line with requirements.

Absolutely awful

Absolutely awful. Does not respond to emails and complaints.

My partner and I were assaulted by another tenant and despite police charging said tenant, he was allowed to still live there

I was threatened with a knife by a tenant and was told it's the weekend so they'd deal with it on Monday!!

Multiple GDPR breaches. Using their cowboy builders to harass me for rent that I withheld due to the above reasons not being addressed.

An absolutely awful company.

You'd be safer living on the streets

Hi Joe, whereas we do sympathise about the situation with the issue you may have been facing we do need to highlight a few of the issues you have raised:


- within the first month of your tenancy, you started to abuse staff via email and telephone calls regarding situations that were out of our control.

- you have withheld rent from the 2nd month of your tenancy for various reasons in which we are on top of as soon as you raise them but not once have you since paid the rent or responded in a reasonable manner after the issue is raised.

- The issue with the first tenant was handled within a reasonable time manner and the necessary action was taken, you did not pay the rent after you agreed it was all going well and now have raised new concerns which we will be acting on.

The reviews are here to give people real feedback which we understand however I feel your review does not reflect on the actual situation that’s ongoing.

Terrible customer service- be wary

Terrible customer service. Repairs needed on rented property and taking weeks to complete.
Seem fine until there is an issue that needs sorting or a problem and then absolutely useless.

Better than the rest...

We have been letting our property for many years, with 4 different agents, and in the end we have given up with each one asthey were: slow to respond to e-mails, had over priced contractors. Poor inspections(we are non smokers and our property has a non smoking rule shortly after an inspection I had to make a personal visit, and discovered a large bowl overflowing with cigarrette stubs and ash, the walls were yellow with tar. the inspections had not mentioned any of this and it cost us 10k to clean and re-decorate.

Sdmpropertyltd on the other hand are a breath of fresh air, emails are responded to very quickly, sometimes immediately, and the contractors they arranged for us were quick and economical, and did a better job than we expected. Thank you Jade your professionalism is really appreciated.Our only regret is that we did not find them sooner.

I needed an urgent roof repair doing on…

I needed an urgent roof repair doing on my property, so contacted SDM late on a Friday afternoon, Jade and the team couldn't of been more helpful, very quick to respond, and organised for one of their contractors go and visit first thing on the Monday morning. she kept me updated throughout, even out of hours on a Sunday. The problem was identified and repaired in a matter of days.so it's five stars from me for this one!
