Outstanding Service

We’ve been using SDM Property for a long time now, and they currently manage around six of our properties as well as handling everything from office refurbishments to roof repairs and general works on our tenant homes. The service has always been exceptional.

Mark and his team are reliable, professional, and extremely easy to work with. Communication is always clear, pricing is fair, and the quality of workmanship is consistently excellent. Unprofessional and unresponsive

Booked a viewing for a property and then on the day of the viewing I heard nothing. I sent several messages (which I can see were read) and rang several times. Evidently the property has already been let (since the advert has been removed) but they didn't inform me of this and instead ignored my attempts to contact them, which I think is unprofessional and shows a lack of care for potential customers.

In addition, the phone number on their website appears on Google's caller ID as a guest house. Suspicious.

Not recommended.

Sdm are slumlords

DO NOT GO WITH SDM my experience with them is just shocking and unfair everything was fine till I went and seen the room I got they showed me pictures of the room and it looked amazing big bed lods of room now I know it was all Photoshopped i got there the room was tiny and with nothing in it not even a bed so I cudnt even move in when I was told I cud they didn't clean the room and it was unhygienic I waited 2 weeks for a bed to trun up when it did was a single bed old and a drty mattress was unbelievable then after a few nights there I woke up in the middle of the night throwing up because they all so had a huge sewage problem and my room stunk all day every day the smell was so bad after 4 weeks of traying to get hold of anyone at sdm to report it they said they will be sorting it out but they never did and no one came around to even have a look i told the council about the property and they where told to sort it out and clean it but they never did after 2 months I left was so bad then befor I left they only just give me some draws that where old and drty and carryed cockrochs in my room that was it the final straw for me told him hes a terrible landlord and that he shoud do better he even asked me for rent a week befor I got money was a mixed house so the kitchen was just you can't put food in the cupboards the property was that bad let alone cooking something to eat they didn't give me the Internet password that I was paying for i can't cook food so I was paying for things they didn't even give me mark if your reading this your a terrible person kid do better if you wouldn't live like that how can you charge people to stay there thats what a slumlord does you dont cear how people live you just cear about the money you get off people your scum kid

Terrible Experience with SDM Property

I recently had a disappointing experience with SDM Property. I visited a property based on the provided postcode and contact details. Upon arrival, I called the agent multiple times, but they responded rudely, claiming I was at the wrong location despite being on the same road. After finally finding the house number, I attempted to reach out to the agent again, but there was no response.

The agent's behavior was unprofessional and unacceptable. The entire experience was a waste of time, and I would not recommend SDM Property to anyone. The lack of courtesy and responsiveness is appalling.

nightmare company, avoid at all costs.

Never been forced to leave a negative review about anyone, but this company has left me no choice but to warn others. They will cheat you out of money if given the chance through empty promises, lying, and being unavailable. After being messed about and constantly trying to chase them up to see our contract, we were told they had everything they needed from us including our deposit of £775. We waited from April, to 1st May - then suddenly a tenant was occupying our room and wouldn’t leave until May 15th LATEST. After May 15th we were told ‘not sure how this has happened but the room is no longer available’ and we wouldn’t be getting our deposit back because they never received it in the first place. When asking for landlord details and PRS you will be ignored. They have no remorse for students being cheated out of £775 left with nowhere to go after night shifts, missing out on work, travelling from London to sign a contract and then being turned away because their ‘WiFi was down’ even though they had our phone numbers and never let us know. They will never initiate contact, you will be forced to chase them up and be met with inconclusive answers such as ‘it’s all up in the air right now’. Completely unprofessional and have caused tears, trust issues and a burden on our parents. This has affected more than just the couple you scammed. Please do not trust! We didn’t get a choice of being put with SDM as our information was transferred over to them without our permission or knowledge as they ‘took over’. It was the worst possible thing to happen to us. They have used a facade of ‘it’s all a big mix up’ and saying there’s nothing they can do about our situation as they ‘don’t have our money’. Even if that was true, they have done NOTHING to support us, investigate where our £775 is, get in contact with us or help in the slightest. Names of those involved in lying, ignoring, giving misleading information and leading us into an almost-depressive situation : Mark, Kelly, Shay. If anyone is considering going with this company, please get in contact with me and I can provide receipts of the service we received. We came down to their office twice, called and messaged them multiple times and were never shown a contract to this day. This is not a spiteful review, it is from a place of helplessness of the situation they have left us in. I urge for anyone that may know how to help to reach out to me. I am not a negative person and it feels horrible to write this review but I’m genuinely lost moving forward and have been ignored, lost so much money, and am now missing £775 needed to find somewhere else to live near my work. I can hardly even see my partner anymore. This situation was devastating to us and they simply do not care! :( please everyone stay away.

This review is simply untrue. You paid a deposit to the previous agent to hold a room in which when this occurred we were not managing the property. We took over management from 1st of may 2025 as you know. The room you were promised was occupied since the day we took over and we have all the relevant information for this. The reason you have not gone to the PRS and other official government bodies is because you are well aware of this situation and know that you cannot provide proof of payment to our company to hold the room - because this simply just did not happen. We have tried to contact the previous agent multiple times as you know, the landlord is not responsible for this as the contract with the previous agent states all deposits and rents were to be received to the agent to whom has liquidated hence why the landlord instructed us. I have sympathised with you and have offered you alternative accommodation which you refused. I will be reporting this review and if this continues I will be opening a claim against these negative comments and yourselves as it’s totally unfair on the way you have treated us and my staff. I will be attaching our conversations to this review so it’s clear to see what’s really been happening and the fact you cannot provide one piece of evidence reflects on the unclarity of this. I hope you resolve the situation with the previous agent.

SDM Property_ A house you need to have a house in a foreign country

I had a genuinely positive experience with SDM Properties while searching for student accommodation in Southampton. As a student at the University of Southampton, I needed somewhere affordable, clean, and close to campus—and SDM ticked all the boxes.

The property I rented was in excellent condition: well-maintained, clean, and clearly managed with care. It was the kind of place where you could move in and feel at home right away. What impressed me even more was the affordability—finding a good-quality place near the university at a reasonable price is not easy, but SDM made it possible.

The viewing process was smooth and professional. The agent who showed me the property was Pakistani, and he was very polite, well-educated, and fluent in English. He communicated clearly, answered all my questions, and was respectful and informative throughout the process. That level of professionalism really built trust and made the whole experience much easier.

Overall, I would highly recommend SDM Properties to any student looking for a solid place to stay in Southampton. They offer great value, reliable service, and properties that truly meet student needs. A big thumbs up from me!

I have been living at my flat for the past 3 years

I have been living at my flat for almost 3 years now.Mark is an excellent landlord. The flat was always clean and he send cleaners to clean it regularly. I'm sad that I'm now going to a different city ,hence me moving out.Mark is a great landlord and thank you for making my life easier. I'm very grateful indeed.

My daughter just attended a viewing of an SDM property. I went with her thankfully as the room she was shown was not the one in the picture and totally squalid. The facilities were non existent and the whole description totally misleading.
