The property survey report provided by Seamus is clear, thorough and goes in to intense detail with images and RAG ratings that make it easy to follow. It provides one with a sense of security, in that the property you intend to purchase is suitable, safe and any defects are able to be put right without considerable cost, or alternatively are an issue that requires negotiation with the vendors.

Seamus conducted a level 3 survey for us over the Christmas holidays. He provided us with an extensive report of the condition of the property including photographs and potential costs to rectify, also with recommended websites to find approved traders. I needed a surveyor for a grade 2 listed house and I am so relieved that I went with Séamus.

I was on a very tight deadline and the seller brought the date forward. Séamus was very kind enough to do this for me and worked during his Christmas holidays, which I will be forever grateful for.

Previous to Séamus the seller got their own surveyor, I assume in expecting me to accept this. The sellers surveyor report was only 67 pages long and had a maximum of only £10k worth of fixing. There was no comparison as Séamus was so much more in depth with 121 pages and was able to identify more issues as he had aerial photos...that was just the tip of the iceberg.

On top of this Séamus was able to identify work that had been done that did not come up on the Local Authority Search, he done a separate section for my solicitor to chase this information on. As the property I was looking to buy was a grade 2 listed building, the owners of the house would have needed consent when making changes to this property. It seems as though previous owners did not get permission for this and if I were to have bought this property, I would have taken on that liability. I could have ended up with thousands in debt to rectifying this.

Séamus undertook a full structural survey (RICS level 3) for me on an older property that need more than the usual home buyers report.

He produced a meticulously detailed 140 page report which clearly laid out the various issues and risks with the property, a ball park estimate for their repair and advised what further checks were required. It was also filled with 166 photos which were a wonderful supplement to the text and made things really clear. The report also included some very useful general advice and guidance on common risks and issues which I found very useful as a first time buyer.

He also happily answered the considerable ream of follow up questions I had which took well over another hour of his time on the phone.

In summary, I couldn’t have asked for a more knowledgeable guide to my first house purchase. He has clearly earned all those letters after his name, and is a very approachable and personable professional to boot! I wouldn’t hesitate to recommend or use Séamus again.
