I instructed the company to perform a full building survey on a Victorian-era terrace house. Given the age of the property, and as a first time buyer, I wanted to ensure I was fully informed about the state of the property and any potential defects.
The survey was carried out by Seamus Smyth and I was thoroughly satisfied with the service provided. I was supplied a report over 100 pages long, listing all observed defects, potential future problems and issues to be aware of. There were over 100 photographs supplied for reference, including drone photography used to inspect the roof.
The report contents demonstrated vast experience, knowledge and diligence and, as a result, I can complete the purchase with confidence and peace of mind. In addition, I am now aware of what improvements I will probably have to action on the property in the 5-10 years after taking ownership and am thus able to plan / budget accordingly.
Seamus made himself available to me for a phone call to discuss any of the report's contents but the report was so exhaustive and it's language so clear that I didn't feel this was necessary.
I would highly recommend the full building survey to anyone buying a slightly older property, anyone wanting confidence in the price they are paying or considering haggling, and anyone wanting to be fully informed of any present or future works required.
I consider it to be well worth the money paid.

Seamus recently undertook a structural survey for a property I was considering purchasing. A day or so after completing the survey I received a call to confirm it had gone ahead, with the extremely thorough (120+ pages) report following within the 8 working day timeframe as promised.

The report broke down the required work into different sections, with over 100 photographs (including excellent aerial photography of upper level walls/chimneys/roof). The traffic light system is easy to understand and I appreciated the fact that within each section the type of contractor required to complete the work was highlighted, plus relevant sign off/approval.

Seamus is polite and warm and could not have been more helpful. Money well spent!

Seamus recently completed a survey on my house. ( waited approx 1 month to complete and then 2 weeks to provide report). we have now had 2 surveys completed on the house and his survey essentially stated the house is uninhabitable! (16 critical items! included a roof that is 10 years old!)

If you want to be terrified then book with Seamus! As he does not use common sense and by the sounds of reviews has cost a number of sales for unwarranted reasons.

He completely ignores specialist surveys, and reports of works completed as "he knows better".

When contacted he refuses to answer calls, opting to hide behind text messages despite a duty of care.

Seamus was quick and efficient in providing all the information we needed. The survey it's self was incredibly detailed and was extremely helpful when deciding to buy our first home.

Seamus is very skilled at what he does and identifies many issues even the most observant person is likely to overlook. His experience, knowledge and presentation are definitely worth the extra expense. Whatever happens don't use some distant surveyor who does a minimal job with little local knowledge.
Seamus goes above and beyond and provides a high qality product that is not just good for negotiating the price, highlighting issues bit for also identifying a work plan for the future and which trade associations will provide a quality repair service.

My survey was carried out very efficiently and thoroughly. No stone was left unturned. The survey was carried out during a holiday period as I was being pushed by my buyers and I am grateful Seamus was able to do this for me. We had a long conversation prior to the survey and it helped to make me feel comfortable to trust Seamus to carry out the survey. I thoroughly recommend the company.
