Very disappointed
When Venmores first came to value our property, we were impressed with what they could offer and felt confident that they would sell our house. Once we signed the contract, we were told that we would get a call every 2 weeks with an update and that an email would be sent to us showing us how we were doing with viewings etc.
We put the house up for sale in December. We knew this wasn't the best time but assumed we would get viewings once we got into the new year. Between us putting it on the market and May, we only had 1 viewing which was in the January. It was really disheartening and by this time, more and more houses had gone up for sale.
The fortnightly calls and marketing reports turned into 3 weeks. But on one of the calls we did have, we were advised to drop the price 'again'. We'd never dropped the price in the first place so not sure why we were being told to drop it again and we'd listed it at the price they recommended. I told the agent I was feeling disheartened at the lack of interest but there was no reassurance whatsoever.
The last call and marketing update we got from Venmores was March/April time, so we had no idea if people were still looking at our house online. Meanwhile, the other houses in our area were selling.
In May, we got 3 viewings, but the agent couldn't get any feedback from 2 of them so we were no wiser on what we should do.
On 5th July, I emailed the agent who was supposed to be selling our house and a general Venmores email address stating that we were disappointed with their service and we wanted the house to be taken off the market. We didn't get a reply, so my husband followed this up and chased a response. Still nothing. On 11 July we received an email from someone else in the company telling us he'd booked a viewing for 2pm the next day.
My husband forwarded him the emails that we'd sent to the other agent and the general email address. He did get back to us and told us there was a 28 day notice period before it could be taken down. It was clear in our emails that we were unhappy, but no one reached out to us to speak to us, get our feedback etc. It just felt like they weren't bothered about us or trying to sell our house for us. They're supposed to be the experts, and they were due to make commission when we sold our house. But there were barely any discussions about strategy, what was happening with the competition, advice on what we should do, any sort of reassurance etc.
At the time of writing, it's been 32 days and the sign is still outside our house. We just want it down now and to be able to disassociate ourselves from Venmores.
We still want to sell our house but will be looking for a different estate agent.

Be wary tenants and landlords: TVG wouldn’t know a tenant fee ban if it hit them in the face.
I rented with TVG Lettings from November 2020 and, for the first few years, things were fine. Jess and Georgia were our previous account managers and genuinely made renting hassle-free - fast replies, helpful support, no issues at all. Unfortunately, that changed dramatically in our final year when we were handed over to Phoebe, and the experience went downhill fast.
Maintenance nightmare:
In our last few weeks, we had a serious leak coming from the bathroom into our kitchen ceiling - it was soaking the electrics and damaging the ceiling itself. I reported it immediately and was told someone would come to assess the damage. No one ever showed. I chased for a week, only to be told repeatedly that someone had been “prompted” to attend. I even tried texting the plumber directly and got no response.
By the weekend, with water still leaking through live electrics, I had no choice but to call the emergency number. An electrician came out but could only assess the wires (not fix the leak), so I had to call again on Monday. It took two full weeks of emails, calls, and being met with passive-aggressive replies from Phoebe before anything was resolved.
Apparently, I shouldn’t have called the emergency number because it “wasn’t classed as an emergency” - even though their OWN documentation states that water leaking through the ceiling IS classed as one. And I’d argue water and electrics is a pretty dangerous mix.
Early termination drama:
Not long after, due to some personal circumstances (which we pointed out in our request at the very beginning), I asked to end our tenancy early. I was told this would need landlord approval, which was eventually granted. Then I was hit with “fees” to cover the cost of the landlord's potential loss, despite giving a month’s notice and being two months away from contract renewal anyway.
These fees didn’t sit right with me, so I questioned them. Again, I was met with a dismissive tone and told it was all legal. It wasn’t. I took time off work to visit Citizens Advice, who confirmed the fees were illegal under the Tenant Fees Act and advised me to report them to the council, which I did.
Soon after, the owner of TVG Lettings called to “resolve” the issue and told me the landlord would waive the fees as a goodwill gesture. That’s not goodwill - that’s compliance with the law. When I called them out on the fact that the fees were banned six years ago, they admitted they didn’t know. Which begs the question... how many other tenants have been wrongly charged because TVG doesn’t know the legislation they’re supposed to operate under?
Final straw - the deposit:
Eventually, I managed to get out of the tenancy, but not without a final sting. They still managed to claw some money back from our deposit for supposed damage. At that point, after weeks of back and forth, I was too mentally exhausted to fight it.
To conclude:
What started as a good experience ended in nothing but stress, legal missteps, and poor communication. If you’re a tenant or a landlord, I’d advise staying far, far away. There are plenty of other letting agents who actually understand the law, treat tenants with respect, and don’t make every request feel like a battle.

I would give these folk negative…
I would give these folk negative feedback, Gethin Branch manager at Heswall thinks nothing of agreeing a sale to someone else (doesn’t even have courtesy to call) when we the current purchasers are part way through purchasing a house, with costs being incurred. We have lost some money now and still have nothing formal to tell us they have shafted us. So far that’s our experience. For one of the biggest agents in the area how shocking is that!

Poor experience as a landlord
As a Landlord, my experience with Venmore started out well, the Director of Lettings in Allerton was informative and professional when he came to our house to value for rental and sign us up. Venmores sourced tenants and moved them in, reasonably quickly, however issues arose due to a lack of attention to detail in their inventory taking, which they refused to correct. This lack of attention to detail was consistent throughout our experience with Venmore where they undertook periodical surveys of the property, however damage was consistently missed in the surveys. When challenged, Venmores response was that the reports cannot be amended to reflect damage which was present in the property. It was akin to 'sorry, it won't happen again', yet it did.
Venmores were generally poor in providing advice on the current market and rates in the area when we were considering a rent increase and in the few events where they did provide advice, it was not backed up with data.
We had an issue whereby the tenants caused significant damage (over GBP 2,400!) to the kitchen, which had not been picked up in previous surveys undertaken by Venmore. The tenants were moving out and we informed Venmore that we had noticed damage when attending to carry out a repair, yet Venmore did nothing about it, instead, they elected to issue the periodical survey reports to the tenants, which had a clear statement contained therein that the property was in good condition and that there were no signs of damage anywhere, despite being told by the Director responsible for Lettings in Allerton that the reports are never shared with tenants. Obviously, on checkout this was a challenging position to be in.
Our gut feeling was that Venmores ultimately did not have our interests at heart, despite the fact that we, as landlords, were their client.
in summary, the only real element that they got right was collecting the rent. The rest of the service was, frankly, sub-standard.
