I am a Leaseholder in Keybridge and…

I am a Leaseholder in Keybridge and always had a good experience with YY Management. Our development is kept in great condition and I have always found Adam to be responsive to emails. We’ve a all heard horror stories of Management Companies and extortionate Service Charge increases, but that hasn’t been our experience with YY in Keybridge.

I’ve had an excellent experience…

I’ve had an excellent experience working with Adam Azoulay member of Y&Y Management ltd. From the start, Adam has been incredibly prompt in replying to all my queries, always responding quickly and efficiently. His knowledge of the processes and his willingness to assist have made everything so much smoother and less stressful. Adam is not only professional but also genuinely helpful — it's clear he cares about delivering a high standard of service. I truly appreciate his support.

An associated company of the freeholder Avon

I m a leaseholder of a 28-storey building near Canary Wharf. Under Y&Y, the service fees was raised from £5277/half year to £9690/half year. That is almost £20,000 a year!!!!! A raise of 84%!!!!! If you are a 'professional' freeholder like Avon Ground Rents and your ambition is to make huge profit through your appointed management agent, you should consider Y&Y.

Y&Y Mangement is an associated company of the freeholder Avon Ground Rents Limited. No matter how crazy is the service fees, our protest has no use. Until the leaseholders can collect 50% of the signatures to retain the right-to-manage, we have no choice. Isn't it sad!!

Perfect support from Yaron throughout the purchase process

I’m incredibly grateful for Yaron’s help during my flat purchase. He’s the property manager for the building I’m buying in, but throughout the entire process, he went far beyond what his role required.
Even though many of my questions and requests would normally be handled by solicitors, Yaron never hesitated to assist. He responded promptly, followed up on documents, clarified details, and supported me with a level of professionalism and patience that truly stood out.
He explained each step clearly and made what could have been a very stressful process feel manageable and smooth. No matter how small or detailed my question was, he was always kind, helpful, and reassuring.
Thank you again for all your hard work — it really made a difference!

Awful company

We have the unfortunate situation of having our apartment block “managed” by this awful company. Since they took over, the service charge has continually soared with no real reason for it. If you’re thinking about buying a property which they manage, don’t……..or you too will feel like you’re being scammed!!!

I've had personal experience with Yaron, William, Michelle and Sharlene. Emails are responded too quickly by all parties and requested information always given. All staff have always been polite and lovely towards me which has made my time with this management company good :)

I find it completely unacceptable that…

I find it completely unacceptable that they have increased how much they are charging for their so called services .
No communication from them stating this increase, emails ignored.
Gutters over flowing causing damage to my basement property, Window sills from flats above crumbling and falling into my drainage areas.
So called charge for the fire alarms which have not worked since i purchased my property 5 years ago.
Fire risk assessment charge, never had any one inspect my property to see if it is compliant, neither have any of the other owners/tenants.
We pay hard earned money and get very little in return.

The Sword of Justice is coming down on them.

Y&Y recently fought and lost a Remediation Order with leaseholders at a property in Wood Green. Now it’s understood that they have lost again at the Property Tribunal in a much more financially significant case involving a block in Artillery Row, Victoria. The written decision is still to follow. These decisions, and there will undoubtedly be more, will undermine completely what little credibility they might still enjoy. They are dishonest and not really fit to run anything yet they are allowed to continue ripping off innocent leaseholders. Now they criticise the Judge before they have even seen his decision as their rambling, inarticulate reply demonstrates.

The Freeholder has asked us to clarify this issue as follows.


The remediation order is not on YY. YY are agents and don’t challenge or deal with remediation orders. YY can simply testify or give documentation to assist a case in such a hearing.
In this case this Freeholder did not build the building and the order does not blame the Freeholder for doing anything wrong. This decision is not a negative comment or view on the Freeholder whatsoever.
The Freeholder is simply trying to do its best to ensure the property is safe and the correct work is done to the building.

They are criminals mascarade as a management agency.
Do your RTM and get rid of them ASAP.
They will overcharge you and keep your funds.
Super rude service, super rude staff.
AVOID AT ALL COSTS.

Disgraceful company

Disgraceful company: Don't know how to change a light bulb, deliberately ignore Tenant legislation and exploit unsuspecting leaseholders. Even prospective changes to the law will not matter as they just make up their own rules. Be hyper alert to any developer that is associated with this company or company belong to or closely associated with Avon. If a developer works with Y&Y and/or Avon, take heed- you have been warned. Look beyond the symptoms of high insurance charges, inflated service charge and poor service: They act as decoys for sub par developers and will recharge Leaseholders for inadequate build quality. Busy, innocent leaseholders may not even realize they are being abused and exploited. It is happening across the country. For some of the modus operandi of the Group that have been honed over the years and victim support search: "Eagerstates / Assethold / Triplerose / Y&Y / Avon Support Group"

Excellent customer service from Yaron…

Excellent customer service from Yaron helping provide information to enable the completion of my property sale to be achieved. The sales process had been dragging on and Yaron went the extra mile when required to help complete the sale. A big thank you.

Crappy by design

Living in an Y&Y managed building, my experience matches the terrible one star reviews listed here (I wish there was the option to give zero stars).

The root of the issue that few leaseholders seem to be aware of is that Y&Y and the freeholder (that appoints them) are both ultimately owned by the same individual. Obviously this create a massive conflict of interest. Thanks to this weird set up, Y&Y is effectively answerable to no-one. They can provide the crappiest service at the highest cost. They know they will never get fired. This is by design.

Go on the companies house website and look it up, it’s all official (and sadly legal). Search for Y&Y, search for the freeholder and click on the “person with significant control” tab - behind both companies is the same guy. Outrageous.

If there was a no star option this…

If there was a no star option this review would deserve it. I’m not sure how a company can call itself a management company? When it can’t manage anything? Who puts a code on a set of gates into a property yet the buzzers for the flats are on the inside of the gates that no one can get to? Constantly has issues with the gates not being maintained and mostly unable to open as broken? Shocking!
