Worst housing association ever
Worst housing association I've dealt with. I told them several times I want communication via email and they barely update me on anything. 28% service charge increase, change of postbox keys, front door lock. None of it was communicated with me. They also forgot to send me invoices and then slapped on an "initial fee" and "DRA fee" whatever those things mean.
AVOID at all costs.
I have the displeasure of dealing with Y&Y Management, and unfortunately, I cannot recommend their services. My experience with them is nothing short of frustrating and disappointing.
Firstly, there is a conflict of interest where the ground owners (landlords) and the management company share the same communication address.
Furthermore, the building itself is poorly maintained. There were multiple issues that needed to be addressed, such as broken shutters, door locks and lifts, but it took an unreasonable amount of time for the management to even acknowledge these problems, let alone address them. The common areas are dirty, unkempt and broken locks frequently allow access to homeless people, and it is clear that negligible effort is being made to keep the building in good condition.
To make matters worse, the management seemed to have no respect for their tenants. They are rude and dismissive when I try to bring up concerns, and seemed more interested in collecting service charges than in actually providing a quality living experience.
On a public website I will refrain from using specifics such as building details, my personal details, etc. For this reason, Y&Y will just class this as a fake review. But I would hate to be trolled and threatened by these people who have complete disregard for basic customer service.
Overall, I would strongly advise against using Y&Y Management. Their lack of communication, poor maintenance, and disrespectful treatment of tenants make them a company to avoid at all costs.

This is the worst management company. Adam is a waste of time and does not care about any issues that are raised. He ignores emails and is ignorant of queries that are raised. He just takes money and charges for services that do not even exist. Do not recommend what so ever. Adam had poor management skills and is useless.
Catastrophically poor
Catastrophically poor building management, amongst the worst I've experienced after a quarter century working in the field. Refuse to address or even acknowledge issues, ignore phone calls and emails yet still send demands for money, which are passed on to debt collectors in days (so far far quicker than they respond to complaints or enquiries). Avoid at all costs, incompetent.
The worst management company ever to…
The worst management company ever to exist!!! This company needs to be reprimanded by the authorities for its failings against leaseholders. Adam Azoulay who leads this company is unreasonable and very rude to deal with- some of the responses below are a typical example of what you get. From their document management to property management, everything is below standard and sadly the leaseholders are not only loosing value on their properties due to the lack of upkeep but being overcharged for services not even being provided. They use threatening behaviour against leaseholders. Should really be audited and closed down!
And Adam before you class this as a fake review it’s not… it’s common sense to never use a full name on a social site but ofcourse defensive is the only approach you take!
Avoid at all costs !!
As you can see from the multiple negative comments, Y and Y management are an absolute shambles of a building management company.
Firstly we had a lift that was out of action for 14 months, leading to older tenants having to have food delivered as they were unable to carry their shopping upstairs.
In addition to this they have tried to increase maintenance charges by passing on invoices/bills from over 4 years ago, which included debt collection, court and other charges due to them not paying their bills timely.
They have also been trying to enforce bills registered to other buildings/businesses which is completely unacceptable.
This is a warning to everyone to avoid this company at all costs.
They will be hearing from my solicitor in due to course and I suggest you hire one if you are going to having any dealings with this company.
Before they respond, I can confirm I am a real tenant and no I'm not a disgruntled ex employee.
I would have hoped that a so called "management' company would keep better records of their leaseholders and the buildings long standing issues, but according to the reply, obviously not.
The very unprofessional response received really does highlight the state of Y and Y more than my words ever could.

Amazing service from Yaron at Y&Y
Dealt with Yaron from Y&Y on behalf of my seller client and he has been fantastic from the outset. No automated responses, no impossibly long phone holds only to be told no one is available. They have been prompt, efficient and gone above and beyond to assist my client with a bear minimum of fuss, cost of inconvenience. As a lawyer I have never left a management company a review before, but credit where it is due, and it is definitely due here. THANK YOU YARON!
Poor performance Y&Y
Hi, I have read the reviews and comments from Y&Y, which are not very professional.
This Christmas we have been bothered by burglars who initially broke into the postroom and stole all the parcels after ramming the door making it impossible to close to lock. This was 17th December, and no action was taken by Y&Y to fix the door and make it secure. subsequently, on four other occasions, they did the same again. to this day the postroom is still unsecured, Residents have contacted Amazon and the other companies who were told it is Y&Y's responsibility to have secured the room. This company's neglect has caused many residents heartache due to lost Christmas presents (myself included) and should be held to account and residents should claim compensation. I called the Policed 4 times and they came to see me, I showed them the photo evidence. Jason the relief manager has been absolutely brilliant, the best.

Adam was very helpful when dealing with blocked drains.
My experience in dealing with Adam Azoulay was excellent. He helped with our blocked drains leading down from our kitchen area by sending an excellent company to sort out the problem. This was in Dec 2021 and now a year later everything is still running smoothly. Well done Adam!
Worst service
Worst service, only interested in expending more because their income is a % of expenses, appoints contractors directly without a due diligence. Service charge has more than double in 8 years. It is scam.

I would go 0-star if that was an option. I worked for this company, as a Concierge, and they are abusive to their staff. (If anyone wants to dispute, I can sign a sworn statement in front of notary.) BEWARE of FAKE reviews. All the people who give 5-star reviews on here are from fake accounts created by Y&Y or acolytes. This can be clearly seen because the accounts they come from have 1 or 2 reviews in their entire history. Furthermore, the 5-star fake comments normally have only a few vague words that don't describe at all why Y&Y is such a great company (because that's impossible anyway). The negative (i.e. REAL) ones are much more comprehensive and reflect reality.
Y&Y is the worst building management company in London. They charge insansane service charges and treat tenants/leaseholders with significant arrogance and disrespect.

It is shocking that Y&Y is legally allowed to operate in the UK.
These people are extremelly manipulative, greedy and they destroy the financial wellbeing of leaseholders and tenants, especially Yaron Hazan. Even worse, the buildings that they manage are mostly landlord and investor owned which means that people don't unite to kick them out.
In recent times of high inflation and living cost crises, they don't focus at all on drastic cost reduction methods (e.g. getting rid of pointless coincierge services) and actually increase their extortionate service charges by double or triple-digit figures year on year without any explanations. Furthermore, the services that they provide are appalling as they demonstrate a high level of professional incompetence, sheer arrogance and very low attention to detail.
The buildings that they manage are in deplorable conditions, by looking at them you would have NO idea where the huge amounts of money from service charges go.
They also hide documents and invoices from leaseholders and tenants to disguise their extortionate practices.
Do yourself a favour and don't buy or rent any property managed by these unscrupulous people. If you're an existing leaseholder, do yourself an even bigger favour and unite with other leaseholders to kick out Y&Y and use the services of a management company that actually looks out for your interests.
Also, they never answer their phone when trying to contact them and it's impossible to get in touch with anyone.
Fundamentally, building management companies like Y&Y exist only because the UK Government and UK Institutions failed to effectively regulate the Housing Market in such a way that it allows these unscrupulous companies to totally exploit hard working people that try to simply make a living and build families. UK regulators and the UK Government should wake up to the realities of these situations and crack down on such companies that SCAM everyday hard-working people.

And yet they replied to my review with all their arrogance and ignorance. You receive money from homeowners that charge your rubbish service on tenants rent! You are the cancer of housing in the UK inflating renting prices and unfortunately the law does nothing about! I have nothing left than cursing you, wishing you all the worst in your life.
Horrible and worst experience, no care at all about service
Very worst experience seen with Y&Y. My building lift is not working from 3 week, there are issues with gate locks etc. no one listening and just waiting for parts. can imagine 6 floor building without lift having babies and old age people. very bad management never seen such horrible service anywhere else.

Disgustingly Poor "Management"
It's quite amazing that this shoddy company has time to reply to negative reviews, which no doubt are honest reviews, based on my experience and knowledge of the clowns running this place. Y&Y, you should put the same effort into replying to EMAILS from residents; tenants; landlords etc
Some of the issues in a block of flats that remained for MONTHS, where Aaron and the female receptionist.. Nicole... did NOTHING:
- broken lifts in building, leaving residents with no option than to use stairs in urine-laden stairwells that drug lords and prostitutes constantly broke into
- broken intercoms, leaving residents with no access into their homes on beaming hot summer days for close to an hour
- changing intercom codes or locks, and not informing residents, leaving them with no way in, and having to wait for a resident to pass by chance
- never addressing stolen mail from mailboxes in communal areas
- shattered glass in emergency exit / fire doors left unfixed for months
- main entrance door / exit / fire door unusable to a whole building of flats, thus having to use a side door where residents take out trash and cars are driving by to access the car park
You are all disgusting at Y&Y, and should be ashamed of yourselves. The hostile and aggressive manner and tone of your responses on here speaks volumes. Well done on building such a shameful and filthy reputation in the industry!
