Efficient and professional

Over the five years that I lived in Westgate Apartments, which is managed by Y&Y Management, I always found my building manager Yaron to be efficient and professional.
In addition, all the correspondence I had with Y&Y was prompt and I was always impressed with the service they provided.

Horrible company using legal threat to…

Horrible company using legal threat to get people to remove truthful reviews. Absolute abhorrent behaviour. Steer clear at ALL costs.

Update: Nope, not fake, I just don't want to deal with harassment and threats from a clearly unhinged person. They have threatened someone, with illegally inflating the price of the service charge as a result of the review. (Their reply speaks for itself really, as I said AVOID like the plague)

Another fake name with fake review. Trust pilot does not do anything to verify the contents or that people writing are genuine and it becomes a free for all. Anyone genuine does not hide behind fake names and e mail addresses if they are actually telling the truth. If you are telling the truth You don’t need to hide behind any fake names and only those who don’t really state correct facts hide behind fake reviews and names.

Feedback on Y&Y response

I asked Adam Azoulay for some specific information relating to the landlord of my property - and the reply was instant and accurate. I have always found Adam to be very efficient courteous and highly responsive.

AVOID THIS COMPANY AT ALL COSTS

I don't even know where to begin.

I've been living here for over a year and a half and I have genuinely have nothing good to say about this company.

They epitomize uselessness. They take days to respond to emails, often ignoring half of what has been written. They still haven't addressed issues that I flagged over 12 months ago. Their staff are exceptionally rude, especially the woman who works on reception.

We've had a broken lift for over 3 weeks. There are families in the building who have had to temporarily move out because they have children and can't lift their prams up and down 6 flights of stairs every day. Whenever I email/call for updates, they say there is nothing they can do and that they have no update.

Whenever I phone to speak to Aaron, he is either 'away from his desk' 'off site' or 'on lunch'. It's as if the receptionist has been informed to never put anyone through. They don't cover for each other, meaning if one of them is off, you don't get responses until they are back, regardless of if it's an emergency.

I have never resented paying money to a company more in my life. I'd rather give the money to charity. The only 'maintenance' I see is a weekly hoover.

Avoid working with these morons at all costs.

Absolutely terrible building managers

Absolutely terrible building managers. We have been in Lucent house for over 7 years as Shared Ownership owners and we have had the most awful service from Y&Y every single time we’ve needed them. For the past 5 years we have had days/weeks and one time, even a month with no heating or hot water. Y&Y are the worst and no help whatsoever, ignoring our emails (in 7 years Adam Azouly sent no more than 3 emails in response to anything, unless when we got our local MP involved - and he’s our building manager!)

We have been left with no heating and hot water for days on end with no communication, no response to emails (I can happily supply the 126 emails sent by Lucent House residents in the last week to whoever is responding to these comments - very poorly I might add)

You should be ashamed of yourselves as a company and as human beings. You’ve shown you have absolutely no care for people including children’s well-being - spending the past week with no heating or hot water in this weather and in the middle of a pandemic.

Will wait for the comment on this claiming Lucent House doesn’t exist and there was never a problem. Would you like me to share screenshots of the 126 emails?

Wow responding to these comments in 10 mins but leaving over 60 people with no heating or hot water for a week and still not one single email from Adam Azoulay, yes One Housing are the leaseholders but Y&Y are the BUILDING MANAGERS, and stopped One Housing from entering the plant room to inspect the issue, (shall I add the screenshot of that email too?) claiming it’s only Y&Y who can fix it. Why don’t you stop lying and do your actual job, we pay YOU to do your job, so do it instead of sending silly replies to people with genuine issues. You’re a joke of a company.

Now you’re claiming the residents caused the outage? These claims by Y&Y are now in black and white and recorded for our MP to look into. 60 people’s words against one engineer who was overheard (and recorded) planning to lie about residents “behaviour”? That’s been sent too to our MP. You won’t get away with it.
Yes please show our MP the shocking findings in our heating and hot water system you aren’t bothered to fix. Not shocking to us though because we’re used to your terrible service. I’m surprised Y&Y are paying someone to respond to comments on here this late, when they can’t reply to anything in working hours.

This is a continued blitz from some residents of Lucent house whose leases are with One Housing and not us or our clients. All information should be obtained from One Housing your Landlord.
Quite clearly you don’t pay us and your contract is with One Housing. Get the facts right. Any e mails sent to us from Lucent house if not from One Housing don’t get responded to. This is quite right as we have no contract with you.
I suggest you ask One Housing to share with you the report the engineers made on the reckless tenants of Lucent House which are the responsibly of One Housing. No engineer should have to work under such conditions and threats made by some tenants in Lucent House. We are afraid that the tenants of this block contribute greatly to many of their issues. All your queries to One Housing your landlord.
We look forward to sending the MP our evidence and the findings of the engineers which are shocking.

Extortionate service charges

Extortionate service charges, dubious practices, and if only a few days late paying then slapped with additional disproportionate legal fees. The worst Managment company ever run by a man known to the courts for his dodgy tactics.

How can anyone take this seriously? A person who has failed to pay the account and was taken to task on it seems to have a bone of contention. If of course they have any legitimate claim one wonders why they hide and make false statements here. Glad we do our job and pursue those who fail to pay accounts which are due to our clients, and to pay for services in the buildings we manage. Our leaseholders who pay in the blocks, expect us to collect the service charges so there are funds to carry out services.

I will never live in a building run by…

I will never live in a building run by YY management ever again. Horrendous service. Happy to keep increasing service charges but not do basic maintenance in a timely manner, leaving residents with no working lifts, no hot water or heating in winter and cladding issues. We were advised works would be started in the last quarter and still no news, therefore not allowing residents to sell and move even if they wanted to.

I have already emailed the management company on numerous occasions, still waiting for a reply regarding the numerous issues in the filaments including theft and lack of security to the building.

I am an owner and direct leaseholder. My building The Filaments is run by YY management, care of Adam Azoulay. I have emailed you.

We are not sure which building this relates to. We are also not sure how cladding is an issue we created since we don’t build or develop. With regards to your other issues the MD would like more detail so it can be looked into.
Please e mail us with exact details so it can be looked into ,as we can’t see such a case on our systems ,and want to believe this is a genuine review.

Unless you forward the issues to the MD the matter cannot be looked into. Your details and apartment number must be advised in the e mail with a copy of e mails you say have not been responded to .So far we have no Information who you are ,and we suspect that you are actually not a direct leaseholder with our client but have a lease with another party and yet are blaming us for your landlord not updating you. We can’t progress this unless you contact us with all the details.

We look forward to the details but as we speak now no mail has arrived despite you saying you sent an e mail. If and when it arrives it will be dealt with providing we have the details. It seems that this review along with the similar reviews tonight are from the same person and are a complete fraud.

'Management'? Hahaha! Hilarious.

Having 'management' in their company name is laughable. In nearly 10 years of dealing with these people I can't remember one thing they have successfully 'managed'.

I would advise anyone looking at moving to a property 'managed' by this company to run as fast as possible in the opposite direction. They've made dealing with anything relating to our building a total misery. I'm pretty sure that having to deal with them was a contributing factor to me being diagnosed with depression. I promise I am not exaggerating.

We can only deal with reviews which identify the name of the person and the property ,and the nature of the complaint. This is a fake name and has no details apart from another attempt to make false allegations. We are unable to address this, and will put it down to another fake review by a small group who have taken upon themselves to post fake reviews. We can only hope that legislation will change soon requiring websites to verify the identity of the reviewer, and to ensure reviews are genuine. At the moment it’s a free for all and anyone can write anything.

Y&Y Management have rude staff and Director who all back each other up when a complaint is made against them. Good to see others not keeping quiet about their shabby treatment of tenants. Spread the word, share your story, let everyone know. I’m grabbing my popcorn to wait for their hilarious responses, trying to shirk the blame and discredit negative reviewers. Lol!

Extreme high fees with poor service and arrogant attitude

The building manage fees are 50% higher than the fees as promised when we bought. We talked to the manager but they just ignore us. They gave us penalty for being late payment because they overcharged. Worst company ever. Avoid them.

They are foreign investors who have not been explained the liability under a lease. We have attempted to reason with them and have found them to be the most unreasonable people we have ever encountered. They are now being taken to court to prove all charge are legitimate and payable. We will update on court case and once this is completed we will pursue them for damages of slander and libel. It is amazing how these individuals without any basic understanding of the law,have taken no advice from a lawyer ,and regrettably will now end up paying thousands in costs above the service charge due. The truth will come out in court and they will not be able to stop the court case despite the attempt to write multiple reviews under various names in order to make us back down. We are now very determined to see justice carried out against them.

Terrible company getting away with fraud

Resident at Westgate Apartments E16, myself and other leaseholders have suffered terrible experience from Y&Y ever since they increased the service charge almost by double without any explanation or warning! 24 months on myself and other leaseholders are still chasing them to get an answer on why our service charge has increased and they have not given a valid reason, just keep dodging questions and not responding. I could go on and on about the bad service Y&Y provide however what difference will it make ? They still continue to rip people off and we just pay the price .. hopefully this review and many others like it will steer new people away from Y&Y… DO NOT DO BUSINESS OR BE A LEASEHOLDER with these guys, they will break promises, not respond to emails unless it’s in their interest and increase service charges unfairly. Just look at all the reviews or speak to any current residents / leaseholders of their building.

EDIT: I was expecting this kind of response from Y&Y, yes I can assure you I am a leaseholder - can provide evidence - but what difference will it make? You can see all the reviews on here from leaseholders who all share the same concerns about your mischievous ways you conduct business

I see no point in wasting my time writing reviews, but I glad it got your attention as you never respond to emails / return calls this fast right?

I just hope you guys clean up your act and atleast these reviews get noticed enough were so people think twice around doing business with you.

They have been arrogant to start with

They have been arrogant to start with , initially I did not take any notice about it but later when I noticed service charge shoot up almost double my experience with them was totally unreasonable , arrogant and mischievous in terms of clarity. As a apartment owner of royal Victoria dock (western gateway) I can not understand how they have been in business with the attitude they have. Most people are busy and have little time to question about high bill and as a result they are getting away with extortion. This must stop. Full stop.

The most profitable company

Y&Y Management ltd has always been the most profitable company from leaseholders, They are very good at making money by charging extremely debt collection fees to leaseholders. the flat where we live has no swimming pool, no gym, no facilities, but the service charges has risen from the £4.55 per square foot per year promised by the developer at the time of delivery to £7 per square foot per year. our RTA inspect Y&Y's service charge accounts found many violations, including inflated costs, false expenses, non-recording of income, and so on. But Y&Y relies on the support of the landlord, and they never admit it wrong. Owning a property management company like Y&Y Management ltd is the most painful thing for our leaseholders. I hope you all have good luck, and it’s best not to deal with Y&Y Management ltd during your life.

Loxfords Gardens completely…

Loxfords Gardens completely deteriorated,such shame!! Also I have to mention when I go to the concierge desk pick up my parcels often I found the new supervisor eating and he doesn't stop to hand my parcel. He ever doesn't bother to get up from the chair so unpleasant. YY should training it staff properly we pay a lot money for service charge.

Clearly another hoax reviewer who has it in for concierge supervisor . This incident simply never happened. No such complaint ever made. Person writing review wrote 4 quick reviews at same time to cover tracks. Anyone following can see this is not genuine. The Supervisor is nothing short of professional and trustworthy. It’s clear someone has it in for the supervisor on site ,and we have a fairly good idea who it is ,and the motives behind it. We take no notice of this false review.
