Efficient and professional
Over the five years that I lived in Westgate Apartments, which is managed by Y&Y Management, I always found my building manager Yaron to be efficient and professional.
In addition, all the correspondence I had with Y&Y was prompt and I was always impressed with the service they provided.

Horrible company using legal threat to get people to remove truthful reviews. Absolute abhorrent behaviour. Steer clear at ALL costs.
Update: Nope, not fake, I just don't want to deal with harassment and threats from a clearly unhinged person. They have threatened someone, with illegally inflating the price of the service charge as a result of the review. (Their reply speaks for itself really, as I said AVOID like the plague)

I asked Adam Azoulay for some specific information relating to the landlord of my property - and the reply was instant and accurate. I have always found Adam to be very efficient courteous and highly responsive.
After four years of complaining about leaks and damages to the internal of my property this company has done NOTHING ..DO NOT BUY A PROPERTY SO CALLED MANAGED BY THIS COMPANY
Do not buy a property OR have anything to do with this company , four years of complaining about leaking roofs and various other problems and damage to the internals of our properties and they have done NOTHING ..

AVOID THIS COMPANY AT ALL COSTS
I don't even know where to begin.
I've been living here for over a year and a half and I have genuinely have nothing good to say about this company.
They epitomize uselessness. They take days to respond to emails, often ignoring half of what has been written. They still haven't addressed issues that I flagged over 12 months ago. Their staff are exceptionally rude, especially the woman who works on reception.
We've had a broken lift for over 3 weeks. There are families in the building who have had to temporarily move out because they have children and can't lift their prams up and down 6 flights of stairs every day. Whenever I email/call for updates, they say there is nothing they can do and that they have no update.
Whenever I phone to speak to Aaron, he is either 'away from his desk' 'off site' or 'on lunch'. It's as if the receptionist has been informed to never put anyone through. They don't cover for each other, meaning if one of them is off, you don't get responses until they are back, regardless of if it's an emergency.
I have never resented paying money to a company more in my life. I'd rather give the money to charity. The only 'maintenance' I see is a weekly hoover.
Avoid working with these morons at all costs.
Absolutely terrible building managers
Absolutely terrible building managers. We have been in Lucent house for over 7 years as Shared Ownership owners and we have had the most awful service from Y&Y every single time we’ve needed them. For the past 5 years we have had days/weeks and one time, even a month with no heating or hot water. Y&Y are the worst and no help whatsoever, ignoring our emails (in 7 years Adam Azouly sent no more than 3 emails in response to anything, unless when we got our local MP involved - and he’s our building manager!)
We have been left with no heating and hot water for days on end with no communication, no response to emails (I can happily supply the 126 emails sent by Lucent House residents in the last week to whoever is responding to these comments - very poorly I might add)
You should be ashamed of yourselves as a company and as human beings. You’ve shown you have absolutely no care for people including children’s well-being - spending the past week with no heating or hot water in this weather and in the middle of a pandemic.
Will wait for the comment on this claiming Lucent House doesn’t exist and there was never a problem. Would you like me to share screenshots of the 126 emails?
Wow responding to these comments in 10 mins but leaving over 60 people with no heating or hot water for a week and still not one single email from Adam Azoulay, yes One Housing are the leaseholders but Y&Y are the BUILDING MANAGERS, and stopped One Housing from entering the plant room to inspect the issue, (shall I add the screenshot of that email too?) claiming it’s only Y&Y who can fix it. Why don’t you stop lying and do your actual job, we pay YOU to do your job, so do it instead of sending silly replies to people with genuine issues. You’re a joke of a company.
Now you’re claiming the residents caused the outage? These claims by Y&Y are now in black and white and recorded for our MP to look into. 60 people’s words against one engineer who was overheard (and recorded) planning to lie about residents “behaviour”? That’s been sent too to our MP. You won’t get away with it.
Yes please show our MP the shocking findings in our heating and hot water system you aren’t bothered to fix. Not shocking to us though because we’re used to your terrible service. I’m surprised Y&Y are paying someone to respond to comments on here this late, when they can’t reply to anything in working hours.

Extortionate service charges, dubious practices, and if only a few days late paying then slapped with additional disproportionate legal fees. The worst Managment company ever run by a man known to the courts for his dodgy tactics.

I will never live in a building run by…
I will never live in a building run by YY management ever again. Horrendous service. Happy to keep increasing service charges but not do basic maintenance in a timely manner, leaving residents with no working lifts, no hot water or heating in winter and cladding issues. We were advised works would be started in the last quarter and still no news, therefore not allowing residents to sell and move even if they wanted to.
I have already emailed the management company on numerous occasions, still waiting for a reply regarding the numerous issues in the filaments including theft and lack of security to the building.

'Management'? Hahaha! Hilarious.
Having 'management' in their company name is laughable. In nearly 10 years of dealing with these people I can't remember one thing they have successfully 'managed'.
I would advise anyone looking at moving to a property 'managed' by this company to run as fast as possible in the opposite direction. They've made dealing with anything relating to our building a total misery. I'm pretty sure that having to deal with them was a contributing factor to me being diagnosed with depression. I promise I am not exaggerating.

Extreme high fees with poor service and arrogant attitude
The building manage fees are 50% higher than the fees as promised when we bought. We talked to the manager but they just ignore us. They gave us penalty for being late payment because they overcharged. Worst company ever. Avoid them.

Terrible company getting away with fraud
Resident at Westgate Apartments E16, myself and other leaseholders have suffered terrible experience from Y&Y ever since they increased the service charge almost by double without any explanation or warning! 24 months on myself and other leaseholders are still chasing them to get an answer on why our service charge has increased and they have not given a valid reason, just keep dodging questions and not responding. I could go on and on about the bad service Y&Y provide however what difference will it make ? They still continue to rip people off and we just pay the price .. hopefully this review and many others like it will steer new people away from Y&Y… DO NOT DO BUSINESS OR BE A LEASEHOLDER with these guys, they will break promises, not respond to emails unless it’s in their interest and increase service charges unfairly. Just look at all the reviews or speak to any current residents / leaseholders of their building.
EDIT: I was expecting this kind of response from Y&Y, yes I can assure you I am a leaseholder - can provide evidence - but what difference will it make? You can see all the reviews on here from leaseholders who all share the same concerns about your mischievous ways you conduct business
I see no point in wasting my time writing reviews, but I glad it got your attention as you never respond to emails / return calls this fast right?
I just hope you guys clean up your act and atleast these reviews get noticed enough were so people think twice around doing business with you.

They have been arrogant to start with , initially I did not take any notice about it but later when I noticed service charge shoot up almost double my experience with them was totally unreasonable , arrogant and mischievous in terms of clarity. As a apartment owner of royal Victoria dock (western gateway) I can not understand how they have been in business with the attitude they have. Most people are busy and have little time to question about high bill and as a result they are getting away with extortion. This must stop. Full stop.

The most profitable company
Y&Y Management ltd has always been the most profitable company from leaseholders, They are very good at making money by charging extremely debt collection fees to leaseholders. the flat where we live has no swimming pool, no gym, no facilities, but the service charges has risen from the £4.55 per square foot per year promised by the developer at the time of delivery to £7 per square foot per year. our RTA inspect Y&Y's service charge accounts found many violations, including inflated costs, false expenses, non-recording of income, and so on. But Y&Y relies on the support of the landlord, and they never admit it wrong. Owning a property management company like Y&Y Management ltd is the most painful thing for our leaseholders. I hope you all have good luck, and it’s best not to deal with Y&Y Management ltd during your life.

Loxfords Gardens completely…
Loxfords Gardens completely deteriorated,such shame!! Also I have to mention when I go to the concierge desk pick up my parcels often I found the new supervisor eating and he doesn't stop to hand my parcel. He ever doesn't bother to get up from the chair so unpleasant. YY should training it staff properly we pay a lot money for service charge.
