Barnsbury Complex
I have just read the negative review on the complex where I have lived happily for the past 11 years and would like to put my point of view in regards to the services provided. The gardener is an 80+young man who comes to work even on his days of to tend to late bin collections from Islington Council , He has salted the grounds when snowed (although he is meant to be at home relaxing on his day's off} He has worked all through the pandemic and deserves a medal for all the hard work he does. We have a great team here with the concierge and Gardener and things run very smoothly in my opinion. I want to say thank you Tom and concierge for doing the very best you can do. A very happy resident.
Shiny exterior but look a little closer
Dreadful management where we live. We pay hefty fees for the privilege. This review sums Y&Y up nicely. We live in the Barnsbury Complex in Islington and have a large garden. When you walk in, at first glance all looks wonderful, but if you take a closer look eg at plants, flower beds, what you will see are weeds growing unattended plants, rubbish and other debris such as leaves from past winter's in or behind the bushes. Unwatered plants/bushes. Bushes occasionally cut but all the debris left in them rather than being cleared. Seats in one part of garden never washed despite needing to be.
We pay for a gardener who is five days a week, ample hours available to do the job. Not impressed Y&Y.

Loxford gardens have a new concierge black Caribbean fellow that is the worst they have had. I have been living there since 2013 and he cannot even handle simple questions and give results apparently he is employed and managed by y&y appalling.
I am a Afro Carribean as well so this is definitely not a race based rant.
You are a joke of a concierge I have just complained to your bosses on the general phone number and will be complaining to pea body also as well as Y&y management and will continue to do so if this matter does not end and you insist you are doing a fine job there are 6 other residents that may or may not be on your stupid database.

By far the worst company I have ever dealt with. And that was BEFORE the cladding debacle.
The have no regard for residents living in death trap flats. Slow responses, blame shifting and lies upon lies. Quite often you’ll get a ‘please find attached’ email with no attachment. It then takes weeks to get the requested documents. The latest is purposefully delaying applications to the BSF and failing to provide evidence of doing so.
If you are thinking of hiring these lot, think again. Bunch of cowboys.

Great management company, very responsive always on-hand to help, if could give 10 stars I would, in these very challenging times with the stamp duty deadline and Covid restrictions Adam Azoulay has been exceptional. thank you for all your help and support.
Run for the freeholder, not for the leaseholder.
Less a management company, more an organisation dedicated to maximising freeholders revenue stream, no matter the cost to leaseholders.
If property management were like any other kind of consumer service, companies like Y&Y would not exist - at least, not in their current form. Dissatisfied residents would simply switch to alternative managing agents who provided better service until the lower quality companies either improved their services, or went out of business. If it were as simple to swap managing agents as it is to swap gas or electricity suppliers, this is exactly what would happen.
Unfortunately, exercising your consumer rights in Leasehold is not simple, and involves a trip to court, going up against a barrister, and potentially finding yourself liable for their legal fees - even if you win. So most leaseholders simply grin and bear poor service, until they're desperate. This is the space in which companies Y&Y / Eagerstates / Assethold etc operate.
It's not really their fault - it's a failure of legislation. Any company with a captive customer base has zero incentive to do better. And the managing director - who you can see replying to bad reviews here - clearly enables toxic practices within the business, so it cannot be any fun to work for them. But as a leaseholder that doesn't make dealing with them any less painful an experience.
Do yourself a favour and get your right to manage, get out from under their clutches, and watch your levels of service go up, and your stress levels (and service charge!) go down.
Good team to work with
I have always had a good working relationship with YY and pleasant experiences in my dealings with the various managers that have looked after Millennium Harbour during my many years there. My wife and I bought there in 1999 as one of the first owners of the superb penthouses, which were unfinished at that time, and moved out only recently. It’s a great location with lovely views and we already miss the apartment and all that goes with it.

Beware: Fraudulent Review Flooding
Please pay very careful attention to the syntax of positive reviews posted about this fraudulent company.
In an attempt to counteract negative reviews they are flooding sites like Trust Pilot with 5 star ratings.
These false ratings frequently include the same words and include reference to one of three particular individuals.
If this has three 5 star ratings above it my point is proven.
Edit:
I would invite others to please pay attention to the tone of every reply that Y and Y have posted to negative reviews on Trust Pilot.
Instead of reflecting on why their service seems to so consistently leave people dissatisfied, they attempt to disparage the reviewers or attempt to flag the reviews so that Trust Pilot remove them altogether.
This is indicative of exactly the type of organisation they are.
Also particularly creepy that they consistently demand that people share personal details on a public forum - but in the full scheme of things that is the least of their crimes...
Further Edit:
Y and Y demand people share private information and then in the same breath threaten to take legal action if those details are forthcoming.
If you want an insight into what dealing with this company is like please use this entire thread as evidence.
If they approached the concerns of their customers with the same fervour with which they attempt to police Trust Pilot then perhaps they would have fewer complaints.

I've seen the negative reviews below and can only comment on our experience with Y and Y Management and Avon Ground Rents, which was excellent. We've just sold our apartment in Denison House and found the concierge team superb throughout our time here, always going the extra mile for the tenants and very friendly.
Adam (Azoulay) was fantastic throughout our recent sales process, supplying everything we needed by return of email which made a massive difference to closing our sale on time. Even our solicitor commented on how easy the process has been with both our freeholder and the management company, relative to most she has to deal with. Consequently, I wanted to leave a review to show our appreciation for their help throughout the past four years.

Our Service charge continues to increase for no reason other than to cover the cost of their ever rising management fee!
Yaron is never available to speak too when I ring, either in a meeting or spending my management fee at lunch. Then they don’t return your call.
When you do eventually speak to him he’s rude and unhelpful. Think he forgets that I’m not only the customer but that I also pay his wage!
Also, when a job is carried out on the building, it would appear to be one of their “mates”. No doubt not being carried out at the lowest rate!!!!
If like me this company has been forced on you as a result of them obtaining the building, then not sure what we can do to get rid of them, thoughts????

The clouds are darkening
Very interesting comments Daria. Obviously, I can't comment directly on your experiences at the hands of Y&Y as I don't live there but it does sound pretty dreadful and you have my heartfelt sympathy.
I have a shared ownership leasehold in a development Managed by Y&Y and the Freehold has recently been purchased by Avon Ground Rents Ltd. I’m a bit concerned about a little unhealthy nepotism going on here, so I've done some exploring and discovered that Y&Y are correct when they say the Freeholder Avon Ground Rents Ltd is not their 'sister company' and the Y&Y Director Mr Gurvits is not a 'Shareholder' (but these are just semantics really by Y&Y, they are just private limited companies not public) but they are in charge and we know what you mean, Mr Gurvits also is not a Director of AGR Ltd. But…
…the important thing to note is that as you say Daria both Mr Gurvits and Mr Moskovitz are also Directors of MG GR Ltd. and Mr Moskovitz is also a Director of Avon Ground Rents Ltd plus he is the original founder of The Avon Group of Companies and he co-founded a company called, yes, you guessed it, Y&Y management. So is it just a coincidence? Or is something unhealthy going on here that a regulator should look at?
I must say for me the future now is looking very bleak financially, especially with my flat being rendered worthless with the failure of AGR Ltd to acquire an EWS-1 B1 certification and instructing Y&Y to push all costs down to the leaseholders to pay for the remediation work that’s required to meet the correct standard fire and safety regulations, if the Government grants don’t cover all the costs.
Not a very charitable thing to do!

Avoid at all costs
This is my third review of YY management, which I hope will make it through. Somehow all other reviews I have submitted keep mysteriously disappearing. I have been a reluctant customer of YY for over 4 years, after YY sister company Avon Ground Rents has acuquired the land beneath our building. (They will deny that they are the same company but then why would they have the same shareholders on Companies House?)
The building has been managed to an applaulingly low standard... constant break-in's into the car park, CCTV or gate malfunctions, video entry phone malfucntions taking months to fix, while service charge has increased 100% over the period. 2 years in YY decided to repaint all hallways in our newbuild, without consulting us whether this was necessary and without disclosing how the tender was run.
Througthout the 4 years we were never even able to obtain any copies of the invoices, because YY will install all kinds of hoops to jump through to get the, such as refusing to provide electronic copies and urging us to visit their office while London is in Tier 4 lockdown.
Overall, it is just plain sad that the government has not done anything to stop such exploitation of leaseholders.

The two supposedly independent companies share the same office and even switchboard phone number!
If you believe that two shareholders co-owning a business together are completely "independent" from each other in another business (while sharing an office and a switchboard) that stands to handsomely benefit from not being independent... well you've been warned!
How handsomely you ask? Our service charge has doubled in the 4 years (2.5 > 5.2k for a 2 bedroom flat). CCTV cost alone had gone up 3x, alongside other dubious charges.
Another good place to read up on YY and Avon is the Leasehold Knowledge website, alongside all other reviews below. You can only hide the truth for that long...

Further update following Y&Y comments. Why would I put my address on a public forum? Why would I leave 30 legit reviews for other companies and a ‘bogus’ one for you? Who’s got time or energy to do that? How would I have Brendan Sterns name if I hadn’t had correspondence from you?
Customer experience is essential for business particularly in this economic climate. Rather than getting aggressive and defensive take a look into your business and see how you can improve. Your reviews are atrocious and rather than deal with them you blame the customer. You don’t reply to emails which is why I’ve been forced to go public with my experience.
I’ve been asked to provide more information. What Info do you want? Check your emails, start replying to people, that would be a start. This is my legitimate experience of Y&Y management. Simon was our main contact then he left and now it’s Brendan.
We have the misfortune of Y&Y managing our block of flats.
They charge £10,000 per year to do absolutely nothing. They don’t reply to communication, dictate what we need to do with threats if we don’t comply but there is no consequence if they don’t follow through on their many actions.
The lifts don’t have a phone line connected if someone gets stuck they are screwed as there is no signal in there, and they have been notified of this many times over 4 years and done nothing.
We’ve had scaffolding up for nearly 9 months now yet they gave us 24 hours to clear our parking spaces of bikes or they would be removed and we would have to pay the bill for them to be removed.
Even requests with a blatant health and safety breach they don’t look into or fix.
Absolute charlatans and they are a lawsuit waiting to happen. I rarely wish badly on others but I would happily see this company go under and I know all the 32 Tennant’s all feel the same as we discuss their incompetence at our residents meetings. If you have a choice I would absolutely avoid them like the plague. Awful awful business.

Terrible managing agents
Terrible managing agents. They overspent our management charge (quite considerably) and then refused to share any invoices as proof of the overspend unless we went into their offices (difficult in a the time of Covid).
During the management tenure, they also voided our parking gate warranty by instructing a non-approved (by the gate supplier) tradesman to 'fix' it. Not only did he fail to fix it, he damaged the gate further.
We also found out that there was no maintenance carried out on the lifts and no one had been instructed to connect the lifts' emergency phone too, meaning that if someone were to get stuck in the lift, they'd not be able to ring out for help... waste pumps also weren't maintained... the list goes on.
Furthermore, after we replaced them they came back to ask for additional service charge funds which we tried to challenge. They tried to undermine our challenge and passed our details to a debt recovery agency (without informing us) despite us having a payment plan agreed and in place. We were going through a period of financial difficulty, so to have to pay the additional fees in full and debt recovery fees on top of that left us in an incredibly difficult position.
Not only unkind but completely callous. Do not instruct them if you value safety.
Avoid them at all costs
Quite simply the worst company I have ever dealt with!
They over charge their tenants, provide dreadful service and avoid you on the phone. Aaron was our point of contact and I am not sure what he was paid for as he never responded to questions and jobs took ages to be completed.
I would not rent or buy a property in a building they own!
Hideous company
Hideous company. Supposed to be managing my property, but uncovered that there were no emergency lines in the lifts (but we were charged for their installation), water pump was not maintained leading to flooding for which we were charged to repair, send invoices for funds due from years ago because they've only just got round to "adding" [read 'making'] it up. Despicable company - if you are looking to buy or rent a property managed by Y&Y RUN A MILE!!!!
