If it were possible to give negative…

If it were possible to give negative stars I would. Absolutely terrible company, part of a kabal of companies under various names Eagerstates Ltd, Y&Y, Triple Rose. They are abusive, borderline criminal. Stay away if you have any chance. Google them they are in court every week.

A dreadful company on so many levels

A dreadful company on so many levels. Many of their reviews here consistently reflect the same issues. These reviews seem consistent and genuinely reflective of Y&Y Management based on my experience of several years.

Basic maintenance and upkeep is often performed untimely and badly. It doesn’t matter how many times you remind them. But this is the mere tip of the iceberg compared to the points I really want to make.

The local Fire and Rescue Service identified several different ‘risks to life’ (categorised ‘red risks’) back in January 2022. Many of these are still outstanding on 8th March 2024. This is quite disgraceful, irresponsible and inept.

Concerning one of fire ‘red risks’ they have colluded with one of the co-companies operating under the same lease to physically barricade residents car parking spaces to prevent owners from gaining access to own parking spaces. This was done without any consultation, alternative arrangements being made and is illegal. I thought we were living in a democracy? They behaved like gangsters.

The parking spaces remain barricaded after 16 months and it causes residents great inconvenience on a daily basis. During this time and concerning such an important matter, there has been NO communication or provision of updates. There is no sign of a resolution either. It is farcical as are Y&Y Management Ltd.

These issues are exacerbated by the fact that the account manager - Adam Azoulay - is completely incompetent and has no idea about customer service or project management. The only thing he does efficiently is to send out invoices 6/8 weeks ahead of time.

I base this whole assessment on several years of his poor performance/incompetence.

Judging by the lack of progress on the ‘risk to life’ fire risks identified by the local Fire and Rescue Service, there would seem to be no respect for life either. It doesn’t get any more serious than that! I wonder how quickly these issues might get resolved if Y&Y personnel had family residing in this block? 2 years 3 months have elapsed from the publication date of the Fire and Rescue Service report and stuff is still outstanding.

Gurvits, the laughable Managing Director, lives on another planet in a parallel universe. He is clueless and continues to defend his staff and the service they provide when the facts bear out the complete opposite. And on such serious levels. Gurvits is completely deluded and unconscionable; away with the fairies! That’s probably why this company is vilified by so many reviewers! If there wasn’t some spurious and dodgy relationship with the Landlord I’m sure he and Y&Y Management would be out of a job.

Y&Y’s operating model is based on pure greed. Least effort for most money. Good Customer Service is not something they understand or want to subscribe to. If you have a choice please avoid them. My only hope is that they go into liquidation soon. I would give them no stars if I could.

Question every invoice!!!!

Question every invoice!!!!
Offer to pay a that is the law but only on the prefix they supply all invoicing and accounts.
If they use Clever Energy for utilities I guarantee you the bill is hyper inflated.
We have asked for breakdowns on calculations and they refuse to provide any plausible information to back up their bills.
We have refused to pay and look forward to our day in court.
They cant penalty charge you if you Ofer to pay.
They cant charge their legal fees on you if you have valid cause.
They must provide valid proof on all invoicing.
They are the worst of the worst

Awful, the absolute worst management company ever

The worst management company ever. Every year there are significant increases in service charges, and overspends. This company runs solely to rob leaseholders in any manner possible.

A lot of the costs of running the building are to associated companies at greatly inflated rates. We can't even change basic things like our energy provider.

We are trying to obtain the right to manage our building, and they've appealed every step of the way to stall us so they can continue to charge us more money. I cannot wait until we are free, but yet they are still persisting to take what they can get before that happens.

Reading the other reviews alone also demonstrates their disdain towards leaseholders. My name is real, this review is real. Stay well aware from Y&Y and any of their network of management companies (Eagerstates, Triple Rose)

Funding for cladding compliance work

Yaron at YY has worked tirelessly to secure the full funding needed to make the cladded exterior of our building safe and compliant.

As an owner of one of the apartments within the building, these improvements are critical and the funding can now allow this to happen. Yaron has kept us informed throughout this lengthy process

I have had an extremely negative…

I have had an extremely negative experience with these individuals. Regrettably, they are the management company for my block of flats. The service charge has consistently increased each year to an unreasonably high level. Furthermore, their behavior is intimidating, as they resort to threats of legal action if payments are not made immediately. I sincerely hope to avoid any further involvement with this family-run business, as I have serious doubts about their integrity.

Exceptional Service and Support from Adam Azoulay and the Outstanding Concierge Team at YY Management Ltd

I had the privilege of purchasing a flat in Chronicle Tower in 2016, and ever since, my experience with Adam Azoulay from YY Management Ltd has been nothing short of exceptional.

Adam's professionalism and genuine kindness have made a lasting impression on me. He consistently goes above and beyond to ensure a seamless experience, whether it's promptly handling service charges or providing invaluable support during the sale process.

I am truly grateful for Adam's expertise and dedication, which have played a vital role in making my experience as a property owner positive and hassle-free. His assistance in addressing all the information requirements of my buyer greatly expedited the sale, and I cannot thank him enough for his unwavering support.

Additionally, I want to recognize the outstanding service provided by Zoltan and the concierge team at YY Management Ltd. Their dedication to delivering a high level of service and maintaining building security has been exceptional. I have consistently been impressed by their professionalism, kindness, and willingness to go the extra mile.

Happy with Y&Y Management

Y&Y manage a block in Newcastle where we own a flat. The annual charges are not cheap but the service is, in our experience, exceptionally good. Not only is the block kept clean and tidy, we get timely reminders about important issues like fire safety. Communication, by text and paper letters, is of a high standard and accounts are well presented. Particular thanks to Yaron Hazan who managed the recent cladding nightmare very well, resulting in a positive outcome for the tenants. Again, communication was very good throughout what was a worrying time for many of us. Sometimes in this world, you get what you pay for and, in Y&Y's case, it's worth it.

Y and Y do not give a 's..t' about…

Y and Y do not give a 's..t' about their fee paying Tenants. No interest in addressing' fee paying' tenants problems. Send as many emails as you wish- they always suggest it's the first time they've heard of an issue and always give guidance on how 'to sort it yourself ' But my goodness- be as late as 3 days on a Management fee and they invite debt collectors! Awful company-avoid !!!

DO NOT USE THIS COMPANY!!!! I am a professional property investor and I have never experienced such awful service from a managing agent EVER!!! The people employed at Y&Y are more than useless and have no business working in property management. Y&Y get paid a fortune to do ABSOLUTELY NOTHING!!!

Complete and Utter Crooks

Criminal company who enforce charges with no grounds nor invoice, making us look like criminals for not having carried out their own due administration. £1000 fine for what? Preventing us from selling our property because they are withholding documents. Complete and utter crooks.

Avoid if possible

I have to say that I have to agree with many of and endorse the negative comments about YandY Management. The company is grossly incompetent with regard to even the simplest of matters eg general upkeep and fixes to operational problems. They are considerably worse when it comes to handling larger procurements. YandY Managements fees increase over the rate of inflation every year. Not only that, they frequently exceed their published budgets and charge additional costs/fees which further skews your annual costs and its because of their mismanagement. It is my honest view that YandY have little consideration for their customers (tenants and leaseholders). Their business mantra is to provide minimal service at maximum cost. Please think very carefully before buying any property where YandY Management are involved.

Stop chasing after me for service charge arrears of the previous leaseholder

YY management appointed debt recovery solicitors to chase after me for outstanding service charges by the previous leaseholder. YY management even amended bills to deceive me.

YY management please stop your illegal actions and pay close attention to the following two points I raised in my email to Adam Azoulay.
1. Under The Landlord and Tenant (Covenants) Act 1995, the arrears remain the liability of the previous leaseholder and do not pass on to the new owner.
2. Committing invoice fraud by amending bills can lead to serious legal consequences.

Below is the summary of the whole story:
I’m a client of YY management. I purchased a property managed by YY management in Nov 2022.
On 12th Jan 2023, I got the service charge bill (£3062.66 in total) from Adam Azoulay. This bill includes the outstanding service charges (£1,223.67 in total) due by Jun 2022 and Jan 2021 respectively, for which the previous leaseholder is liable. The ground rent and half-yearly service charges for 2023 is £1838.99 in sum.

On 16th Jan 2023, I paid the 2023 half-yearly service charge and ground rent via bank transfer. The following is the breakdown of £1838.99 I’ve paid.
- £350 for ground rent in advance 2023
- £96 for notice of subletting
- £520.19 for half-yearly service charge in advance 2023
- £872.80 for half-yearly service charge in advance 2023

However, YY management appointed two debt recovery solicitors to chase after me for the service charge arrears from the previous leaseholder.

On 7th March 2023, Scott Cohen Solicitors, the second debt recovery company appointed by YY, asked me for £2531.67. They presented an AMENDED BILL by YY management. In this bill, the previous leaseholder's service charge arrears in 2022 and 2021 are amended into service charges for 2023. They said I didn’t pay the half-yearly 2023 service charge of £1,223.67.

As I articulated above, I paid £1838.99 in Jan, of which £1392.99 are the 2023 half-yearly service charge. The £1,223.67 service charges are actually the previous leaseholder’s outstanding service charges in 2021 and 2022.

To YY management,
if you see this post, ask Adam to reply to my email and stop illegal actions.
As a responsible client, I pay my bill on time, I don’t deserve to be treated this way.
I’ll take legal action against you if you dare send me fraudulent bills next time.
