Excellent to deal with

We have been working with find Zone Property Management for quite a while now and find them really easy to work with. Communication with Ellie-andrea is excellent, and we would be happy to recommend them to anyone.

Zone property Management, great service

Zone property Management took on managing our block of flats last year. What an improvement! W our previous agents were utterly useless. Uyi Otakiti does a marvellous job for us. He is responsive and tenacious

A Stellar Property Management Experience with Zone Property Management

As a property developer at Rival Group, I’ve had the privilege of working closely with Zone Property Management, and I can confidently say they are a cut above the rest. Let me share my detailed experience:

o Zone’s commitment to attentive service truly stands out. When we entrusted them with managing our newly built developments, they exceeded our expectations.
o Residents moving into these properties consistently provide glowing feedback. Zone ensures their transition is seamless, addressing any queries promptly—even those seemingly minor “demised issues.”

o The addition of a dedicated compliance team has been a game-changer. Especially since the new fire safety bill, Zone’s focus on compliance matters has elevated their service.

Always extremely happy with Zone…

Always extremely happy with Zone Property Management service, we have used them a number of times. The level of service has always been outstanding, they are really easy to deal with and are very responsive. I would highly recommend using them!

Pleasure to work with

We at 1st for Fire & Security Ltd have been working for Zone Property Management Ltd for approximately 11/2 years in that time we have serviced and maintained and reacted to emergency call outs for the fire detection and alarm system, AOV Systems, Emergency Voice Communication Systems and Emergency Lights across several property's.

The information received from Ellie Andera Murphy and others in the office is always complete.

Relationship with Zone

We deal with Ellie-Andrea from Zone quite regularly regarding sites which we attend.
During my time of dealing with Zone and Ellie-Andrea, I have always found her to be extremely helpful, polite and accommodating. She also has a great sense of humour!

Finally a good property management company

Zone recently took over the management of the estate where I live and have to say they are the best by far. Any feedback or comments I’ve made have been listened to and acted upon. Can’t recommend them enough

Great PM business

We have recently changed managing agent to zone property management, the transition has been so good and the level of service compared to our last agent is incomparable . They are always responsive and have recently assisted in a large redecoration elevation project

Staggering Ineptitude!

The ineptitude of this Management company or rather, mismanagement is quite simply staggering. No projects are ever completed in a timely manner. I've been a resident at Blu Bracknell for over three years and only now have the common area carpets been deep cleaned! They were such in such an appalling state previously. The massive rat infestation continues to pose a serious problem to health and safety and especially children whose play areas are in the vicinity of the bins - after repeated requests to improve and secure the bin areas making them inaccessible to rodents - this only falls on deaf ears. The window cleaning service is likewise appalling and the lift is frequently out of service rendering life at Blu Bracknell impossible for the elderly or disabled. All of this is compounded by the spate of thefts and acts of vandalism at Blu Bracknell where residents frequently have parcels stolen from the common areas and Zone Management's reluctance to install CCTV to serve the best interests of residents and keep them safe. Lastly, Zone Management have embarked on a ludicrous scheme appointing Parking Control Management to monitor the car park and fining residents in the event their allocated bay is occupied by another vehicle and they’re obliged to park elsewhere in the residential car park. Zone Management are actually instructing residents to park off site on the main road adjacent to the apartment complex where visibility for oncoming motorists is extremely limited and posing a serious threat to life to any driver of a vehicle emerging or turning into the property. The alternative - as explained by Zone Management is for residents to purchase a "scratch card" and to park in a visitor bay! The purchase of scratch cards also applies to any resident wishing to have a visitor on site! And the number of scratch cards available for purchase (not cheap) annually is limited restricting the number of visitors a resident may have! Lastly and by no means least - Zone Management are advertising the rental of unoccupied bays to residents with a second vehicle for hundreds of pounds each month! Prior to PCM monitoring the car park in the early hours of each morning parking was never an issue at Blu Bracknell. Other issues .....intercom system has never been operable and visitors unable to ring the bell to my flat. The concierge I was promised who would receive parcels never materialised and who actually decides to place light coloured carpeting in common areas???!!!!!

Your review is not in context and provides false and incorrect statements

Parking control
We had complaints of people parking on curbs, pavements, blocking front doors and blocking fire doors. It was completely out of control. We had residents who wanted to enforce a stricter parking code on the site and it is something the freeholder wanted also. Unfortunately we cannot please all, but we needed to uphold the correct parking rules. You have your allocated parking space you bought with the property, to use additional spaces outside of this allocation is your responsibility and not ours. We actually approached the freeholder to
increase your visitor parking allocating from 4 to 14.

A ‘profiting scheme’ is completely false and our solicitors will be in contact regarding your claim and other false accusations. The freeholder owns the freehold of the spaces and wants to sell or rent spaces, this is perfectly within their remit. We never instruct people to park off site.

Pest control and bins
We have pest control on the development since we took over, but the site is the worst we have in terms of how the residents keep the bin store which heavily contributes to the issue. We secured the bin stores this year also, so your claim on not securing the bin stores is incorrect.

We now have a contractor attend the bin stores on a weekly basis to clean the bins and put the correct waste in the correct bins, they also collect bulk waste on a week let basis. If you could advise on how to ensure residents keep the bins in a good condition and put the correct waste in the correct bins, then please get in touch.

Carpet
We have been managing the site for one year so referring back to 3 years doesn’t make sense. Also the light coloured carpet was the developer’s installation and has nothing to do with us and will be added to our case. We also completed a carpet clean this week… so it is not in keeping with your comments

Lifts
We have a service contract with the lift manufacturer who installed the lift (for obvious reasons) the lift needs significant work which involves new parts to be ordered, to which is on a lead time. We have no control on this, unless you have any other suggestions?

CCTV
You purchased your property without CCTV. Unfortunately we have limited control of theft, other than ensuring all the entrances are secure. We are looking into installing this, but we cannot magic funds into the service charge. We need to have a good reserve to install a system that benefits the site.

Intercom and concierge
You are referring to issues to when you bought your apartment three years ago, we have been managing for a year…. You do not pay for a concierge. This will also be reported for false information provided on an online platform.

5) windows are much cleaner before the window cleaners have been
6) carpets in communial areas are disgustingly filthy
7) carpets in communial erraste equally disgusting filthy never been cleaned in 5 years
8) lift is out of service for weeks at a time
9) service charge get put up to what ever they want but nothing gets replaced
Overall very unsatisfying as all we get from zone there’s no money even though we pay quite a sum for this lack of service

Sorry you have written this review, but like your fellow resident on the review before, points are not a fair or valid reflection on our performance for the following reasons:

Bin area
You refer to overflowing bins, but that is the behaviour of people living on the site.

When we first took over the bins were nothing like we have seen before. We have a contractor attend the bin stores on a weekly basis to clean the bins and put the correct waste in the correct bins, this costs money

We have sent numerous reminders to residents and will need to increase the contractors visits to twice weekly, again costing the service charge more money. We have even purchased additional bins to try and help with the waste.

Pest control
We have pest control on the development but the bin situation is a major contributing factor towards this issue. We have also have increased the contractors visits. The contractor we have onsite is used on many sites of ours and they cannot believe the condition residents leave the bin store

If you could advise on how to ensure residents keep the bins in a good condition and put the correct waste in the correct bins, then please get in touch.

Intercom
You are referring to the intercom on purchase, this should be directed to the developer not us. We have addressed this via a section 20 and we are waiting for the funds to come in to upgrade the intercom to a wireless system. We have completed lots of projects like this on others sites, but it all depends on the sinking fund on the site. Unfortunately when we took over your site a year ago there was not a sufficient reserve to complete the works.

Carpet

Window cleaning
We have had two different contractors on the site and have had positive feedback on the last contractor, only today. We are always open to receive feedback from contractors following on from a visit.

The issues you have raised are completely out of our control, we respond quickly, so to have this review is incredibly disappointing considering the reasons above and how much time we spend on the site trying to fix these issues. The service charge is reflective on the costs incurred on the site.
