Moved property

I recently moved property and John Shepherd @ the Solihull Branch were the letting agents.
I have to say Shennay’s Customer Service was second to none and she could not be more helpful.
Nothing was too much trouble and she gave me everything I needed and made feel valued.
Absolute credit to the Company.

Avoid John Shepherd Agency – Unfair, Unethical & Exploitative

I had a very disappointing experience with this agency. I would give them 0 stars if that rating was available.They seem to work only for the landlord and completely ignore tenants. After our tenancy ended, they imposed unreasonable charges without listening to us at all.
They charged £1,599 for a lost window key that was never even provided to us. Instead of cleaning the carpet, they claimed it needed replacing. We lived there for only 8 months, yet they added charges for replacing the bed, mattress, duvet, pillows, carpet, sofa, window lock, and more.
Later, we found out the landlord wanted to sell the house, which explains why they replaced everything — but they unfairly passed the costs to us. To make things worse, they have provided absolutely no proof of any damage: no photos, no check-out report, no evidence of a broken bed, lost keys, dirty duvets, or anything else.
I strongly do not recommend this agency to any tenant on a visa, as they know we want to avoid court proceedings before ILR and use this to pressure tenants with threats of court cases. This behaviour is extremely unethical.
Tenants deserve fairness, honesty, and proof — not intimidation and excessive charges.

Customer care for Tenants NILL

Customer care for Tenants NILL ! Even after a 25 year tenancy with the same Landlord.
Shepherds shirk their responsibility of looking after tenants. They only look after their own pockets and bump up the bill to the Landlord. DO NOT USE UNDER ANY CIRCUMSTANCES!
You’ve been Warned. My Negative experiences with Shepherds is as long as War and Peace !

John Shepherd & Millie

I have found John Shepherd to be professional to deal with when I rented the lovely apartment in Henley. In particular, I found Millie to be efficient when checking me out … I found her professional with excellent communication skills. I will be asking Millie to help me in the future to source another property once I have sold.

Treated with respect.

Most of my contact has been through Maisy. The requests I have made have been handled promptly. This is an ongoing business and must have got quite tiresome but Maisy always treated me with respect.

An excellent service from JS in Solihull

I purchased a flat through JS in Solihull and Joseph, Natasha and the team were excellent in terms of accommodating visits, keeping me informed of the process and pushing solicitors.

We purchased our second home through John Shepherd, great agent, we dealt with Natasha who was super helpful and always ready to assist with queries. Whole process from offer to completion was 8 weeks (no chain) with a super smooth experience! Would highly recommend them.

LANDLORDS BEWARE !! Unreliable Management and Substandard Contractors

I would strongly advise landlords to avoid this agency. In my experience they provide very little support and seem more interested in collecting fees than actually managing properties. Maintenance issues were handled poorly, and using unreliable contractors whose work was substandard. If you are a landlord looking for a proactive, professional service, I would recommend looking elsewhere.

Awful experience

Awful experience. My family and I rented a house with John Shepherd in Knowle, for a year whilst building a new house. The first issue we experienced was the main bathroom shower did not mix water so was either hot or cold, then the tiny ensuite shower worked with a small trickle of water - as a family of 5 we had to survive with the en-suite shower (with a trickle!) for nearly 6 months whilst the landlord and John Shepherd dragged their feet resolving the issue. The property was old & tired and fitted furniture literally broke in our hands with cupboard fronts coming off, which we had to 'live' with throughout the rental. However, the worse issue we experienced was the returning of our deposit. We chased and chased for this, no-one proactively got back to us. Eventually after nearly 2 months we had a response that some of our deposit was being held back due to perceived uncleanliness and a few weeds and overgrown hedges in the back garden - despite many, many emails and phone calls we did not receive evidence to back up the claims and it took months to get any of our deposit returned, eventually resulting in £900 being held back without any evidence. We took the case to the Tenancy Deposit Scheme and won outright - our deposit has just been fully returned - this is 4 months after our tenancy ended. The staff members at John Shepherd were useless, never returning calls or emails. Good luck trying to talk to anyone - the answer phone is constantly on and emails not replied too. Hugely disappointed with our experience and disgusted by the unprofessional set up. I would strongly recommend not using this agency and if I were a landlord I would avoid at all costs as tenants are not looked after correctly.

Avoid John Shepherd at all cost!

If you looking at letting with John Shepherd I would seriously think twice! firstly it is really hard to get through, secondly the attitude on the receiving end is not friendly at all! The service is appalling and very disappointing. There is no compassion in the way things are and have been handled and dealt with. My shower broke on a Friday and I was assured someone would come out on the evening or Saturday morning. I have had to pay someone privately just to come out and take a look. John Shepard maintenance have then had the cheek to email me Monday PM after their lovely weekend to see if I can send further information re the shower. They just can’t get the basics right! My landlord is a brilliant person who has been very supportive and has now questioned why he has trusted his property in their hands. We have had nothing but trouble. They are keen to take the rent upfront but the assistant from them had been shocking. I would never recommend this letting agency to anyone. They have caused me nothing but stress. I have had to make alternative plans which has not only added extra costs but ruined my weekend. I am very disappointed feeling let down and disheartened. I hope they can understand how this has made me feel and other people who have been in this situation. My question is how would they feel and respond in my situation.
