If I could give 0 stars I would. I paid for a ‘fully managed’ service for letting out my property. The last tenant destroyed my property in the 10 months that they were there. The agent completed a review at 6 months and stated that although untidy the apartment was in an OK state. So then this would mean that the tenants destroyed the apartment in 4 months! Trying to speak to someone was almost impossible, I got the standard, “it’s not me it’s so and so you need to speak to” I ended up complaining to the senior manager who, whilst appearing sympathetic offered no real support. To find that the tenant was on a ‘nil deposit’ scheme and that when trying to claim against John shepherd for the damage, I was told we will only cover their part of the carpet/ curtails / wall that are damaged! And also apply standard wear and tear, where 10 months prior the apartment was in ‘showhome’ condition? So what was I meant to do, cut around the damage and replace that piece of carpet/curtain! An absolute disgrace. I would urge anyone looking to use this company to avoid at all costs! My property manager, Tina Margetts was absolutely awful only contacting me when there was a problem, not interested when the tenants left my apartment in an appalling state.
Update ***Following your reply below, perhaps you should have a chat with Jack Spellman, who I met and formally complained to. I am sure he can fill you in with all the details you need! I have no intention with engaging with your company any further.

Tenants exploiting agent!
If we could give NEGATIVE stars it would be more appropriate for John Shepherd.
We as a couple rented a one bed room flat from John Shepherd Solihull branch in August 2023. There were many basic issues including no heating, moulds however, they never bother to fix those even after reporting several times. Moreover, they were trying to increase our rent from £900 to £1150 which was more than 27% increase within 12 months period, breaching the terms and condition of tenancy agreement. As we refused their unlawful desire, they were trying to evict us from the flat along with our new-born baby. We had been living in that flat about a year and a half and we used to paying rent on time in every single month and complied with all T&C on the Tenancy Agreement throughout. Emma Moran, who was our flat handler in John Shepherd Solihull, was such unprofessional and hostile and she started to harass us with our rightful deposit at the end of our tenancy with her fabricated claim and evidence.
We left the flat on 17th January 2025 and today 28th April 2025, after over 3 months later we receive just a little portion of our deposit back!
We recommend NOT JUST TWICE but think many times before rent property from John Shepherd if you don’t want to be exploited and lose your deposit.

I used John Shepherd Collection to sell my house, and they were exceptionally professional, friendly, and skilled. Selling a house in a challenging market is difficult, but they persevered and provided excellent advice throughout the process. Harry Moore was exceptional, and when he was unavailable, Natasha Anklesaria also did a fantastic job. Happy customer!
We used this company to find tenants for our flat and were pleasantly surprised by the great service we received. The communication was great, I didn't have to prompt them or remind them about anything, and they've even responded quickly and efficiently to a couple of queries I had after their job was complete. I can't fault the service, would definitely use them again, and can highly recommend them. I dealt mostly with Sana but got the same level of service from her colleagues too.

Absolute Shambles
My experience with John Shepherd Lettings has been nothing short of abysmal. If you are considering using them to manage your properties, I strongly advise against it. Since their acquisition of Xact Homes last year, the level of service has deteriorated significantly.
Basic responsibilities, such as conducting property checks, facilitating smooth tenant checkouts, and maintaining clear communication, are consistently neglected. The service is unreliable, and the staff are unprofessional and unhelpful.
If you’re looking for a letting agent in the Solihull area, I highly recommend Love Property. Their service is exceptional and far superior to anything John Shepherd offers.
Be warned—John Shepherd Lettings is simply not worth the hassle.

Some people know how to do it.
John Shepherd acquired our previous letting agent last year. It has taken them some time to integrate the different operations. During this time we dealt with several people with various leves of frustration and difficulty. The higher management do a great job in insulating themselves from mere customers and despite suggestions on the website could not be contacted.
The arrival of Maisy Smith was an extremely welcome relief. She is courteous, helpful, efficient, effective and demonstrated exactly how the task should be done. Her example should be copied throughout the business.

I found them suspicious
I contacted this company about a flat for sale in Burton on Trent. No answer, so contacted again, left a message, odd response saying they were Aquire? No answer. I looked at the advert, odd that its a Derby number for a Burton Estate Agent. So I looked up the Burton number, they said they dont deal with sales, I will be contacted. They didnt. So rang again and I was put through to sales after hearing they were Aquire again?
So spoke to sales and asked about the flat.
The email response had a Birmingham number?
So I checked to see if they were registered as an Estate Agent in Burton on Trent, they were not, I checked on here, no reviews under the drop down to which branch to review.
I was suspicious, I had seen so many numbers, so few answers.
I checked out the company, looks like a company (Aquire) just sold to a larger company John Shepherd) although only having one property for sale?
I was now very suspicious.
So checked some more, looks like they are a letting agency and sales are handled by other branches if they have any. Derby had 4.
The company is part of the Lombard group the trading name for Chianti holdings, then some connection to Chianti Bidco and one director who had been associated with directorships of 109 previous companies in 18 years.
On checks with company house all appeared legal although they are not registered as Estate Agents in Burton on Trent, so I checked with National Trading standards asking about their legitmency

I have checked the details you provided for your agent using the online property agent checker Search the Property Agent Checker - National Trading Standards and this does not find any current redress membership for Acquire Sales & Lettings.
Acquire would however appear to be a trading name for John Shepherd Lettings Limited who, in turn, appear to be owned by Lomond Property Lettings Limited, registered in London. Lomond are members of The Property Ombudsman Scheme.
Given the complexity of the corporate structure, I will refer the matter to The Property Ombudsman and ask for their views on the membership position.
So in order to check this company out I had to go through that. Even then there is no direct answer and they appear to be a letting agency.
I had meanwhile offered on the flat they had. I was then asked to pay for my ID check? While I understand that an Estate Agent has a legal obligation to check IDs it was the first time I had been asked to pay and I really was very suspicious.
I refused to pay although had supplied my ID information. They meanwhile said the property had another offer which despite me having received an acceptance of offer letter was taken. Normal phrase is gazumped.
I just dont trust companies like this. I felt suspicious and nervous throughout.

The service was pretty good, email responses were very quick which is really good. I did however have to ask for updates along the way when things fell quiet for a period of time. It would be useful to receive at least 1 update every 2 weeks to keep people up to date. Everything else went well. Thank you !
Still waiting for my deposit after 48 days.
48 days now after leaving one of John Sheperd rental properties and l am still waiting for my deposit. It should have been paid within ten days. Tina Margetts is dealing with me and she is completely useless at her job. Looks like l will have to go to court to sort this out. l am completely pissed off with this company and Tina.

My experience with John Shepherd is my first real experience using an estate agents, I saw a listing pop up and got in touch the very next morning they booked me in for a viewing immediately and the two people (can’t remember their names I’m afraid!) were so lovely. After putting in my application I then got contacted by Sana, she was amazing from start to finish. I was having troubles with getting my work to reference my application and it kept falling through due to miscommunication but Sana remained patient and efficient which was helpful as I was stressing out. I would definitely recommend the John Shepherd team in Solihull!
