Avoid at all costs
It took over a year and still no mortgage in place so I had to go to another provider. Very slow and difficult to work with- take my advice and never use this company as I certainly never will again, even if they are the 'cheapest'. It got to the point where I had to complain about the complaint because it took a long time for anyone to get back to me!

Side business
Broker gets all tax returns etc. and finds Landbay who are happy to lend. Pay broker £495. Landbay underwriters happy with the type of property etc. Pay £395. Pay £750 for survey. Surveyor gives a bad report every part disproved.Amongst other inaccuracies said HMO rooms wrong size despite LA willing to speak to him and explain HMO rules. They will try to say it didn't meet Government guidelines for HMOs despite being sent the guidelines and proved to be suitable. No part of the report was accurate.Broker says none of what happened made sense. A waste of £1680. Nice work if you get it

Unfortunately, your HMO did not meet our lending criteria in several areas, including the government's national minimum space standards. We follow government guidelines to ensure the long-term suitability of the loan.

Keep up the good work Landbay
As a broker I work with many BTL lenders and often processing times are 3-5 working days and you don't have direct access to the underwriter to the case.
Not the case with Landbay so just wanted to mention quick replies and turnaround times from underwriter David Rann, especially as we had to amend an offer that was already issued. From request to new offer less than an hour or so? Fantastic service!
