My experience with Leaders agency over the last 3 years has been terrible to say the least. I rented a flat in Kenilworth which was in a bad state when I came in with overgrown yard with trees, dirty toilet with limescale as thick as 2 inches inside (worst limescale I've seen), blocked kitchen sink, a broken washing machine and dysfunctional heating system. I contacted them for months and it took over 3 months to finally unblock the sink, replace the washing machine's motor - they had almost insulted me that I was bothering them and that there was nothing wrong with the machine only for the engineer to say it was a 'dead machine', and then replace the boiler meaning that I didn't have heating, could wash my clothes or could use the kitchen sink through the autumn 2021 (moved in in September) till almost December. The house was never checked after the previous tenant and it had been empty for a while but the agent told me that this wasn't their responsibility to make sure everything was in good condition before another tenant moved it. I had to repair everything from falling cabinets that were old to the shower head that fell off to the toilet handle that just snapped from being old to the fence, yes, I installed a four panel fence with my neighbour (which they never thanked me for) and also painting the shed. It took them almost 7 months to fix my living room heater meaning I was without heating through autumn and winter of 2023-24. I have evidence of these including the hundreds of pounds I spent on the property when I got fed up with their negligence. I can't even mention everything here. Finally, after deciding that I was done with renting due to this experience, they advertised the house and exhorbitantly hiked the rent (over £200 - is this even legal?) without any renovations but yet they've refused to refund my deposit because someone thinks I didn't clean it enough, in comparison to their Photoshoped images, ignoring everything I did. I left the property 13 days ago and I'm still chasing my deposit which is typical of them. They hardly ever respond to emails or do anything and they'll later give excuses like, the person in charge was on leave or the work will be initiated which they never did. Please for your own mental wellbeing and that of your family, avoid Leaders with all your might as all they know is money and I wish there was a 0 ⭐ rating for the torment I've had working with them. Landlords beware too as your tenants don't get good service. I will let the world know how negligent and unethical you are and I'll go as far as the ombudsman or even council or courts to show you that customers do have rights too, especially to a fair service that cost a fortune. I'm not being unreasonable, I used Pittaway Thompson previously in Kenilworth and it was the best experience ever including my deposit being refunded fully 2 or 3 days after I vacated the flat in addition to first class support and services when I lived there.

Absolutely disgusted by this letting agency. My family of soon to be 5 have lived in the property now for almost 2 years...
House in general is lovely and is in a great area, however leaders are awful and lack customer service. The garage door has been broken and currently leaning against our neighbours fence since November 2023 (also full of asbestos). We have informed leaders of this as soon as this happened and nothing has been sorted since and we're now in May 2024. Baring in mind that when we first moved in we both had put our personal belongings in there (expensive) and it is now ruined because of leaks and the door being off. Oh and when Leaders did reply on the off chance, they said that the garage leaks were our problem not there's.
Many more things have been reported / emailed regarding the property and again nothing has been sorted. We do not hear from leaders at all unless it is to do with money and x2 inspections, one of which we were not informed about and they turned up to the property and tried to let themselves in... I was in the bath. This is illegal.
We are only currently staying here due to the signed agreement because we have no where else to live currently. But i can assure Leaders that when we do move, I will never be using their poor agency again.
There are many, many other issue but my poor hands wouldn't cope with the amount id have to say.
Disgusting agency, will never be using them again and I will be informing the new tenants once left of their poor service.

Natasha has cost us a lot of money by not being proactive and letting out our property.
We were keen for physical viewings to ensure that tenants were happy with the flat and communal areas (which are not shown in the 2 year old listing).
There was a clear reluctance to carry out physical viewings, with notes at outset such as; "it's a distance from Kenilworth to your property", "your current tenants are not keen for viewings", "virtual viewings are popular and the way most customers are securing".
After 3 failed physical viewings attempts (being blamed on the tenants intially), I expressed disappointment and noted lease terms. Natasha then suggested that it was the actual customers who cancelled.
Throughout these few months, we've being advised of misplaced keys on a number of occasions, which is very concerning. I recently waited over 2 hours at the branch for my keys, which was a pre arranged appointment. The keys were apparently with the cleaner, so I asked for the spare set, but told that these were with their colleague. When I expressed frustration about this ordeal by email, Natasha doubted that I was even waiting 2 hours because when I arrived I had seen her. Whilst that's true that I did see Natasha when I first came to collect the keys, it was Joe who was trying to get the keys from the cleaner 2 hours later. Jess was also in the branch, so I challenged Natasha about her doubts and she suggested that she was "out back", which is how she knew what times I was there. Offended, I asked her to confirm timings (I had them from phone messages and parking receipts), to which she responded "it was a long time ago now, I don't just remember these sort of things".
I did express to Natasha that this service reeks of incompetence and has cost me money. This is a fully managed paid for service and sloppy doesn't even cut it. I appreciate the rental market is booming, but I am still a paying client at the end of the day.
After finally sorting tenants (online, and after tenants had vacated), a few weeks had passed and I let Natasha know that I was still upset that no tenant was sourced in a timely manner, despite me flagging concerns with the service months prior to the tenants vacating. We contacted Leaders around 4 months prior to tenants leaving to ensure that enough time was allowed to carry out viewings with plenty of notice for the tenants (although lease states 24 hours notice can be provided).
Natasha asked "why I was still going on about this matter and that she'd provied her thoughts by email already?" I emphasised (with a frustrated tone) that she had cost me money due to incompetence, and that our attempts at being proactive should not have even been needed because this was a fully managed service. I dread to think where we'd have been today had we not kept following up with matters.
At this point of the phone call, our new tenant had moved into the property and had been there for 24 hours. I asked if there were any concerns or queries raised and asked if the move went OK. Natasha said "I've not heard anything, so I assume so and no issues".
I started laughing. Overcome with disbelief at the lack of care (and service) to both me and the tenants, I expressed that this service was a joke and that I wanted to raise a complaint.
Nattasha disconnected the call and refused to speak with me. I phoned back straight away and left a voicemail to note that my intention was to raise a complaint and that she can't just ignore me - it's unprofessional.
A few minutes later, her colleague, Joe Sutton, emailed to note that Natasha had left the office for the day, and that I should contact the property manager, Neil, if I have any further queries.
Coincidentally, Neil, rang me 5 minutes after the email from Joe and I assumed it was linked to the email chain and telephone call; it was not.
Neil had rang to note that the new tenants had raised some concerns since moving in and asked if we could assist him with the queries raised.
Whilst disappointed that Natasha hadn't flagged in my call when asked, I focused on being pleased that Neil had at least had the courtesy to proactively contact me to try and resolve. There was hope.
Neil is still working through some things, which were flagged in the check out report. Quotes are required to support if and what costs may be debited from the depsit scheme (property damage found). Sadly, the quotes have taken weeks to be obtained, which is unreasonable, but Neil has apologised and accepted that it's taken longer than they'd hoped.
I am nervous that this may prejudice our psoition as some items are still not quoted for and timescales are breached for returning deposit scheme money, but we'll wait and see.
I am awaiting a final response from Leaders and likely to pursue to the property ombudsman if not resolved locally.

Although we liked the estate agents as people, we weren't overly impressed by the whole process. After viewings we expected to hear feedback, to which we usually had to chase them for. Then when we thought we had took the property off the market, suddenly we had an offer. We had no idea viewings were even still going on.
We rent a house from Leaders Kenilworth since August 2022. The maintenance teams did not answer to maintenance requests. We have had many problems since we moved into the house and the Leaders fails to response to almost all of our requests. We have to report our situation to the Warwick council to get they to solve our problems. AVOID this agent if you can.

As a new Landlord to Leaders from day James from the Kenilworth/ Coventry branch came out to view the property his service and manner with no doubt stood out and was far superior to other agents. Throughout the onboarding process Leaders have kept us informed and been extremely patient with us due to the state the property was left in by our previous tenants. James has been extremely helpful and very prompt at replying to all our queries.

Update: I won the appeal with TDS, the exact amount I asked to be returned to me from my deposit has been refunded by the decision of adjudicator who was fair and just! I’ve filed a court claim against them and someone representing them sent me an email saying they will refund me full amount of my claim as a “gesture of good will”! No apologies, no sorry, not anything because they believe they were not in the wrong WITH THE LAW SAYING OTHERWISE. I’ve recently got a job and I am working 9-5 so I was stressed about having to go to court anyway as I have a toddler too so I accepted their offer but I just wanted everyone to know that you DON’T MATTER. You could pay your rent and be an exemplary tenant, they don’t care about people!
I have never seen more selfless and useless agency in my entire life.
I moved into a property advertised by them in 2017 and then realised how dirty and dusty the carpets were. They came in, did a property report and even add notes on the report saying the carpets needs to be changed them never got back to me. I moved out this year in 2022, at first they give me 6 months notice and then changed their mind to two months and as you can imagine it is really hard to find a house in such a short time. I was stressed me and my husband trying to find a house and God helped us find one just a day before the notice. We left some items at the basement of the building of flats which were my son’s electric car for which we paid a lot of money and some other item of his; neighbours were all aware of these and that we would come back for them. We give the keys on Friday and they removed the items in weekend. I confronted them and the agency blamed the landlord then landlord blamed them. They went against the law and they had no idea that such law even existed until I bought it to their attention. When I first called them they were so rude and mean saying that it’s not their problem. the Torts (Interference with Goods) Act 1977says: Reasonable attempts must be made to contact the tenants, it is important the landlord or agent keeps records of attempts made to contact the tenants. Which they haven’t. In addition to that, they want to keep my entire deposit for some works that the apartment needed work on and some of these were wear and tear present in the original property report and wanted me to be responsible for this. They said they will not reimburse me for MY belongings because it’s not part of the original inventory. Then WHY removing them and take them as if they were yours and not even ask me if I still need them? These were my 3 year old son’s belongings and they just took advantage of us being a young family. I applied for TDS for my deposit to be returned to me and then I will file a report to City Council to take them to court for not complying to the law. Don’t believe them if they are replying to say that they tried to get in touch or that they are sorry. Because they are not!! I already tried to get in touch with their superiors and they did nothing about this. They owe me £300 all in total excluding the fridge and office chair that they removed from the inside of the apartment.

We (landlords) originally had 4 properties let with Leaders Kenilworth and due to ongoing gross incompetence at both local office and regional level, we have moved 3 of our properties to another agent over time. These have been the best moves ever.
There is not enough space here to list the criticisms of Leaders Kenilworth. Landords "BE WARNED" they are completely useless. Do your self a favour and use any other agent as they just couldn't be as bad!

Recently had a change of circumstances with my living requiring me to stay at my current property after already giving notice. I spoke to Harry Hayes who was extremely understanding and reached out to the landlord on my behalf and helped me out making my life so much easier. In my past experience with lettings agents many wouldnt have even bothered and would have just said no so it was a refreshing change.
