The reason for this high accolade is between the three agents I used to sell my property was, they were effecient with taking very good pictures of the property, and getting it on the market.
I would use Regal again without hesitation.
Really, really bad experience
I was a student in Canterbury in the early half of this year, renting from Regal Estates.
At the end of the tenancy, I moved out of the property in early June and when I did I cleaned. The last of my housemates to move out was C (for privacy reasons) and he did a thorough clean of the property INCLUDING light sockets etc- the whole shabang.
C has moved out so there is no one left in the property, we have all handed in our keys.
About a week later, we get an email saying that the landlord would like to make deductions to our deposit. They said that the landlord wanted to take off money for the doorbell not working, the garden not being clean and the house being unclean. We disputed the first two as
1- The doorbell was broken on our arrival in September 2017 and we noted this in the itinerary
2- In November 2017 the landlord said "don't worry about the garden" as she was going to pull it all out.
The cleaning we accepted as we knew it may not have been 100% to regal's standards.
I emailed them back with all of this. They accepted the disputes, all seemed good however, this is when the communication stopped.
I kept emailing to no avail- when I would ring up I was told that our property manager was "unavailable" and "best placed to deal with the issue", essentially the PM was sick and no one else could help. This went on for WEEKS.
In about August/September we got an email detailing the charges for the cleaning, this was £380 which was thought was extortionate for what was required.
I emailed and asked for an inventory which the agents happily sent. From the pictures, we immediately knew what had happened- the landlord had lost money due to the disputes we had raised and so, in order for her to try and recuperate the money she lost, she bought the builders in after we had moved out, THEN bought in the cleaning company and wanted to make us pay for their mess (i.e. boxes, lots of dust and debris etc).
This is why we hadn't had any contact- the agent was waiting for the builders to finish their work before they could get back to me with a price.
I was stuck between 1 or 2 stars but in the end I decided on one (although it is in the middle). The staff were never rude but the situation was totally unacceptable- the agency should never have let the landlord do that. They did not stand up for us, the students and if we had not persisted we would have been made to pay it.
I will also note that this case almost went to mediation however at the last minute the landlord agreed to pay half of the cleaning costs so we did not have to pay so much. After all the hard work we accepted it- it was still not ideal but we just wanted our money back.
AVOID this company at all costs.
Edit: Replying to your reply
1- How come then, we did not receive any communication from you till the builders had been in and the cleaning company had cleaned?!
2- Why was the cleaning carried out after the builders anyway? We shouldnt have had to pay for that what so ever.
3- What should have happened is the cleaning company cleaned, THEN building work was carried out then they cleaned again, we should have paid for the first initial clean. The landlord should have picked up the second clean in full as it was their choice to have building done on the property.

I can only assume that all the positive reviews are fabricated as they are the worst company I have ever dealt with.
We applied for a property and had an issue with a landlord where we were living abroad. He would not provide a reference as they are not duty bound to do abroad. This is quite normal and all other estate agents (we have spoken to retrospectively) would try to find a solution. Regal lettings told us that we could use one of our previous landlords (although they fiercely deny now that they said this). So basically they sent us on a merry dance to try and obtain references from previous landlords (which was not easy as they were retired). After almost 2 weeks they then turned around and said all of a sudden that the reference needed from our current landlord or not at all. This was all going on during our holiday so we couldn't relax at all. I've subsequently tried to complain and request a refund of agency fees (as most other estate agents would). They just don't answer the questions and tell more lies
I'm sure they will post a response to this defending themselves and mentioning how none of this is true, but consider this - what reason would I have to lie, other than to warn other potential customers?
Regarding Regal Letting's response where "they assure me that they do tell lies." I was told on the phone that a reference from the "many" landlords I have had in the past would be fine. This turned out not to be not true, or in other word, a lie.
Regarding that you answered all requests - No you did not answer all requests. Questions you don't like you have avoided answering and answered a different question... or just blamed it on the referencing company

Impressive
Having just purchased a property marketed by Regal, the biggest compliment I can pay to Keri and the rest of the sales team in Canterbury is that I would definitely want them selling any property of mine in the future. Keri worked hard for her client and was always quick to respond to answer any questions. She made the whole conveyancing process fast and efficient. Her colleagues provided a professional back up service. This is in stark contrast to my previous experiences with most other agencies.

These morons are a bunch of incompetent and over paid drips. James the store Manager is as good as a used stamp. There is a nice girl there but she can only go on what she is told and thats not that much as James will cover his mistakes up and the poor person selling there house is stuck in the middle. My wife and myself have now got no new home in Aylesham due to James. How this company got and award in 2017 baffles me as there could have only them that must of entered as my new born has more sense than this manager of the branch in Canterbury. I have asked for the boss of this company to call me but I guess he must be really busy counting his money somewhere as his fingers can not press buttons on a phone?.
